    Nice location but poor value

I lived here 11 years - the lakefront setting, clean landscaping, revamped clubhouse, monthly activities and free/available bus to doctors and grocery are great. Rent on a 2-bed with carport is low (~$800) but only really affordable with family help; electric heat is expensive and there are annual increases and extra fees. Buildings are old and units small with outdated kitchens (no dishwasher, old fridges), spotty maintenance, aging laundry rooms, and some serious upkeep issues (water damage, dirty rooms). Management changed from the founders to their children; staff can be unfriendly and I had my deposit mostly withheld for "wear and tear." Beautiful location and decent services, but poor value overall - I can't recommend it.

    Summary review

Overall impression: Reviews of Forest Meadows Villas present a mixed but strongly location-driven picture. Many reviewers praise the property’s lakeside setting, outdoor areas, and recently updated clubhouse and common areas, which contribute to an attractive physical environment. At the same time, multiple reviews call out significant variability in unit condition, management practices, and value for money. The overall sentiment is split between residents impressed by affordability, location, and basic services, and others frustrated by maintenance problems, management decisions, or perceived hidden costs.

Location and grounds: The property’s lakefront location and outdoor amenities are consistently cited as key strengths. Reviewers mention picnic areas with grills, well-kept landscaping, a clubroom, and outdoor activity spaces; these features are among the most positively noted aspects. The exterior and common spaces appear to have received recent attention (a revamped clubhouse is mentioned), and many reviews describe the grounds as clean and pleasant for residents and visitors.

Units and physical condition: Accounts of individual units vary considerably. Several reviewers report remodeled, immaculate suites with in-unit washer/dryer and reasonable two-bedroom rent (one example cited around $800 including parking). Conversely, others describe small, dated units with older cabinetry, no dishwasher, old refrigerators, and inadequate or ancient laundry facilities in the building. A few reviews are particularly critical—reporting extremely dirty rooms and major water damage on ceilings—indicating that unit condition may be inconsistent across the property. Common physical shortcomings include a lack of walk-in showers (tubs are standard) and small or awkward floor plans. The mixed reports suggest that while some units have been upgraded and maintained, others lag and may need repair or renovation.

Services, dining, and activities: Forest Meadows appears to offer a practical range of resident services that many find valuable. Transportation is a recurring positive: a free bus for doctor’s appointments and shuttles to grocery stores are specifically mentioned. Activities, monthly outings, and a clubroom provide social options; however, enjoyment of those activities is subjective—some residents participate and appreciate them, while others note they don’t personally enjoy the offerings. Meal service (noted as $5 meals) and inclusion of a Life Alert necklace/device are additional practical benefits cited by reviewers. The property lacks an on-site beauty shop, which some residents view as a minor convenience gap.

Management, fees, and financial concerns: Management is a major source of mixed sentiment and the largest pattern of concern. Some reviews describe the community as family-owned with engaged management and friendly staff. Others detail ownership transitions (owners leaving, children taking over) and accuse management of being money-focused or poorly run. Several financial red flags appear in the reviews: annual rent increases, statements that affordability sometimes requires family subsidies, and at least one allegation of a withheld deposit after 11 years due to wear-and-tear charges. These accusations raise concerns about transparency in billing, deposit handling, and the long-term affordability of the community for fixed-income residents. High electric heating costs are also cited as a recurring expense for residents to consider.

Staff and maintenance responsiveness: Opinions about staff and maintenance are mixed. Some reviews praise on-site maintenance and regular garbage pickup as helpful features, while others report unhelpful or unfriendly staff and poor management responsiveness. This inconsistency again suggests that resident experiences vary widely and may depend on the particular unit, timing, or which staff members are interacting with residents.

Notable patterns and final assessment: The most consistent positives are the location, outdoor/common-area upkeep, and the availability of transportation and basic services (meals, Life Alert). The most consistent negatives are variability in unit condition (from remodeled to severely damaged), management and financial concerns (ownership changes, concealed or disputed charges), and outdated or limited in-unit amenities (no dishwasher, tubs instead of walk-in showers). Prospective residents should prioritize an in-person, thorough inspection of specific units (since no model apartment is available) and request clear, written explanations of all fees, deposit policies, and historical rent increases. Given the mixed reviews, Forest Meadows Villas may be an attractive option for people who value lakeside setting, transportation, and community spaces and who can secure a well-maintained unit and clear financial terms. However, those who need consistently updated units, robust on-site services, or strong guarantees against hidden fees should proceed cautiously and verify unit condition and management policies before committing.
