    Comfortable, friendly, responsive, some issues

I live at Highlands and overall I love it here. Staff are friendly, efficient and maintenance is impressively responsive - most repairs are handled quickly. Apartments are large, clean and comfortable with heated underground parking, nice grounds and lots of activities, though many require in-person attendance and the schedule can be limited. Negatives: elevator/walkability issues, some rundown common areas/landscaping, persistent exterior pest/hornet problems and noise in community rooms that haven't been fixed, and occasional surprise rent bumps. Despite that, I feel at home and would recommend it.

    Summary review

Overall sentiment: Reviews convey a generally positive resident experience centered on highly praised staff, rapid maintenance response, roomy apartments, and an active community life — tempered by recurring concerns about outdoor and common-area upkeep, noise, unclear billing, and some broken promises around amenities. Multiple reviewers described feeling safe, welcomed, and at home; many emphasize that staff know residents by name, maintenance fixes are handled quickly, and management can be accommodating for special needs such as disabilities.

Care quality and services: Highlands at Wildwood Lake operates as an independent 55+ community rather than an assisted-living facility. Reviewers consistently note there are no meal programs and no assisted-care services on site, so residents must self-cater and manage their own daily needs. Some reviewers pointed out missing in-unit conveniences (no dishwasher, no in-unit washer/dryer in some apartments), which affects perceived value for some prospective tenants. A few commenters were surprised or disappointed by this and by unclear communication about which utilities are included (some listings or reviewers mention heat, water, and basic cable included, while others report uncertainty about utilities). The lack of dining services is a consistent factual statement across reviews and is important for prospective residents to know.

Staff and management: One of the strongest and most consistent themes is the quality of staff and management. Tour guides and front office personnel are repeatedly described as exceptional, welcoming, and informative. Maintenance staff receive frequent praise for being efficient, timely, and helpful; numerous anecdotes describe same-day or next-day fixes, weekend accommodations for move-in repairs, and follow-through on promises such as mailbox keys and shelving work. Resident ambassadors and peer helpers are active and contribute to a friendly social environment. Management is also credited with flexible leasing options across sister Highland communities and for accommodating residents who need adjustments. On the flip side, a small number of reviews reported uncaring behavior from staff or slow responses (including isolated incidents such as website downtime or a technician on vacation), so the otherwise strong pattern of responsiveness has occasional exceptions.

Facilities and amenities: The community offers many desirable physical amenities: large, bright floor plans (including roomy one-bedroom units), ample storage and large master bedrooms, underground heated parking, a library, a movie theater, clubhouse/great rooms (some with fireplaces), private walking paths, pond and lake views, hiking trails, and scooter-accessible paths. Remodeling and refresh projects are underway in places — new hallway carpet and updated lobby furniture were noted. These features contribute strongly to resident satisfaction. However, several facility-related shortcomings appear repeatedly: landscaping is often described as neglected (weeds, bare spots, mud around trees, lack of mulch), some exterior common areas and garbage rooms are dirty, and some indoor common areas (stairs) were reported as gross with dead bugs and salt-stained carpets near less-used doors. Reviews also report a pest problem around exteriors (wasps/hornets) that some residents felt was not fully resolved.

Noise, events, and activities: The community provides a lively schedule with many activities, organized events, religious services (regular Catholic Mass and Protestant services), and social clubs (cards, crafts, Rummikub). Resident ambassadors help organize and welcome newcomers. Reviews show the activity level is a major positive for many residents. However, complaints about entertainment and event logistics recur: some residents felt there was a lack of musical or larger entertainment, some events had a perceived fee (or required speaker payments), and many activities require in-person attendance (limiting participation for residents unable to attend). Noise management is a notable negative: poorly soundproofed community and game rooms produce noise that has been an issue for years according to some reviewers, and door-slamming has caused sleep disturbance or migraines for individuals. Several reviewers mentioned that noise problems in communal spaces have not been corrected despite repeated notices.

Financial and transparency issues: Rent and billing practices produce mixed reactions. While some reviewers found units affordable and appreciated utilities included on certain listings, others were surprised by rent increases — notably a reported first-year increase that shocked one resident — and there are reports of rent adjustments in subsequent years (one noted a rent decrease in 2025). Unclear utility billing and inconsistent messaging around what is included lead to confusion and dissatisfaction for some. Website downtime, occasional communication gaps, and unclear five-year planning or long-term strategy were also raised as concerns.

Patterns and recommendations: The reviews show a strong pattern of residents valuing staff warmth, rapid maintenance, roomy apartments, and a socially active environment with many amenities and outdoor access. The main negative patterns are concentrated in property upkeep (landscaping, exterior/common-area cleanliness, pest control), noise and soundproofing problems in community spaces, lack of promised amenity follow-through (fitness center upgrades), unclear utility and fee communication, and the absence of meal/assisted services which some prospective residents might expect. Addressing these recurring issues — consistent exterior landscaping and mulch, improved cleaning protocols for stairs and garbage rooms, active pest mitigation, a plan and timeline for promised amenities, clearer written communication about what utilities and fees are included, and measures to reduce sound transmission in community/game rooms — would likely convert many of the remaining critics into satisfied residents. Overall, Highlands at Wildwood Lake appears to be a well-liked independent living community with excellent staff and maintenance, strong social programming, and attractive apartments, but it would benefit from more consistent property upkeep, clearer billing transparency, and focused noise mitigation in communal areas.
