    Spacious modern pet-friendly senior living

I live at Ivy Terrace and love the brand-new, spacious apartment - full stainless-steel kitchen, in-unit washer/dryer, large handicap-ready bath, balcony, good storage and cable. The building is beautiful, quiet, pet-friendly, close to shops/parks/pond, with lots of activities and attentive, cheerful staff (Director Jeannette and cook Pete impress); maintenance is fast. Downsides: no on-site medical care, meals are good but costly/not included and limited, and there are extra fees (housekeeping, covered parking) and occasional rent increases.

    Summary review

Overall sentiment across the reviews is strongly positive: Ivy Terrace of Lapeer is widely described as a beautiful, brand-new independent living community with modern, spacious apartments and a robust social life. Multiple reviewers emphasize the fresh European design, stainless-steel appliances, good storage, in-unit laundry (in many units), and pleasant balconies overlooking a pond and natural wildlife. Common areas are well-regarded — residents mention a large dining area, theater, game room, hot tub, and walking trails around a lake/pond — and the community is pet-friendly. Location advantages are repeatedly noted: proximity to shopping, parks, restaurants, doctors and a hospital makes it convenient for errands and medical appointments.

Activities and social life are among the strongest themes. Reviewers consistently highlight a busy calendar of weekly offerings — movies, games, puzzles, and other social events — that contribute to a family-friendly, engaged community atmosphere. Many comments portray Ivy Terrace as a place where residents can remain active and socially connected, with staff facilitating a wide range of recreational and social options. Several reviewers explicitly call it a place that helps create "memorable golden years."

Staff and management receive high marks. The on-site team is described as thoughtful, caring, personable, bright and cheerful; specific praise is given to the director (named as Jeannette or Jeanette in reviews) and to the cook Pete. Respondents note that maintenance generally responds quickly when problems arise, and multiple reviewers say management listens and is addressing issues with new maintenance and directing staff. These comments paint a picture of a team that is engaged, responsive, and central to residents' positive experiences.

Dining is a mixed but important theme. Several reviewers praise the food and the cook's quality — with lunches described as smelling and looking appetizing — but others emphasize that meals are not always included in base rent, can be expensive, and in some reports are limited to a single included meal per day. This inconsistency is an important practical consideration for prospective residents: while the culinary offerings are often praised, the cost structure and number of included meals vary and should be confirmed during a tour or lease discussion.

Fees and service-level concerns appear repeatedly and deserve attention. Some reviewers mention extra charges for housekeeping and covered parking, rent increases without commensurate added value, and limited services for residents who might need medical or higher-level care. Notably, Ivy Terrace does not have on-site medical services, which is appropriate for independent living but relevant for anyone expecting assisted-care capabilities. There are also a few mentions of past maintenance issues — though most reviewers say these are handled promptly — and some inconsistent unit features (for example, while many reviews tout full kitchens and in-unit laundry, at least one review states there is no kitchen in some units), so prospective residents should verify unit-specific amenities.

In summary, Ivy Terrace of Lapeer presents as an attractive, modern independent living option with strong social programming, appealing amenities, a caring and responsive staff (including highly regarded leadership and culinary personnel), and a convenient location. The most significant caveats are related to costs and service boundaries: extra fees for housekeeping/parking, potentially expensive or limited meal plans, no on-site medical care, occasional maintenance issues, rent increases, and possible differences between unit layouts. Prospective residents and families should confirm which services and fees are included in their lease, verify specific unit features (kitchen, laundry, balcony, storage), and discuss long-term needs related to medical or higher-level care before committing. Overall, for active older adults seeking a modern, community-oriented independent living setting with attentive staff, Ivy Terrace receives strong recommendations in the reviews provided.
