    Beautiful community, poor management, beware

I love the beautiful, clean community, spacious renovated apartments, convenient location and the nonstop activities - many staff (especially Melissa, Leigh and a few others) are warm, helpful and responsive. But management has been a major problem: rude, inattentive and inconsistent, with poor communication, cuts to meals/activities, overpriced/oftentimes inedible dinners, maintenance delays, mold/pest reports, cable/internet outages, smoking at entrances and no after-hours staff while rents rise. Great place if leadership changes - otherwise I'd be cautious.

    Summary review

Overall sentiment across these reviews is mixed, with a pronounced split between strong praise for front-line staff, community life, and amenities, and serious criticism targeted at management, building operations, and some basic services. Many reviewers emphasize that Hanover Place offers a warm, active, and well-appointed independent living environment: clean common areas, attractive and remodeled community rooms, a busy activity calendar (bingo, crafts, exercise, movie nights), an on-site theater with popcorn, a salon, library, fitness facilities, and pleasant outdoor spaces. Multiple residents and tour visitors report spacious apartments with full kitchens, convenient proximity to shopping and medical services, good parking, and a friendly resident community. In many accounts the staff are the property’s strongest asset—frequently described as kind, attentive, and helpful— and several employees (notably Melissa, Leigh, and Jasmine) are singled out for exceptional care, programming, and personal attention.

However, an equally consistent theme is dissatisfaction with management, administrative follow-through, and building operations. Numerous reviews document a decline in service and amenity levels associated with a management change: cutbacks in activities, canceled breakfasts or happy hours, reduced staffing after-hours and on weekends, and additional charges being introduced (for TV in bedrooms, lights, meals, etc.). Management is often described as unresponsive, dismissive, or neglectful, with several reviewers using stronger language (rude, arrogant, incompetent). Communication problems recur—residents receive short-notice changes to meetings/events, inconsistent notice about lease and move-in dates, and delayed or no responses to maintenance requests.

Facilities and operations show a pattern of strong presentation in public spaces but uneven performance in day-to-day building systems. Many reviewers praise the spotless lobbies, remodeled community areas, and well-maintained grounds, yet report operational problems in private amenities: washers that leave clothes smelling, dryers frequently broken, intermittent or repeated cable TV outages, slow or unreliable AT&T internet, a broken fob/mailbox system, and sporadic heating failures in some units. Health and cleanliness issues surface in a minority of accounts—reports of mold in showers or building-wide mold painted over, pests (bugs and mice), and some filthy carpet in units—raising concerns about consistent maintenance and timely remediation.

Dining feedback is mixed to negative. While the community offers a bistro and continental breakfast, many residents describe the breakfast as low-quality or stale and note that meals are limited (often breakfast only on weekdays). Optional dinner services exist but are criticized for being overpriced and sometimes inedible; some residents complain about being charged for items they previously expected to be included. Financial transparency and value are recurring concerns: several reviewers cite rent increases, extra fees, overcharges, and a sense that the community is expensive relative to the level of care and services currently provided.

Safety and staffing after-hours are notable concerns. Multiple reviews mention that after-hours management or security presence is not available, creating unease among residents who expect at least a night staff. Incidents such as smoking close to main doors, broken access systems, and slow responses to urgent maintenance (heating failures, mold) contribute to this perception. At the same time, many residents feel safe and describe a community feeling of security—indicating that experiences vary by building area and time period.

There are clear patterns over time: several reviewers say that Hanover Place was excellent previously but that quality declined after new management took over more than a year ago. Reports of service reductions, staffing changes, diminished activities, maintenance backlogs, and rising costs appear clustered around this management transition. Nonetheless, many long-term residents and recent tour visitors still report very positive experiences—particularly praising caring staff, engaging programming, and clean, attractive communal spaces. This creates a condition where recommendations are contingent: the community is often recommended for its social life, staff, and amenities if prospective residents accept the price and verify current operational reliability; conversely, it is not recommended by reviewers who experienced management neglect, health/safety issues, pest or mold problems, or poor meal value.

In sum, Hanover Place is a community with strong strengths—friendly and exceptional front-line staff, rich activity programming, attractive common areas, and generally clean and spacious apartments—but it also exhibits recurring operational and managerial weaknesses that materially affect resident experience. Prospective residents should verify current management practices, confirm the reliability of internet, cable, laundry, heating and pest control, and get clear, written commitments about move-in dates, included services, additional fees, and staffing coverage (especially after-hours). Those who place a premium on active programming and warm staff relationships may find Hanover Place very appealing; those who require consistently responsive management, robust maintenance, and reliable building systems should seek concrete assurances before committing.
