    Affordable but rundown and unprofessional

I appreciate the affordable rent, good location, secured entrance, gardens and monthly activities, and a few nicely remodeled units - but overall I'm disappointed. Caretakers are often rude or lazy, management can be unprofessional and non-responsive, and the building and common areas are rundown, dirty, smelly and full of junky furniture. It's quiet and some units are comfortable, but I wouldn't recommend it for frail elders unless you need a very low-cost option.

    Summary review

Overall sentiment about Butler Square Apartments is mixed, with clear strengths around affordability, location, community spaces and garden amenities, but significant and recurring concerns about management, cleanliness, and the condition of many apartments and common areas.

Care quality and staff: Reviews show a stark divide in perception of staff and care. Several reviewers describe staff as friendly and caring, and some note accessible onsite management. At the same time, a substantial number of reviews characterize caretakers and management as unprofessional, non-responsive, rude, lazy, or disrespectful. This inconsistency is a dominant theme and suggests that resident experiences vary widely depending on which staff they interact with or when they moved in. The variation also affects reported resident happiness — some say relatives are much happier, while others advise the facility is "awful for elderly."

Facilities and maintenance: The building exterior and select updated units can look nice, and features such as a secured entrance, atrium pathways, community room, and garden/raised-vegetable plots are frequently praised. However, many reviewers report poor overall maintenance. Common areas are described by some as dated but homey and always clean, while others call them disgusting, smelly, dirty, and filled with "junky" furniture. Landscaping receives mixed feedback as well: a few noted attractive gardens, while others report poorly maintained grounds. The pattern indicates uneven upkeep — attractive or well-kept elements exist alongside neglected spaces.

Apartment interiors: Multiple reviewers cite that most apartments are old, worn, and in poor condition, with ancient kitchens, poor lighting, and beat-up finishes. A consistent note is that only a minority of units have been remodeled or have new windows; these updated units are praised, but they appear to be the exception rather than the rule. This split between a few renovated units and many outdated ones is a recurring complaint and a key factor in resident satisfaction.

Cleanliness and comfort: Cleanliness reports are mixed. Some residents explicitly mention comfortable, homey, and always-clean areas; others emphasize unclean, smelly common rooms and worn-out furniture. The tension between these reports suggests variable cleaning standards or uneven housekeeping enforcement. Comfort and atmosphere also vary: several reviews describe a wonderful or happy environment for some residents, while others report the environment as run-down and unsuitable for older adults.

Activities and community life: Positive mentions include monthly activities and church services, which contribute to a sense of community for some residents. Garden spaces and communal pathways are also cited as beneficial for resident engagement. These programmatic and amenity strengths are frequently listed among the positives and appear to be consistent selling points.

Management, patterns, and recommendations: The most consistent and significant pattern is inconsistency. Many elements are described in both positive and negative terms across different reviews: management is both onsite/available and non-responsive; staff are both caring and rude; areas are both clean and disgusting; some units are updated and many are outdated. This suggests highly variable resident experiences driven by uneven management practices, selective renovations, or fluctuating staffing. Prospective residents and family members should investigate which units are renovated, ask about recent maintenance and cleaning schedules, and speak directly with current residents and onsite staff about responsiveness and treatment. For those prioritizing affordability, location, gardens, and some community programming, Butler Square may be a good fit. For those who require consistently modern apartments, strong professional management, and uniformly well-maintained common areas, the mixed reports indicate potential risk.

Note on missing details: Review summaries do not provide specifics about dining services, medical care, or formal care plans typical of assisted living; the facility appears to be independent living-focused. If those services are important, confirm availability and quality directly with management before deciding.

    About Butler Square Apartments

Butler Square Apartments sits in Butler, Wisconsin, and people there know it for its friendly and helpful staff, as well as for being a place where seniors can get the support they need without feeling rushed or overlooked, since the building does have some older spaces and a few common areas that could use sprucing up, but the atmosphere is still warm thanks to the managers and owners who care about the people living there and make time to answer questions or organize activities. The apartments come in different sizes, like studio, one-bedroom, and two-bedroom units, and while some rooms might feel a bit dated, many have new carpets and fresh paint, and there's a secured entrance for safety so residents feel at ease. This community covers a wide range of care, including independent living for active seniors, assisted living for those who require help with meals, daily routines, and medication, as well as memory care, skilled nursing, rehabilitation, hospice care, respite care for short-term stays, and even adult day care, so families can find the right fit for their loved ones under one roof.

Residents get chef-prepared, nutritious meals planned out to fit senior needs and are welcome to take part in social gatherings in the community room, garden spaces, and recreation areas, or attend church services right on site if they like. Monthly activities encourage people to connect, use their minds, and stay active, while specialized programming, sometimes honored with awards like Best of Senior Living, keeps things engaging. Staff help with daily needs but also do small things that bring joy-a kind word, a favorite hobby, or encouragement to join an event-and people have described them as joyful and kind. Some apartments have atrium pathways and garden spaces nearby, and there's access to places like parks, pharmacies, and places of worship, which makes the simple day-to-day tasks a little easier.

Butler Square Apartments belongs to a broader network with places called Capitol Hill Senior Apartments, Discovery Commons Brookfield, Oak Park Place, Avalon Square, Birchrock Senior Apartments, Highlands at Aero Park, and many others nearby; these sometimes use terms like "Apartments 55+," "Retirement Community," or "Heritage" for their communities. Some places in the network act as continuing care communities, so residents can move between levels of service if their health changes, and some offer below-market rental rates for seniors or couples who meet certain low-income guidelines, although there are age limits to live there. The buildings have maintenance-free living, personalized care options for independent or assisted needs, and spaces to gather even if the furniture's not fancy or the hallways look a little worn, so folks can focus on what matters-living comfortably with support while feeling at home in a safe and friendly place.
