    Affordable but with management problems

I live here — rent is affordable and water is included; the grounds are neat with beautiful trees, a clean pool, helpful staff and friendly, quiet neighbors (pleasant train ambiance). Big negatives: management raises lot fees, removes older homes leaving vacant lots, and residents are responsible for yard care (no lawn service) while snow removal is terrible. Also watch for wild turkeys, ticks and occasional flooding in the park; pool rules are strict (no companion pets, grandchildren not allowed).

    Summary review

Overall sentiment across the reviews is mixed-to-positive with clear strengths around the park’s environment, basic amenities, and resident community, tempered by notable management, policy, and maintenance concerns. Many reviewers praise the park’s tidy appearance and natural setting: grounds are described as well-kept with mature trees and appealing yards, and the pool is repeatedly noted as clean. Several reviewers also highlight the friendliness of neighbors, a generally quiet atmosphere, and convenient proximity to everyday shopping. Financially, a number of residents appreciate that water is included in the lot rent and some call the lot rent affordable or reasonable.

Staff and day-to-day service come across as a mixed but generally helpful experience. Reviewers explicitly call out helpful staff, which suggests there are staff members who positively support residents. However, operational and maintenance issues weaken that picture: snow removal is described as terrible by multiple reviewers, and there is no lawn service — residents are responsible for maintaining their own lots. The combination of resident-responsibility for yard work and the lack of snow removal can be a considerable burden for some people, particularly those seeking low-maintenance options.

Management practices and policy enforcement are recurring sources of concern. Multiple reviewers mention management has been removing older homes, leaving vacant lots and empty spaces that change the community’s feel; this action is specifically tied to empty lots and perceptions of decline in occupied homes. Rent and fee issues are also inconsistent in reviewers’ experiences: while some say rent is affordable and water is included, others report rent increases and high lot fees. This split suggests variability over time or different experiences among residents, but it is a clear area of friction.

There are also several rules and restrictions that prospective residents should note. Policies forbidding companion pets and disallowing grandchildren in the pool were mentioned explicitly and have created dissatisfaction among some families. These family- and pet-related restrictions, combined with residents having to manage their own lots, point to a community with stricter rules and more self responsibility than parks that include services like lawn care or more permissive pet policies.

Environmental and safety concerns appear in multiple reviews: complaints about wild turkeys and ticks indicate pest and wildlife issues that affect outdoor enjoyment and could require extra vigilance and mitigation. Flooding of the park is another serious concern raised by reviewers — this is a property-level issue that may affect safety, access, and long-term property condition. The “train ambiance” is listed positively by some as a charming element, but prospective residents sensitive to noise should verify how much train activity impacts the daily environment.

In summary, Royal Holiday Park appeals to people who value a quiet, tree-filled setting with tidy grounds, a clean pool, friendly neighbors, and the financial benefit of water being included for many residents. It is less attractive for those who want on-site lawn care, reliable snow removal, permissive pet/family policies, or who are concerned about wildlife, ticks, flooding, and recent management decisions to remove older homes. The park shows strengths in basic staff helpfulness and curb appeal but also exhibits recurring management and infrastructure issues that prospective residents should investigate further (current lot policies, recent rent history, flood mitigation, pest control, and snow/land maintenance expectations) before committing.

    About Royal Holiday Park

Royal Holiday Park sits in Canton, Michigan, offering a peaceful 55+ community with large trees all around, where neighbors are friendly but give folks space if that's what they like. The rent stays affordable, with each resident taking care of their own lot, and the monthly fee runs about $658. The grounds keep clean, there's a pool that's cared for, and paved streets with sidewalks make it easy to get around. The manufactured homes are newer, built in 2022, with vinyl exteriors and modern features-think central air, forced air heating by natural gas, and kitchen appliances like a dishwasher, oven, stove, and fridge. Most homes offer three bedrooms and two bathrooms in an open floor plan, with a big living room, a large main suite with double closets, and a nice en-suite bath, plus there's often a covered deck for sitting outside.

The main clubhouse is available for folks to rent for private events, and planned activities bring people together if they want to join in. The pool is in-ground and handy for some exercise or a dip on a hot day. Pets are allowed, and there's off-street parking as well as a manager, Lori Schank, who helps take care of things. The community has streetlights and wide streets for easy walking, plus WiFi labeled as "Other" for connectivity. If you want to buy a home, the on-site sales office helps with that. Residents get to enjoy nearby shops and restaurants, and though skilled nursing isn't on site, there's some help for folks needing a little extra support with daily life. Many options for further care, like assisted living or memory care, are close by, and reviews come in at about 3.5 stars, tagged as "Very Good." Community hours run from early morning until the evening most days, making it easy for residents or families to reach someone for questions. The place aims to be smoke-free and is pet-friendly, with everything set up for seniors to age in place and keep living as independently as possible, as long as they don't need 24-hour nursing care.
