    Smoking, ignored repairs, bed bug

I live here and the no-smoking policy is a joke-manager and others smoke, and smoke blows through vents into my apartment. Management (Administrator Vivian) is unresponsive, spends time on computers, enforces late fees while prorating rent inconsistently, and has inconsistent pet rules. The building is dirty, poorly maintained, I found bed bugs, and maintenance requests are ignored. They blocked access to the office, demanded my keys and threatened to donate my stuff after 30 days - they even entered my unit; overall disgusting conduct and terrible management.

    Summary review

Overall sentiment: The reviews for Nettleton Manor Apartments are strongly negative. While reviewers note that units were renovated, the predominant themes are concerns about maintenance, cleanliness, safety, and especially management practices. Multiple reviewers describe unresolved health and habitability issues (including bed bugs and lack of cleanliness) and a pervasive sense that management is either unwilling or unable to address resident complaints.

Facilities and maintenance: Although some units are described as renovated, there are repeated complaints that the property is not kept clean and is not well maintained. Specific, serious facility concerns include reports of bed bugs and general neglect of apartment maintenance. Renovation does not appear to have translated into ongoing upkeep; reviewers indicate wear-and-tear issues go unaddressed and common-area or in-unit cleaning standards are lacking. These issues raise both quality-of-life and health concerns for current and prospective residents.

Staff and day-to-day operations: Several reviewers describe staff behavior as problematic. Comments include staff spending a lot of time on computers instead of assisting residents and an overall impression of unresponsiveness when tenants raise issues. Office access problems and difficulty getting timely attention from management are repeatedly mentioned. There are also complaints about billing practices — prorated rent, late fees, and disputes around them — suggesting a lack of clear, consistent communication on financial policies.

Management, policies, and legal/ethical concerns: Management practices are the most frequently criticized aspect. Reviews single out the administrator (named Vivian) and describe actions characterized as coercive or potentially illegal: demanding keys, blocking access to apartments, illegal entry, and threatening to donate residents' belongings after 30 days. These reports suggest breakdowns in transparency, tenant rights protection, and legal compliance. Residents also describe a generally negative view of management decisions and conduct, describing them as "disgusting" or objectionable. The pet policy is another source of frustration: while pets appear to be permitted in some way, enforcement is inconsistent, creating confusion and perceived unfairness.

Safety and amenity policies: Smoking policies are a recurrent problem. Although a non-smoking policy exists, reviewers report that it is not enforced; smoke reportedly travels through vents into non-smoking units, and management (including the manager) is described as a smoker and unresponsive to complaints. This creates health and comfort issues for non-smokers and undermines faith in property-level policy enforcement. The combination of poor maintenance, pest reports, and unaddressed smoking complaints amplifies concerns about resident safety and well-being.

Missing or limited information: The reviews do not provide substantive detail about dining, activities, or organized resident services; those aspects are either not applicable or not mentioned by reviewers. That absence suggests either a lack of notable programming worth mentioning or that reviewers' primary concerns focus on more fundamental problems (housing conditions and management behavior) that eclipse other topics.

Patterns and implications: The pattern across reviews is consistent: isolated positives (renovations, existence of a pet policy) are overshadowed by frequent and serious complaints about property upkeep, enforcement of rules, and especially management conduct. Reports of illegal entry, threats to residents' property, and unaddressed bed bug and smoke infiltration issues point to both quality-of-life and potential legal risks for residents. Prospective residents should exercise caution: verify maintenance and pest-control documentation, request written policies on keys, entry, smoking, pets, and billing, and seek references from current tenants. Management would need to address multiple systemic issues—regular maintenance and cleaning, consistent policy enforcement (pets and smoking), transparent, lawful entry procedures, clearer billing practices, and improved responsiveness—to restore trust and improve living conditions.
