    Warm staff, activities; safety concerns

I live here and I like the warm, caring staff, activities (bingo, salon, computer room), kitchenette options, laundry on each floor, and the nice outdoor picnic/barbecue areas. That said, the interior needs work, it can feel dirty and unsafe at times (frequent police/fire visits, high neighborhood crime), management is indifferent, and the elevator is often unreliable. Staff are generally pleasant and maintenance is improving, but punctuality/professionalism can be inconsistent and on-site food service is lacking. Note: 2-bedroom units require two residents - overall homey and I'd recommend cautiously if safety and elevator issues are resolved.

    Summary review

Overall sentiment across the reviews is mixed and somewhat polarized. Several reviewers highlight positive aspects such as a pleasant exterior, attractive outdoor recreation areas with picnic and barbecue facilities, and apartment features like kitchenettes, stoves, refrigerators, bathrooms, in-unit heat and air, and laundry on each floor. Multiple amenities are noted favorably, including a salon, computer room, Bingo and other activities, and weekly food deliveries. Some residents explicitly describe the community as homey, clean, and recommend it to friends or family. There are also reports that maintenance work has been improving, suggesting some responsiveness to building needs.

Care and staff receive varied commentary. A number of reviews praise staff as friendly, pleasant, patient, warm, and caring—several reviewers state they would recommend the staff and the community because of the personnel. These positive accounts indicate a strong interpersonal environment for many residents. At the same time, other reviews raise concerns about staff professionalism and punctuality, indicating inconsistent staff performance. Because both positive and negative staff experiences are reported, the pattern suggests variability in staff behavior or differences in individual expectations.

Facilities and building condition are similarly mixed. The exterior and outdoor spaces are consistently described as nice and suitable for socializing. Unit features such as kitchenettes, heat/air control, and laundry facilities are appreciated. However, interior upkeep is a recurring area of concern: some reviewers say interiors need a lot of work, describe dirty conditions, and call out specific communal spaces (for example, the community room) as poorly maintained. The elevator is a prominent negative theme—several reviews report frequent breakdowns and unreliability—which poses accessibility and convenience problems for residents. Some residents report remodeling that may be cosmetic or used to cover deeper issues, raising doubts about the thoroughness of repairs.

Safety, management, and neighborhood context are major and serious themes in the negative reviews. Multiple reports mention frequent police and fire visits, a high-crime neighborhood, and statements that tenants feel unsafe or at risk. Management is described as indifferent in at least some accounts, which compounds safety concerns and undermines confidence in the operator’s responsiveness. These reports stand in strong contrast to reviews that emphasize a warm, caring staff and create a mixed but potentially troubling overall picture: good day-to-day interpersonal interactions for some residents, but systemic issues around building security, emergency response frequency, and managerial follow-through for others.

Activities, dining, and policies: social programming such as Bingo is available and appreciated by residents who mention it. Weekly food deliveries are noted positively, but several reviewers desire on-site full dining services, indicating a gap between current provisions and some residents’ expectations. One administrative detail mentioned is an occupancy policy that requires two residents in 2-bedroom apartments; reviewers flagged this as a constraint and it may be relevant to potential applicants. Access to grocery shopping is also called out as an area that ‘‘could be better.’'

In summary, Ferndale Park Co-op presents a set of clear strengths—outdoor amenities, useful in-unit features, social activities, and multiple reviewers who praise the staff and community feel. However, these strengths coexist with significant and recurring concerns: safety and neighborhood crime, intermittent emergency responses, unreliable elevator service, mixed reports on interior cleanliness and maintenance, and perceived managerial indifference. The reviews suggest the community could be a good fit for residents who prioritize social atmosphere, outdoor space, and in-unit amenities and who experience the attentive staff firsthand. Conversely, prospective residents and families should investigate the safety history, elevator reliability, the specifics of recent maintenance or remodeling work, and management responsiveness before deciding. Where possible, arrange an in-person visit during different times of day, ask for documentation about building maintenance and incident responses, and speak directly with current residents to get a fuller picture of the consistency of care and facility upkeep.

    About Ferndale Park Co-op

Ferndale Park Co-op stands as an eleven-story apartment building meant for people aged 55 and older, and it's especially for low-income seniors, though some younger people with physical disabilities can also live here, and what you notice is every resident has a say in how the place is run because the community uses a cooperative model, so members vote on decisions and take part in things like officer training and meetings with lots of opportunities to lead and get involved, while regular amenities include a community room for gatherings, laundry facilities, a fitness center, and a private park with a walking path, and the building's non-smoking rules require smoking to stay away from the common areas and at least 25 feet from the entrance, and if you like walking to nearby places, there's a shopping center just steps away from the front door, which makes errands easier. Residents take care of their own personal assistance or bring in someone they supervise, since building management and staff don't provide hands-on care or supervision, but instead focus on handling property issues, support for social programs, and making sure accessibility features are in place, making this a good fit for people who want to stay independent but like having some support from a tight-knit community that's been recognized as a Communities of Quality Corporate Partner, and while you won't find a long list of detailed care services or fancy amenity names, what you do get is a straightforward, community-centered living option where everyone pitches in and looks out for each other in comfortable one- or two-bedroom apartments fresh from renovation.
