    Friendly staff, activities, comfortable apartments

I've lived here long enough to say the staff are fantastic - friendly, helpful and very responsive - and the campus is clean, secure and well-maintained. There are endless activities (movies, bingo, trips, Friday parties, crafts), on-site services (hair salon, visiting doctors, bus to stores) and good meals in a pleasant dining room. The building is older but nicely renovated, apartments are comfortable, and the base price is reasonable though many services are add-ons and rents can rise. Downsides: the neighborhood is a bit rundown and there've been occasional maintenance issues, but overall I'm very happy and would recommend it.

    Summary review

Overall sentiment across the reviews is strongly positive: the prevailing themes are that Rosehaven Manor offers a caring, social, and active environment with many residents expressing high satisfaction and willingness to recommend the community. Praise is consistently directed at the staff — front-office personnel, directors, caregiving staff, and many maintenance employees are described as friendly, helpful, accommodating, and long-tenured. Multiple reviewers emphasize that staff relationships and continuity contribute heavily to residents’ comfort and sense of family at the community.

Care quality and services: Reviewers frequently highlight good care options and flexible service levels, including on-site medical support, visiting doctors for wound care, and in-house nursing/home help programs. Several accounts report strong, attentive care and safety equipment in place. The facility is viewed as supportive of independence while providing assisted-care options when needed. Families repeatedly shared positive experiences about staff caring for relatives and easing family burdens.

Staff and culture: The community atmosphere is repeatedly described as welcoming, social, and resident-focused. Long-term residents note deep social ties, lots of friend-making opportunities, and peer support among neighbors. Activity staff and directors receive praise when active and engaged; many reviews cite specific programming (Friday parties, bingo, card games, ceramics, movie nights, Bible study, bird watching, field trips) as key to resident satisfaction. Where activity leadership is strong, reviewers emphasize the positive impact on residents’ social lives and transitions.

Facilities and amenities: Rosehaven Manor is repeatedly praised for its broad amenity set: an on-site restaurant/dining room with many complimentary remarks about home-style meals and attentive dining service, an on-site hair salon, movie theater, library, rec rooms (pool/poker), exercise room, laundry on each floor, an on-site store, and outdoor spaces including patios and bird sanctuary areas. The campus and grounds are often described as beautiful and well-kept, and many residents report roomy, nicely decorated apartments with functional layouts and safety features.

Activities and social programming: The activity calendar is a standout strength. Specific recurring offerings appear frequently in reviews — movie nights twice a week, weekly bingo, weekly blood pressure checks, arts/crafts, parties, outings, transport to stores and banks — and many reviewers attribute a strong social life and happiness to this programming. Some residents did note they personally preferred quieter activities (conversations vs. events), but overall the program breadth satisfies most.

Dining and food: Dining services are a major positive in many reviews: the chef and kitchen staff get direct commendations for good, homemade-style food, organized dining rooms, and thoughtful meal service (including accommodations like cutting meat or delivering meals to residents). A minority of reviewers expressed dissatisfaction with certain kitchen aspects or said the food could be better, indicating some variability in experience.

Maintenance, upkeep and property condition: Here the reviews are mixed and reveal a pattern. Numerous comments praise outstanding maintenance and a fresh, well-kept appearance, including specific mentions of helpful maintenance staff and recent renovations. Conversely, a recurring cluster of concerns calls out long-standing exterior maintenance issues: parking lot lights reportedly out of service for extended periods, parking lot flooding in certain seasons, leaking new windows, hall lights non-functional, and some reports of slipping upkeep. These concerns appear often enough to indicate unevenness between units/areas and differences in experience over time or between reporters.

Management and responsiveness: Multiple reviews praise management, the director, and improvements under new ownership and renovations. However, other reviewers report slow or no response from management/maintenance on specific issues (lighting, parking flooding, pest or water problems), and some residents suggested better evening staffing. The pattern suggests generally favorable management interactions for many residents but notable exceptions where responsiveness and follow-through need improvement.

Safety and neighborhood: Many reviewers feel the facility is safe, secure, and fenced, with a supportive internal community. However, a recurring external concern is the location and surrounding neighborhood — some reviewers describe nearby properties as rundown, a nearby liquor store or factory, and expressed crime concerns. These location factors affected perceived value for some residents and are worth consideration for prospective residents who prioritize neighborhood context.

Costs and inclusions: Several reviewers appreciated the base price affordability but also noted that additional fees or add-ons (e.g., power/cable) were required and that rent increases were expected. A number of residents considered price reasonable for services received; others felt the cost was high relative to neighborhood and property condition. Transparency about what is included and potential extra charges was a recurrent theme.

Notable negative incidents: A small but serious set of reports referenced a bedbug outbreak and other cleanliness/pest concerns — such incidents were highlighted strongly by a few reviewers and, if accurate, are significant red flags that prospective residents should inquire about during tours. There are also reports of safety issues such as a back door not fully shutting.

Suggestions and overall recommendations: Reviewers commonly suggested more event planning staff and a larger cleaning crew, more visible evening staff presence, and prioritized attention to external lighting and parking drainage. Based on the pattern of reviews, prospective residents will likely find an excellent, caring community with ample activities and strong staff relationships, but should verify current status of maintenance issues (lighting, flooding, windows), pest management, exact pricing/inclusions, and neighborhood safety during an in-person visit.

In summary, Rosehaven Manor garners strong overall praise for its staff, social environment, activity program, and many on-site amenities. The most consistent caveats relate to property upkeep and responsiveness in specific instances (parking lot lighting and flooding, occasional maintenance lapses, and at least one serious pest report), as well as variability in perceived value depending on inclusions and location concerns. For many reviewers, the positive elements — compassionate staff, active community, good meals, and a safe-feeling campus — outweigh the negatives. Prospective residents should tour, speak with current residents, and confirm the current state of maintenance, pest control, and fees to ensure alignment with their priorities.
