    Cozy subsidized community; maintenance delays

I'm a long-term resident and my mother loves it here. It's affordable/subsidized with a cozy, secure building, nice common areas and apartments, lots of activities, and a strong sense of community - administration and staff are generally pleasant and very helpful. Downsides: building-wide upkeep and cleanliness are inconsistent (recurring roach treatments), maintenance can be slow and staff sometimes hard to reach when issues like blinds or the stove need parts. Overall it's worthwhile and I recommend it.

    Summary review

Overall sentiment about Morton Manor Senior Apartments is mixed but leans positive on cost, community, and basic living conditions while raising notable concerns about maintenance, pest control, and consistency of facility upkeep. Multiple reviewers praise the apartments themselves and the neighborhood atmosphere: units are described as loved by residents, the community feels secure and cozy, and common areas and resident rooms are generally considered nice. The location and subsidized, low-cost nature of the housing are repeatedly cited as strong advantages, especially for residents and families seeking affordable senior housing.

Staff and administration receive largely favorable mentions, with many reviewers calling staff helpful, caring, and accommodating of resident needs. One summary explicitly calls the administration "extremely helpful," and others note pleasant interactions with supervisors and long-term staff. These traits contribute to a perceived strong sense of community and the availability of resources; recreation and a variety of activities are also highlighted, which supports social engagement and resident satisfaction.

However, a number of recurring operational problems temper the positive aspects. Maintenance responsiveness is a frequent complaint: reviewers note slow repairs and specific unresolved issues such as non-working blinds and a stove that is awaiting parts. Although grounds are described as well-maintained by some, others rate the grounds as only average, indicating uneven upkeep. Cleanliness concerns and broader building-wide upkeep problems were reported as well, suggesting variability in facility management or resource allocation across different parts of the property.

Pest control emerges as a significant negative theme. Several reviews reference a roach infestation and frequent exterminations. While management appears to be scheduling exterminations, reviewers report inconsistent effectiveness and lingering infestations in some areas. This creates a notable tension: the property conducts pest control efforts, but those efforts are not uniformly successful or responsive enough for all residents.

There are also mixed signals regarding accessibility of staff and overall quality of care. Some residents and family members praise staff interactions and support, while others say staff are hard to reach and characterize the quality of care as average. This suggests variability in on-the-ground staff availability or differences in individual expectations. The inconsistency in addressing issues—ranging from quick accommodation of needs in some cases to slow or ineffective responses in others—is one of the strongest patterns across the reviews.

In summary, Morton Manor appears to offer affordable, community-oriented senior housing with several real strengths: attractive apartments, a secure and cozy environment, helpful administration in many cases, available resources, and active social programming. Key weaknesses to weigh are recurring maintenance delays, specific unresolved unit issues (e.g., blinds and stove), building-wide pest control problems and cleanliness concerns, and uneven staff accessibility and care quality. Prospective residents and families should balance the cost and community advantages against the possibility of variable maintenance and pest control performance, and may want to ask management for specifics about current pest control measures, average repair response times, and recent examples of resolved building-wide maintenance issues before deciding.
