    Nice grounds, poor management, problems

I like the clean, well-maintained grounds, the good location, balconies and very nice apartments/kitchens, and the staff are friendly and helpful. However management is a major problem - I've been overcharged, a promised reduced-fee waiting list wasn't honored, and my issues with the manager remain unresolved. Maintenance cuts corners: unreplaced appliances, mouse droppings, elevator outages, a below-average gym with old equipment and a broken computer station. Smoking is allowed and I notice cigarette smell in my apartment; parking is a headache with the garage often full/waitlisted.

    Summary review

Overall sentiment in the reviews is mixed: residents and visitors repeatedly note that the apartments themselves and the location are strong positives, but operational and management problems undercut resident satisfaction. The strongest positive themes are the quality of the living units and the convenient location. Multiple reviewers described the apartments as "nice," with balconies and "extremely nice" kitchens. Some reviewers also described common areas as clean and well-maintained, and mentioned that staff can be friendly and helpful. There are also on-site conveniences such as reserved kitchen space, a garage option, and at least occasional resident programming (monthly bingo) that indicate some level of community life.

However, several recurring negatives emerge and are significant. Maintenance and building services are the most frequently cited problems. Reviewers reported maintenance "cutting corners," unreplaced appliances, and unresolved maintenance requests. Specific incidents include elevator outages and the presence of mouse droppings, which point to both short-term service failures and underlying building upkeep or pest-control gaps. Amenities meant to support resident life also appear inconsistently maintained: the gym was described as below average with old equipment, and the computer station was reported not working. Parking is another mixed area: while some reviewers note garages are available, others report full garages and a waitlist, suggesting limited or inconsistent parking supply.

Staff and management are described with nuance and some contradiction. Several comments emphasize that staff are nice and helpful and that interactions can be friendly, yet other reviews say staff are not interactive and that management has failed to honor commitments. Management-specific complaints include alleged overcharging and a promised reduced-fee waiting list that was not honored. Multiple reviewers mentioned unresolved issues with managers, indicating that when problems arise some residents feel their concerns are not adequately addressed or escalated. This split—courteous frontline staff versus frustrated interactions with management or unmet promises—appears to be an important pattern.

Health, safety, and comfort concerns appear in the reviews and are likely to matter to prospective residents. The allowance of smoking and a "noticeable cigarette smoke" smell were called out more than once; this can affect indoor air quality and comfort for nonsmoking residents. Pest reports (mouse droppings) and elevator outages could raise safety and sanitation concerns for dependent or less-mobile residents. The combination of these issues with reported maintenance shortfalls and unreplaced appliances suggests variability in how quickly and thoroughly building issues are addressed.

Activity and social programming seems limited based on the provided summaries. Only a monthly bingo and a kitchen reservation system were mentioned specifically, which suggests that social programming may be minimal or inconsistent compared with expectations for robust community life. For residents seeking active engagement and well-maintained shared amenities (gym, computer access), the current state described in reviews may be disappointing.

In summary, Broadstone Pointe Apartments appears to offer well-appointed private units (notably nice kitchens and balconies) and a convenient location, with some friendly and helpful staff at the frontline. At the same time, there are repeated and concrete complaints about maintenance responsiveness and quality, management reliability (including billing and promised fee arrangements), building amenity condition, pest sightings, parking scarcity, smoking and odor issues, and occasional service outages like elevators. Prospective residents should weigh the strong apartment features and location against the reported operational and management concerns, and ask specific questions about current pest control, maintenance response times, parking availability, smoking policies, and any recent changes in management practices before committing.

    About Broadstone Pointe Apartments

Broadstone Pointe Apartments sits at the southern edge of Brownsburg, Indiana, near OrthoIndy Hospital and downtown Indianapolis, and has been around since 2011, and you'll find it's a senior apartment community for people 55 and older with a range of living options. The building has studio, one-bedroom, and two-bedroom floor plans, with sizes from 720 up to 1,255 square feet, so there's a good bit of choice-some units have two bathrooms, and there are also senior-friendly bathrooms and wheelchair accessible showers made for older adults who need easier access. Every apartment has plenty of natural light, spacious rooms, large closets, big kitchens with energy-efficient appliances, and washer/dryer connections, and residents can control the heat and air in their own homes.

Kittle Properties, Inc. manages the building, and they keep things in good working order with friendly onsite staff, and there's a 24-hour emergency maintenance team right on the grounds if anything breaks down, which is important for seniors who want to feel safe. The apartments are smoke-free, pet-friendly for cats and dogs, and they've got a dog park and spots to barbecue or have a picnic outside, and there's both indoor and outdoor community space, so you've got places to walk, meet with neighbors, or just get some quiet. Residents can use the community lounge, a library, a computer center for internet, and a fitness center for exercise, so there's no shortage of things to do, and there's an activities director who organizes social gatherings, outings, and devotional activities, which helps people get out and meet others, even if they're new or shy.

Broadstone Pointe Apartments has different senior care options, including independent living, assisted living, memory care, skilled nursing, home care, and even nursing home features, which means people with different needs can find the right help, and the trained staff help with daily activities and companionship when it's needed while still letting folks live as independently as they want. Building maintenance and security help everyone feel safe, and privacy policies are followed as part of their management system.

There's parking for residents, both for cars and bikes, and if someone uses a wheelchair or has trouble getting around, the building has easy access and is built with wide hallways and accessible common spaces. There's also public transportation within a quarter mile for anyone who needs to get around Brownsburg or to nearby cities like Pittsboro, Avon, and to neighborhoods like Eagle Creek or Clermont. They've got special deals and promotions from time to time, and the apartments offer affordable rent with some nice comforts, so seniors on a fixed income might find it a good fit.

The grounds are well-kept, green, and pleasant, with plenty of space inside and outside, and the management team tries hard to create a respectful, comfortable community. With a variety of floor plans including names like Escape, Tranquility, and Retreat, you get options in how you want your living space to be laid out, and the building is equal opportunity housing, which means anyone meeting their age and other requirements can apply to live there. It's a community where seniors can find company, privacy, safety, and some peace of mind in later years.
