    Warm family care, safety concerns

I appreciated the warm, family-run feeling, compassionate 24/7 staff and strong dementia care - varied meals, activities, and attentive caregivers genuinely improved my mom's mood and gave us peace of mind. That said, management communication was rude and inconsistent about charges, and we saw cleanliness, safety and training issues (accessibility problems, plumbing/heating concerns, and an improperly handled wound), plus limited life-enrichment at times. Overall it's a caring, value-oriented community with excellent hands-on staff, but be prepared to monitor administrative problems and safety closely.

    Summary review

Overall impression Reviews for Hillside Terrace Senior Living present a mixed but strongly people-centered picture: many families and residents repeatedly praise the staff, the family-run nature of the community, and the quality of personal care, while a substantial set of concerns center on aging physical plant, maintenance failures, and some troubling reports about management behavior or safety lapses. The dominant positive theme across reviews is interpersonal — consistent descriptions of kind, compassionate, patient aides and nurses who treat residents like family, strong 24/7 responsiveness, and notable success in memory care and end-of-life support. The dominant negative theme is infrastructure and operational reliability — plumbing, heating, generator absence, and other building maintenance issues that at times have direct safety and comfort consequences.

Care quality and staff The strongest and most consistent praise is for caregiving staff. Numerous reviews emphasize compassionate, attentive care: staff helping families feel relieved and residents comfortable, even at end of life. Multiple reviewers note that dementia care is excellent, with experienced social workers and knowledgeable staff, and several describe memory care as 'top-of-the-line.' Families appreciate rapid responsiveness, the ability to accommodate escalating needs, and help placing residents quickly (sometimes within 48 hours). Recreational therapists and activities staff receive praise for interactive therapy groups, piano and singing, outings, staff-made decorations, and opportunities for socialization. That said, there are occasional reports of unprofessional behavior from specific staff or managers, including rudeness, favoritism, clique-ish dynamics among some morning staff or shift leads, and inconsistent training for some nurses. A few reviews specifically mention alleged neglect incidents (bruises, inappropriate shoeing of a resident with a severe foot ulcer) — these are serious concerns that contrast sharply with the many accounts of excellent, compassionate care.

Facilities, maintenance, and safety Descriptions of the physical plant vary widely. A group of reviews describes the building and grounds as beautiful, with well-designed common areas, luxury dining, and serene outdoor spaces. Another substantial cluster describes an older, poorly maintained building with repeated infrastructure problems: blocked toilets, burst pipes, sewer smells, an old boiler making temperature regulation difficult, drafty dining rooms with high ceilings causing poor acoustics, and public restrooms in shabby condition. The community reportedly lacks a generator; several reviewers note that power outages have disabled call buttons and elevators, leaving residents in dark, cold rooms — a critical safety and comfort issue. Accessibility problems are also mentioned (barriers for wheelchairs, a small wing, confusing maze-like hallways, and limited easy access to outdoors from some floors). Cleanliness reports are inconsistent: many reviewers praise spotless housekeeping and a very clean facility, while others report musty smells, infrequent window cleaning, and rundown grounds. These contradictory reports suggest variable performance across wings, floors, or time periods.

Dining and programming Dining generally receives positive comments: reviewers frequently mention good food, variety of meals, warm dietary aides, and multiple dining options. Some call the dining experience 'luxury' and dignified. However, there are also notes of food restrictions for some residents and occasional dissatisfaction from families. Programming and activities are often highlighted — many residents enjoy bingo, piano and singing, outings, therapy groups, decorations and social events. At the same time, several reviewers say that although activities are offered, participation can be limited, or certain programs in memory care are insufficient. Low occupancy reported by some reviewers might contribute to fewer activity options at times.

Management, ownership, and administration The facility's family-owned/care-run model is repeatedly cited as a pro: several reviews praise the Litz family and on-site ownership presence, saying that ownership is accountable, hands-on, and creates a 'mom-and-pop' feel that is comforting. Many families explicitly recommend Hillside Terrace because management felt caring, accessible, and responsive. Contradictorily, other reviews accuse management or owners of being rude, dishonest, pressuring families for donations, denying access, or otherwise unprofessional. There are even mentions of investigations and multiple residents moving out, which raise red flags for prospective families. Administrative issues are also noted: poor communication about charges, billing difficulties, and inconsistent information for families.

Patterns and notable contradictions A clear pattern is the split between interpersonal excellence and operational/physical problems. Where staff-level caregiving is strong, families report improved mood and quality of life for residents, and many recommend the community. Where building systems and management conduct are the issue, reviewers report serious discomfort and safety problems. The variability suggests heterogeneity: certain units, shifts, or timeframes appear to deliver very high-quality, loving care in a pleasant environment, while other areas of the organization struggle with aging infrastructure, maintenance response, or problematic administrative behavior.

What prospective families should investigate Because the reviews contain both strong praise and substantial concerns, families touring Hillside Terrace should verify specifics in person and with recent documentation. Recommended questions and checks include: current status of recent maintenance issues (plumbing, sewer, heating), whether there is a backup generator and how power outages are handled, evidence of staff training and nurse leadership qualifications, incident/accident records and how complaints are handled, staffing ratios and turnover, examples of memory care programming and daily schedules, cleanliness and pest/odor control, accessibility for wheelchairs, and clarity/transparency of billing policies. Ask to see the parts of the building referenced by both positive and negative reviews (dining room, public restrooms, memory care areas) and request references from current families.

Conclusion In summary, Hillside Terrace appears to be a community with many strengths centered on people: warm, compassionate caregivers, family-run accountability in many reports, good memory care, and generally positive social and dining experiences. However, there are repeated and potentially serious concerns about aging infrastructure (plumbing, heating, no generator), inconsistent maintenance and cleanliness, occasional safety lapses, and mixed reports about management professionalism. The reviews collectively recommend careful, specific vetting: if the interpersonal culture you experience on a visit matches the many positive accounts, and operational risks have been addressed or are being actively managed, Hillside Terrace can provide excellent, compassionate care. If concerns about building reliability, safety, or administrative conduct persist, families should obtain clear remediation plans or consider other options.

The location is 1939 Jackson Ave in Ann Arbor, Michigan, right next to Hillside Terrace Memory Care, LLC, and the Litz family runs the place, with COO Nanya Litz and Chief Nursing Officer Amanda Harvey, BSN, RN, helping lead a longtime staff that people describe as kind, energetic, and always ready to help. Since the community started in 1968, the family's stayed involved, even including the family dogs, and that kind of involvement means residents often say the staff treat them with respect, warmth, and patience, especially those that need memory care or more help with daily routines.

Hillside Terrace Senior Living offers several types of care, like independent living, assisted living, specialized care, memory care, respite care for short stays, and even skilled nursing for folks who need that level of help, and you'll find a mix of living spaces, from studio and single apartments to two-bedroom units, each with private bathrooms and kitchenettes or even fully furnished homes meant for comfort and privacy, and in the memory care section, there's both private and semi-private rooms on a special floor with its own dining and activity areas for safety and socializing.

The building's set up with lots of safety in mind, including features for people who use wheelchairs or have physical challenges, emergency alert call systems, sprinkler systems, and washers and dryers on site, and each apartment, even in the nursing home, includes basic cable TV, telephone hookup, and climate control. The entire community is set up to help people age in place, so residents can move between care levels as their needs change, whether that means more help with daily activities like bathing, dressing, meals, and medication, or personal care support like toileting, grooming, and walking assistance from trained staff.

Meal services include three daily chef-prepared meals, snacks, and special diet options for things like diabetes, and the dining rooms stay busy with people eating together or talking. In addition to the meals, residents get housekeeping, linen services, all utilities except telephone, cable with 30 channels, Wi-Fi for those who want internet, and private transportation for medical appointments or errands, plus regular wellness assessments from 24/7 nurses. Medical support includes help from on-site nurses, medication support, podiatry care, wound care, home health agency services for occupational and physical therapy, and even visits from internal medicine practitioners.

Hillside Terrace Memory Care, right next door, serves people with Alzheimer's and dementia specifically, and includes its own structured floor, private and semi-private rooms, special programming, enclosed outdoor space, and personalized care plans. The memory care team encourages as much independence as possible, still allowing people to join group activities, wellness programs, and daily social events in a secure and calm setting. The community puts a big focus on privacy and tailored care plans for every resident, meeting with families and nurses to figure out the best way to meet each person's needs, and helping folks move in smoothly using clear waiting list and move-in policies.

Throughout the year, there are lifelong learning programs, arts and crafts, games, group classes, community events, educational talks, and day trips for people who want to keep busy. Common areas include a beauty salon, fitness center, computer center, small library, game room, and several lounge spaces, plus guest parking and pet-friendly policies. Staff offer personal assistance whenever needed, with detailed plans made by registered nurses according to each person's needs, and families are encouraged to visit, ask questions, and even tour the facility in person or online.

Prices for living at Hillside Terrace depend on the level of care, starting at $2,100 a month for independent living, $4,600 for assisted living, $7,200 for specialized care, and $10,550 for memory care, with 82 newly updated apartments and 49 specifically for assisted living. Awards the community's received include Best Meals and Dining, Best Activities, and Best of Senior Living in recent years, due in part to attention to resident independence, social programs, and high staff kindness. The continuing care setup makes it possible for residents to stay in the same trusted setting even if their medical needs grow, and the family-led management keeps the atmosphere neighborly, laid-back, and focused on real-life care, so in the end, Hillside Terrace Senior Living is one of those places where people can feel both secure and involved, with flexible options for changing needs, and a strong sense of community that's stuck around for decades.
