    Clean, caring staff and activities

I live here and would highly recommend it - the place is very clean, well organized, and the ownership and staff are genuinely helpful and caring. My apartment is nice with a kitchen and they even allow my cat; the food is good, physical therapy is excellent, and there are plenty of activities, outings, church suppers and transportation to doctor appointments. The building is a bit dated and can feel crowded at times, but the friendly, family-oriented atmosphere and lush grounds more than make up for it.

    Summary review

Overall sentiment in the reviews is predominantly positive, with recurring praise for staff, cleanliness, activities, dining, and a family-oriented atmosphere. Multiple reviewers describe the staff as wonderful and helpful, and they highlight clean apartments and common areas. Residents and reviewers repeatedly point to ample activities — including resident outings and church suppers — and convenient services such as transportation to doctor appointments and on-site physical therapy. Apartments are noted as nice and functional (many with kitchens), and the community is pet-friendly (specifically noted that cats are allowed). The grounds are also seen as an asset, with mature trees and lush grass contributing to an attractive outdoor environment.

Care quality and staff: Reviews consistently compliment staff for being friendly, helpful, and responsive. Several summaries explicitly call out great staff and positive resident feedback, and one or more reviews describe ownership as wonderful and well organized. These comments suggest that day-to-day caregiving, front-line interactions, and coordination of services are strengths of Southview Heights. However, there is a notable negative mention of "terrible customer service" in at least one review, indicating that customer-service experiences may be inconsistent. That contrast suggests prospective residents should verify current staffing and service responsiveness during a visit or by speaking with current residents and families.

Facilities and building: The apartments receive positive notes for being clean and having kitchens, which many residents prefer for independence and convenience. At the same time, the building is described as old and dated by multiple reviewers; the community is "not spread out" and can feel crowded. Those who value modern finishes or more spacious campus layouts might find these aspects limiting. The grounds themselves are well regarded — mature trees and lush grass create a pleasant outdoor setting that offsets some of the interior aging.

Dining and activities: Dining is generally praised — reviewers say the meals are good and that food quality is a plus. Social programming appears robust, with many activities to entertain residents, regular outings, and church suppers that foster social interaction. Transportation to appointments and organized resident outings are mentioned as reliable conveniences that add to residents' quality of life.

Management and ownership: Several reviews explicitly commend ownership and organization, describing management as well organized and family oriented. This aligns with the frequent praise for staff and programming. Still, because there is at least one strong complaint about customer service, there appears to be some variation in experiences; this could reflect isolated incidents, timing differences, or variable expectations among reviewers.

Notable patterns and recommendations: The dominant themes are strong staff interactions, cleanliness, active social programming, and helpful services (transportation, physical therapy), balanced by an older, somewhat crowded physical plant and at least one significant customer-service complaint. For prospective residents and families, recommended next steps based on these reviews are to tour the apartments and common areas to assess the dated aspects and spacing, ask detailed questions about customer-service processes and recent resident satisfaction, confirm pet policies if relevant, and speak with current residents about daily life, food, and the consistency of assistance and responsiveness. Overall, Southview Heights appears to offer a supportive, activity-rich environment with capable staff and well-kept grounds, but visitors should confirm that the facility’s physical condition and customer-service practices match their priorities.

    About Southview Heights

Southview Heights sits at 5110 S 49th St in Omaha, Nebraska, surrounded by nice outdoor spaces and close to shops and restaurants, which makes running errands or meeting friends fairly easy when you feel up to it. The community has both assisted living and independent living options, so older adults who need help with things like bathing, dressing, or taking medicine can get it, and more independent folks have the choice to live with less daily help while staying active and social. The place offers personalized care, including non-ambulatory care, help with incontinence, and diabetic care, and there's memory care as well, with special design and programs for people with Alzheimer's or dementia that help reduce confusion and prevent wandering.

Southview Heights has 59 apartments, and they come in one-bedroom or two-bedroom sizes, with each unit including a separate living room and a full kitchen so residents can still cook a favorite meal if they wish. Studio and private room options are available, too. There are washers and dryers, cable TV, a fitness center, game room, salon/barbershop, dining room, WiFi, and kitchens in the apartments or kitchenettes if you like to make your own coffee or snack. Safety and accessibility features, like handicap access and sprinkler systems, are standard, so the place feels secure.

Daily life here includes social activities, arts and crafts, education programs, and health and wellness sessions. Staff and aides are recognized for their joyful and kind approach, creating a friendly environment, and they can help with daily chores, maintenance, and housekeeping, which keeps life a bit simpler, especially if getting around gets harder for some residents. There's an activities center, common areas to gather in, a nice walk-out patio for fresh air, and devotional activities for those who want them. There's also guest parking for when family comes over.

Independent living here is meant for folks who want to make friends and stay busy without having to worry about home maintenance. Assisted living covers more care as residents need it, and memory care supports those with dementia. Southview Heights takes Medicaid, which helps some residents cover their costs, and the reviews online show a rating of 3.7 based on three reviews, so people have had a mix of experiences. The facility focuses on offering a maintenance-free lifestyle and tries to help residents stay as independent as they can while still being safe and cared for.
