    Mold problems landlord denies repairs

I moved into this 55+ complex and immediately found mold - on the ceiling, walls, windows and in bedrooms - plus leaks; despite multiple inspections and clear evidence the landlord denies it and hasn't fixed the problem. The staff are friendly and it's quiet with carports, storage and a woods view, but poor bus service, bad parking, a dirty laundry room and unresolved mold make it unsuitable for me.

    Summary review

Overall sentiment in the reviews is strongly mixed, with a clear split between tenants who praise the property for being quiet, secure, and reasonably managed and others who report serious health and maintenance problems. Positive comments emphasize the apartment environment when things are working well: residents note a peaceful setting with woods views, available storage, carports, a free kitchen space for family gatherings, and a location that some find convenient. Several reviews specifically call staff friendly and say problems are handled promptly; one reviewer notes being a second-year resident, suggesting that some tenants have had satisfactory longer-term experiences.

However, the single most significant and recurring negative theme is mold and associated water issues. Multiple reviewers describe mold present since move-in, including mold on ceilings, walls, windows, and in bedrooms, as well as leaks. At least one reviewer reports the unit was dirty on entry. There are allegations that management or the landlord has denied the presence of mold despite evidence, and that multiple inspections occurred without a satisfactory resolution. These comments indicate potential health and habitability concerns that go beyond routine maintenance and point to unresolved moisture problems and inconsistent remediation.

Service and maintenance reviews are inconsistent. Some tenants report problems are addressed promptly and staff are friendly, while others describe poor service and management denial of issues. This variability suggests uneven responsiveness that may depend on the specific unit, timing, or staff on duty. Related facility concerns include an unclean laundry room, cold bedrooms (suggesting heating or insulation problems), and poor parking. There are also reports of leaks and of outdoor concerns like poison ivy that was sprayed but not removed, which indicates exterior grounds maintenance may be incomplete.

Community and amenity-related comments are likewise mixed. The property is described as very quiet and secure, which many seniors value. It offers both regular and 55+ senior apartments, and some conveniences such as in-unit storage, carports, and a shared kitchen for gatherings. However, reviewers note a lack of onsite activities and poor public transportation links (poor bus service), which could be important for older adults who rely on transit or organized programming. Another policy concern mentioned by reviewers is that adult children are allowed to stay, which some see as a negative for a senior-oriented community.

In summary, Hawk's Ridge Apartments shows a pattern of polarized resident experiences. On the positive side, the property can deliver a quiet, secure environment with helpful amenities and friendly staff for some residents. On the negative side, multiple reports of mold, leaks, unclean move-in conditions, and inconsistent follow-through on maintenance are serious red flags. Prospective tenants—especially older adults or those with respiratory sensitivities—should be cautious: inspect units carefully for signs of mold and water damage, ask about the history of inspections and remediation, verify heating and laundry cleanliness, and clarify parking and bus access. The variability in service and the presence of both strongly positive and strongly negative reviews suggest that outcomes may depend heavily on which unit a tenant rents and how management responds to reported problems.
