    Friendly staff and beautiful campus

I love living here - the staff are friendly, helpful and knowledgeable, maintenance is wonderful, and management handles issues immediately. The campus is beautiful, clean and well-kept with great grounds, open dining, many activities and friendly neighbors, so I feel safe and social. Good resale/value and they delivered on promises, so I'd recommend it. Caveat: rooms are on the smaller, hotel-style side with limited cooking space, so check that fits your needs.

    Summary review

Overall sentiment across the reviews is strongly positive. The recurring strengths are centered on staff quality, property management, grounds and community life. Reviewers consistently describe staff as pleasant, responsive, knowledgeable, and professional; specific praise was given to maintenance personnel and an excellent Property Manager. Multiple comments highlight that problems are handled promptly and promises are delivered, which contributes to resident satisfaction and trust in management. Long-tenured residents and repeated recommendations to friends and family reinforce a durable, positive reputation.

The physical environment and upkeep receive high marks. Reviewers frequently note beautiful units and homes, an exquisite natural campus setting, and well-maintained grounds — including lawn/shrub care, snow removal, and replanting. The community is described as clean, welcoming, and visually appealing during tours. Several people specifically mentioned bright, lake-facing duplexes or peaceful views as important positives. These physical attributes, combined with a strong sense of safety and peace of mind, make the location attractive to residents who value both aesthetics and security.

Community life and activities are another major plus. There are many social activities and regular opportunities to meet fellow residents; dinners are described as sociable and the dining area as large and open. At the same time, participation is flexible: residents appreciate that there is no pressure to join activities, which supports a comfortable, resident-driven social environment. Reviewers value the friendly neighbors and overall inviting atmosphere, and many explicitly recommended the community based on the social aspects.

Value and financial considerations are mixed but generally favorable. Several reviewers called the community the best value for money and cited a strong resale position (one summary specifically referenced a 90% resale value). However, affordability is a clear concern for some prospects; at least one reviewer stated that the community was out of their mother's budget. This indicates that while many find the price justified by the quality and services, the cost may be a barrier for others.

There are a few recurring negatives or caveats to be aware of. Some units were described as small or hotel-like, with limited cooking areas; this made the community unsuitable for certain prospective residents whose priorities include larger private kitchens or more home-like floor plans. A handful of reviews referenced sales follow-up and encouragement to decide, which a few prospects perceived as pressure—an experience that contrasts with other comments about low-pressure, flexible participation. Finally, a couple of amenity requests (for example, a fenced backyard for dogs) were noted as still awaiting response, indicating that while management is responsive on many fronts, some resident requests may take time to be fulfilled or remain unresolved in individual cases.

In summary, The Lakes and Superior at Waterford appear to deliver a high-quality senior living experience characterized by attentive and capable staff, strong property management, attractive grounds and units, active but optional social programming, and generally good value. The most consistent concerns are unit size/layout for certain buyers, occasional perceptions of sales pressure, and outstanding amenity requests for specific needs. Prospective residents who prioritize well-maintained grounds, responsive staff, social opportunities, and safety are likely to find this community a very good fit; those who need larger, more kitchen-equipped private units or who are highly price-sensitive should verify floor plans and costs during their tour and follow-up conversations.
