    Friendly staff but failing maintenance

I moved in because of the many activities, outings, good meals and amenities (bank, health center, salon, chapel, laundromats) and the staff were friendly, caring and efficient - at first it felt like a perfect, well-managed place. Lately management and maintenance have fallen apart: slow repairs, backed-up sinks, leaks with buckets, holes in hallways, stained carpets, dirty common areas and even bedbugs. The staff remain wonderful and engaged, but until leadership fixes cleanliness and maintenance I can't recommend this community.

    Summary review

The reviews present a sharply divided picture of Berkshire Kensington: a substantial number of reviewers praise the staff, activities, amenities, and community atmosphere, while a roughly equal number report significant management, maintenance, and cleanliness problems. The result is an overall sentiment that is mixed — many residents and visitors are highly satisfied, but there are serious, recurring complaints that some prospective residents should consider carefully.

Staff and care quality: One of the clearest patterns is that staff are frequently described in very positive terms. Multiple reviews call staff wonderful, caring, helpful, efficient, and attentive to resident needs. Several reviewers specifically mention that staff followed up on relatives’ needs and made residents feel welcome. These consistent comments suggest that on-the-ground caregiving and resident-facing personnel are a strong point for the community in many people's experiences.

Management and maintenance: In contrast to the praise for frontline staff, management and maintenance receive mixed-to-negative feedback. Several reviews describe the community as "poorly managed" or "incompetent," and note an overall decline in offerings and upkeep. Specific, serious maintenance issues are cited: slow response times, backed-up sinks, water leaks that required placing buckets, holes in hallways, stained carpet, and dirty common areas. These are repeated themes and, along with reports of decline, suggest inconsistency in building upkeep and facilities management over time or between different parts of the property.

Cleanliness and pests: Cleanliness is a contested area. Some reviewers explicitly state the facility is very clean and well maintained, while others report dirty, rundown conditions and even bedbugs. The presence of bedbugs in at least one report is a notable red flag and contrasts sharply with other accounts of immaculate common areas. This range of experiences points to either episodic infestations/cleanliness problems or variability in maintenance standards across different periods or units.

Facilities and amenities: Many reviewers list a broad set of amenities that add convenience and social opportunities: salon, chapel, workout room, on-floor laundromats, elevators, a store and bank on-site, large dining room, and pet-friendly policies. These amenities are repeatedly mentioned as contributing to an active, independent 55+ lifestyle. However, some reviewers say offerings that used to be available (banking, health center, shopping, or other services) are now lacking, reinforcing the theme of inconsistency over time.

Activities and social life: The activity program is a consistently strong positive across the summaries. Reviewers mention organized activities, daily events, outings, entertainment, and special programming (for example, a birthday comedian). Many reviewers note the community is active and engaging and that activities were a major reason for satisfaction; several say they would recommend the community for this reason.

Dining and meals: Dining impressions are mixed. Several reviews praise the dining experience, mention good meals and the option to order out, and list a large dining room as an amenity. Conversely, some reviews explicitly state there are "no meals offered." This discrepancy could reflect differences in contract/package choices (independent living with/without meal plans), changes in services over time, or uneven communication during tours. Prospective residents should confirm current dining arrangements and what is included.

Overall patterns and recommendations: The strongest patterns are (1) consistently positive remarks about staff friendliness and activity programming, and (2) recurring, specific complaints about management, cleanliness, and maintenance responsiveness. Because the reviews are polarized — with many enthusiastic endorsements and some serious condemnations (including bedbugs and water leaks) — the most prudent interpretation is that resident experiences vary substantially. This variability could be due to temporal changes in management or staffing, different building wings/floors, or inconsistent maintenance practices.

If evaluating Berkshire Kensington, prospective residents and families should: (a) ask direct, recent questions about maintenance response times and pest control, (b) tour multiple parts of the building at different times to assess cleanliness and upkeep, (c) request specifics about current dining options and what is included in housing agreements, and (d) speak directly with current residents about recent trends in management and services. In short, many reviewers report a warm, active community with excellent staff and amenities, but the serious and repeated facilities and management complaints warrant careful, up-to-date verification before making a decision.
