    Very pleased with Summerset care

I placed my parent at Summerset and I'm very pleased. The community is clean, bright and home-like, staff are warm, caring and communicative, and the owners are hands-on. There are plenty of activities (bingo, movies, live music and socials), good meals, secure grounds and roomy, well-kept apartments with timely medication and attentive care. I would definitely recommend Summerset to other families.

    Summary of reviews

Overall sentiment in these reviews is highly mixed: a substantial number of reviewers praise Summerset Assisted Living for its warm, family-like atmosphere, caring direct caregivers, clean and inviting spaces, and a variety of activities and services for many residents. At the same time, a significant set of reviews report serious concerns about staffing, safety, and care coordination that materially affect resident well‑being. The volume and intensity of the negative reports (pest infestations, medication errors, alleged theft, residents found in pajamas or sedated, and staffing shortages) create a pattern that potential families should weigh carefully against the positive experiences others report.

Care quality and staffing: Reviews range from descriptions of “excellent caregivers” and “timely medications” to detailed allegations of medication mismanagement, unsafe patient-to-caregiver ratios, and extremely short staffing (reports of three CNAs and one nurse covering long shifts). Several reviewers described high staff turnover and inexperienced or agency staff, while some long-term employees and family members praised specific caregivers and owner involvement. This creates a bifurcated picture: when staffing is stable and engaged, families report strong, compassionate care; when staffing is thin or inconsistent, reviewers report missed care, unsafe conditions, and poor clinical oversight.

Safety, infection control and cleanliness: Many reviewers explicitly praise the facility as clean, fresh-smelling, and well-maintained; others report serious sanitation and pest problems including bedbugs, cockroaches, rats and gnats, as well as blood/soiled beds or waste left on floors. Those latter reports also include allegations of poor Covid handling and infection control lapses. The coexistence of both positive and very negative cleanliness reports suggests either inconsistent practices across units/shifts or management struggles to maintain standards consistently.

Memory care and activities: Activity offerings appear robust for many residents — bingo, live music, socials, devotional services, exercise classes and special events were frequently cited. However, many reviews specifically call out memory care as inadequate: limited programming (TV-only Memory Lane), lack of outdoor time, and concerns that higher-acuity or dementia residents were placed where staff expertise and supervision were insufficient. Multiple reviewers advised that Summerset may be better suited to more independent seniors with moderate care needs than to residents requiring skilled nursing or intensive dementia care.

Facilities and dining: The facility gets repeated praise for a homelike environment, comfortable apartments, on-site laundry, a secure campus, and an engaged chef who adapts meals to preferences. At the same time, there are recurring comments that meals can be institutional or bland and that portions can be limited. Some rooms were described as dated or in disrepair (damp carpet, damaged blinds), again suggesting uneven maintenance.

Management, communication and transparency: Several reviewers applaud hands-on, family ownership and active management rounds, noting good communication and responsiveness in those cases. Conversely, many families reported poor communication, difficulty reaching staff, discouraged visitation early after admission, disjointed tours, unclear pricing and missing written policies at move-in. There are multiple specific complaints about billing and fees being nontransparent (community fees cited around $2,800–$3,300 and additional community charges), and some reviewers described the facility as expensive relative to the level of care provided.

Allegations of neglect, theft, and accountability failures: A concerning cluster of reviews alleges theft (jewelry), lack of condolence or appropriate response after deaths, residents being sedated or left unattended, and little accountability from management. Some reviews go so far as to call out fake or agency-generated positive reviews; others describe security events such as vehicle break-ins. These are serious allegations that, if representative, would indicate systemic issues. At the same time, many families explicitly contradict these claims and report that management handled issues well and that residents were safe and happy.

What to take away: The pattern across reviews is one of considerable variability. Pros include a warm, family-owned culture with many compassionate staff members, a secure and comfortable campus, and an active social calendar for many residents. Cons include repeated and serious allegations around staffing shortages, clinical safety (medication errors), sanitation/pest issues, poor communication, nontransparent fees, and inadequate memory care. For prospective residents and families the practical recommendation from these reviews is to perform very careful, specific due diligence: visit multiple times at different hours (including evenings and weekends), ask for written policies and staffing ratios, verify pest control and infection-control records, meet the nurses and CNAs who will provide day-to-day care, request references from current families in the same care level, and get all fees and services spelled out in writing. Where residents require higher-acuity nursing or advanced dementia care, several reviewers recommend considering alternatives with stronger clinical staffing and clearer dementia programming. Conversely, for families seeking a warm, family-run assisted living for a moderately independent senior, many reviews indicate Summerset can be an excellent fit when the right staff and management are in place.

    About Summerset

Summerset Assisted Living sits at 3711 Benjamin E Mays Dr SW in the Fairburn Mays neighborhood of Atlanta and serves adults age 55 and older with a warm, family-focused approach where residents can choose from apartments, townhomes, single-family homes, or condos, all within a secure gated campus with outdoor patios, gardens, courtyards, a goldfish pond, fountains, and walking paths that make for pleasant views on daily strolls, and for those who like pets, some are allowed here, which is always nice for company. Residents get help through various care levels, including the Helping Hands and Tender Loving Care services, and can stay in studio or semi-private apartments, some with private bathrooms and kitchenettes, while the place itself offers both assisted living, memory care for Alzheimer's and other dementias including their "Memory Lane" program, adult day care and adult day healthcare, and short-term respite care for times when families need a break after surgery or illness. Utilities are included, and the rooms come wired for cable and internet, plus the grounds include parking, a garage, laundry, and housekeeping, which take chores off the list and allow more time for activities like Nintendo Wii bowling, musical groups, story time, arts and crafts, book discussions, cooking clubs, game nights, and even Tai Chi, and there are off-site trips to parks, museums, restaurants, or Emory University if someone wants a change of pace. Meals are prepared by chef staff and served in the restaurant-style dining room with nutrition in mind, and for snacks or hobbies, the communal areas bring people together indoors with a lounge, TVs, a library, beauty and barber services, a movie theater, and a recreation room for socializing, plus there are opportunities for personal and spiritual growth with religious, meditation, fellowship, and devotional programs in English, French, and Spanish, both onsite and offsite. Summerset provides skilled nursing and has a nurse on staff 24 hours, along with in-house pharmacy, medication administration, physical therapy, and help with daily living, which means residents get what they need while keeping as much independence as possible and aging in place with dignity. Safety stays front and center, with controlled access, emergency response systems, security staff, and access restrictions, including times with no visitors to protect health, as well as features that make living here easier for those using wheelchairs or walkers, like full tubs and roll-in showers. Transportation, both complimentary and at cost, helps with errands or doctor visits, the busline is close by, and financial help's also available, with options for cost assistance and guidance on VA benefits, including discounts for veterans and their spouses. Summerset's open traditional architecture, natural light, friendly staff, and social atmosphere have made it a steady presence in Atlanta for over 20 years, reliable for families needing different care types like short-term respite, adult day programs to provide stimulating daytime oversight, reliable memory care, active recreation, and personal support, with everything geared toward comfort, safety, and letting folks enjoy their later years among friends and helpful caregivers.
