    Friendly neighbors, but management fails

I like many aspects of the community, but I'm frustrated with management. The no-smoking rule is unenforced-even the manager smokes-and smoke drifts through vents; staff are often unresponsive and upkeep is poor (I encountered dirty areas and possible bed-bug signs). Office access and policies are inconsistent-I was once blocked from my unit, asked for my keys, and warned my things would be donated after 30 days-yet residents are friendly and the value keeps me here.

    Summary of reviews

The reviews depict a facility with some physical upgrades but persistent operational and service challenges. Several comments note recently renovated apartments, indicating investment in unit-level updates; however, renovation alone does not appear to have resolved ongoing maintenance, cleanliness, and pest-control issues. There is limited information about dining and activities in the available summaries, so prospective residents should seek additional detail directly from the community about meal service, menus, and scheduled programming.

Care and staff-related observations reflect concerns about responsiveness and staff engagement. Reviewers describe instances where staff appeared distracted by administrative tasks, which has been interpreted as uneven attention to residents’ needs. There is no substantive detail about clinical care quality in these summaries, so families should request clinical staffing ratios, medication-management practices, and examples of how the team handles time-sensitive resident needs during a tour.

Facility and apartment-level issues recur in multiple summaries. In addition to renovation work, reviewers raised pest-control concerns, inconsistent upkeep, and sanitation issues in common areas. Ventilation and smoke-control problems were specifically noted, with smoke migration between units and an established non-smoking policy that reviewers say is not consistently enforced. These patterns suggest gaps in environmental controls and policy enforcement that can affect indoor air quality and resident comfort.

Management and administrative practices are a central theme. Summaries convey dissatisfaction with responsiveness, decision-making, and fee administration (for example, prorated rent versus late fees). There are also serious operational concerns about access-control and property safeguards, including allegations of improper entry and threats to dispose of residents’ items; these are significant governance and legal risks and should be clarified with management and verified through documentation or regulatory records. Communication style and frontline staff prioritization were also described as uneven, which can contribute to negative perceptions even when individual services are available.

For families considering this community: confirm which renovations were completed and inspect representative apartments and common areas for cleanliness and pest-control measures. Ask for written policy details and enforcement practices for smoking and pets, obtain copies of billing and fee policies, and request information on access-control procedures, property-protection policies, and incident reporting. Finally, seek direct answers about staffing levels, staff training, and how management addresses maintenance and resident concerns so you can evaluate whether operational practices meet your expectations.

    About Nettleton Manor Apartments

Nettleton Manor Apartments sits in Bonner Springs, Kansas, right beside the community center, and offers apartment-style living for seniors aged 62 and older as well as disabled residents under Project Based Section 8 guidelines. The building stands six stories tall and contains a mix of one- and two-bedroom apartments, all designed to be accessible, with safety bars, pull cords in bathrooms, and wheelchair-accessible showers, which can be pretty useful for folks who want to stay independent but need some extra help. The apartments themselves come with central heating, air conditioning, full kitchens with stoves, refrigerators, and garbage disposals, and renovated bathrooms, so they're comfortable and safer for elderly residents, and some units follow ADA guidelines for accessibility. The building, originally built in 1979, had major renovations finished up in 2018, including elevator upgrades, exterior, and interior work, so much feels newer and better kept up now.

Residents get access to Wi-Fi, common spaces like a community room with a kitchen, a library, a computer niche, a game room, and both indoor and outdoor gathering areas, including a covered picnic spot with a pavilion for shade. There's a fitness center to help with staying healthy, a laundry center on-site, well-lit halls, and an upgraded parking lot, with resident parking available at a cost. Pet lovers should know that dogs and cats under certain weight limits are allowed. Activities range from Bible study and devotional gatherings to movie nights and off-site community service, giving people a chance to stay active socially or enjoy quiet time in the library or media center. Staff and medical support are available if needed, and the community focuses on helping people keep their independence and health, with programming designed to promote physical, mental, and social well-being. There's also enhanced security, both online-where things like Cloudflare and apartment ratings and internet access measures are in place-and on the property itself, with building maintenance and security always working to keep everything running well.

Nettleton Manor Apartments has twenty-four hour maintenance, features like upgraded elevators and a new exterior, and sits on 1.16 acres of land, giving a bit of outdoor space to enjoy, especially with the pavilion area for shade. Social, educational, and entertainment activities happen regularly, from Bible study groups to community service projects, which help residents stay connected, and transportation is available for those who need it too. Health and safety features such as renovated bathrooms, safety bars, and pull cords help residents with mobility or health concerns. The community's current proprietary rating is 5.2 out of 10 based on 14 reviews making it the second highest rated of two senior living communities in Bonner Springs, so it gives a fair perspective on how people view their experience there. Overall, Nettleton Manor Apartments provides affordable, accessible apartment living for seniors who want to maintain their independence but appreciate on-site support, common activities, and safety measures.
