    Beautiful facility but poor management

I moved in excited - a bright, nearly new facility with a Parisian-style atrium, clean apartments (two-bed options, walk-in showers, large bathrooms), terrific on-site amenities (salon, coffee/cafe, library, post office, dog wash/park, fitness/wellness, game/craft rooms) and genuinely caring, friendly staff and residents. Initially wonderful, but management has been poor lately: persistent odors from soiled linens/diapers, apparent lack of proper biohazard disposal, pets and dog urine in elevators, policy violations, an often-absent on-site manager and unreachable owners - which raises safety and care concerns. I'm very happy with the staff, amenities and layout, but I'd recommend this place only if you're comfortable accepting serious management and pet-control issues.

    Summary review

Overall sentiment in the reviews is mixed but leans positive regarding the physical facility and on-site amenities, while raising notable concerns about management, hygiene, and policy enforcement. Many reviewers praise Homestead Village as a new, attractive senior living option: the Parisian-inspired atrium and common areas receive repeated compliments, and the building is described as clean, shiny, and well-maintained with a 'new' smell. Residents and visitors highlight a long list of convenient on-site features — salon/beauty shop, wellness/fitness center, library, game room, banquet/small party room, post office, on-floor laundry, coffee bar, grocery delivery, and outdoor seating and grills. The community offers active programming (bingo, bible study, crafts), a 24/7-accessible craft room with coffee and tea, and pet-friendly amenities such as a dog run and dog washing station. Staff are frequently described as friendly, accommodating, and caring, and multiple reviewers explicitly recommend the community and express resident happiness.

However, a significant minority of reviews report serious problems that potential residents and families should weigh carefully. Some comments allege poor management responsiveness — an on-site manager who is often not present and owners who are difficult to contact. The most serious complaints concern hygiene and safety: strong odors from diapers and soiled linens, claims of inadequate biohazard waste disposal, and reports that some tenants are not receiving sufficient personal care. Pet-related issues are also a recurring problem in negative reviews — pets policy violations and dog urine in elevators and common areas were specifically mentioned. These reports contribute to perceptions among a few reviewers that the community sometimes feels more like a nursing home than a retirement community. These are not trivial issues; odor and biohazard concerns imply operational and regulatory risks that deserve prompt attention.

Practical and operational notes emerge consistently. Units are generally described as nice with good layouts (some with very large bathrooms), but square footage can be smaller than some prospective residents expect. One accessibility concern was mentioned: the automatic door opener being placed too far from the door, which could be a barrier for residents with mobility limitations. Several reviewers noted that certain improvements are constrained by corporate decision-making, which may slow or limit facility-level changes. Cost is described as reasonable by many, but a few reviews note that pricing could be an affordability issue for some households — so clarity about fees, what services are included, and potential extra costs is important when evaluating this community.

Patterns and recommendations: the dominant positive themes are the newness of the building and breadth of amenities, along with generally warm frontline staff and active programming. The dominant negative themes are management responsiveness, hygiene and care standards for some residents, and enforcement of pet policies. These patterns suggest variability in resident experience — many appear very satisfied, while others encountered serious problems. Prospective residents and family members should verify specific, high-impact operational issues during tours: visit at different times (including evenings/weekends) to assess odors and staff presence; ask directly about biohazard and laundry protocols; request written pet policies and recent examples of enforcement; confirm how on-site management and owners can be contacted and how responsive they typically are; measure unit square footage and try door/opening mechanisms for accessibility; and inquire about what changes require corporate approval and typical timelines.

In summary, Homestead Village offers a modern, amenity-rich, pet-friendly environment that many residents enjoy and recommend. At the same time, reported lapses in management, sanitation, and policy enforcement are serious enough to warrant careful, specific inquiry before committing. If you value new facilities, strong amenity offerings, and a social environment, this community appears attractive; if hygiene, consistent on-site managerial presence, and strict policy enforcement are priorities, investigate those areas thoroughly and seek documented assurances or remediation plans from management prior to move-in.
