    Lovely location, unstable management, risky

    I bought a life-lease, condo-style 2BR/2BA with an open floor plan, sunroom, new appliances/carpet, in-unit laundry and heated underground parking - lovely grounds, Lake Mendota/Conservancy views, friendly neighbors, weekly nurse and on-site beauty shop. Monthly maintenance (no property taxes) seemed affordable and the clubhouse/social life is a big plus. My worry: management and maintenance can be unresponsive and slow, crews sometimes rude, and there are reports of unpaid special assessments, penalties and looming foreclosure risk. I enjoy the location and community, but be cautious about the facility's financial/management stability.
