    Beautiful campus, great food, concerns

I love the brand-new, beautiful campus - lovely apartments with Pikes Peak views, exceptional chefs, multiple dining venues and delicious, healthy meals. I found the staff and residents warm and accommodating, and the activities, gyms, pools, therapy and clubs make for an enriching, all-in-one lifestyle. That said, I'm concerned about safety and operations: an unreliable exit gate that could delay emergency egress, a slippery bathroom hazard I noticed, long waitlists/unclear reopening timelines, and troubling reports about deposits and broken promises - so I recommend caution.

    Summary review

Overall sentiment in the reviews is strongly mixed but leans positive on day-to-day resident experience and amenities while raising several serious operational and safety concerns that prospective residents and families should investigate further.

Strengths: The most frequently mentioned positives are related to dining, staff, activities, and the quality of the physical campus. Multiple reviewers praise the dining program—describing food as superb, varied, healthy, and presented by exceptional chefs across several dining venues. The campus is repeatedly described as brand-new, beautiful, and thoughtfully designed, with lovely apartments and scenic views (notably Pikes Peak). Residents and early movers report a warm, welcoming atmosphere: staff are called friendly, accommodating, and kind, the front desk offers small, appreciated gestures, and fellow residents are described as sociable and friendly. The community offers an extensive slate of wellness and recreational options (gyms, pools, therapy), many activities (discussion groups, book club, men’s/women’s clubs), and frequent outings plus transportation support for appointments. Practical services like biweekly cleaning with sheet washing and a dog-friendly policy also contribute to the appeal. Several reviews explicitly call the community a five-star or “all-in-one” lifestyle destination and describe positive move-in experiences for initial residents.

Concerns and inconsistencies: Despite the positive themes above, multiple reviews call out serious safety and operational issues. The most alarming recurring concern is the exit gate: reviewers report a finicky gate that will not open unless timed precisely, and at least one report states the front desk cannot override it for exiting residents. This has been framed as an emergency risk that could cause dangerous delays. Separate safety/cleanliness issues include a report of a hazardous condition in a public bathroom (baby oil on a toilet causing a slip risk) and at least one family leaving the community over safety worries. Management and operational criticisms also appear: reviewers allege financial improprieties such as taking deposits and breaking promises, and note very long wait times for move-in (reports of waits up to three years). There is also confusion over operational status—some summaries indicate the facility or parts of it are not yet operational or not open with unclear timelines for reopening or occupancy, producing uncertainty about care availability and timelines for promised services.

Care quality and staffing perspective: While direct comments about clinical care levels are limited, the consistent praise for staff friendliness, accommodating behavior, and front-desk attentiveness suggests a strong customer-service orientation among employees. The abundance and quality of activities, therapy options, and transportation imply an infrastructure supportive of resident well-being when fully staffed and operated. However, any positive assessment of care should be tempered by the operational and safety issues reported; staff may be friendly, but systemic problems (gate malfunctions, cleanliness lapses, unclear management practices) can undermine resident safety and trust.

Facilities and amenities: The facility is repeatedly described as modern, attractive, and well-equipped with multiple dining areas, gyms, pools, therapy services, and pleasant apartments with notable views. The “brand-new” campus and varied amenity offerings are consistent themes and a strong draw for residents seeking an active, all-inclusive lifestyle. The programming—clubs, discussion groups, outings, and consistent recreational offerings—appears robust and a major positive in resident experience.

Management, transparency, and safety recommendations: The reviews reveal two clusters of issues management should address urgently: (1) safety and maintenance (gate reliability and override procedures, public area cleanliness and hazard mitigation), and (2) business practices and transparency (deposit handling, honoring promises, clear communication on waitlist timelines and opening dates). These are not minor complaints; gate and emergency-exit reliability and documented cleanliness lapses are immediate safety risks, and allegations about deposits and long, opaque wait times can severely damage trust. Prospective residents and families should seek clear, written answers from management about emergency egress procedures, gate control protocols, recent remediation actions regarding any cleanliness incidents, current operational status and timelines, deposit policies and refund guarantees, and expected waitlist timing.

Overall assessment: Aberdeen Ridge appears to offer an attractive, activity-rich living environment with excellent dining, amiable staff, and high-quality amenities—qualities that have impressed early residents. However, several reviews document serious safety and management concerns that counterbalance those positives. The pattern suggests that while the resident experience in daily life and programming is strong when services are running, there are operational inconsistencies and potential governance issues that need resolution. Families and potential residents should be encouraged by the many positives but also compelled to perform due diligence on safety systems, operational readiness, and contractual terms before committing.

    About Aberdeen Ridge

Aberdeen Ridge sits on 26.5 acres near Garden of the Gods, giving people wide views of Pikes Peak and the Rocky Mountains, and you can see right off the bat they've put thought into how they help older adults find the right level of support, whether that's independent living, assisted living, memory care, or even skilled nursing for when health changes happen. The community is faith-based and run by Presbyterian Manors of Mid-America, which has over 75 years of experience with senior living, and they're connected with the Presbyterian Association of Homes and Services for the Aging, so people looking for respected, not-for-profit care might find that important. Aberdeen Ridge offers a Life Plan Community set-up, which means seniors can move between services as they need-like living on their own while healthy, getting help later with daily needs, or moving to memory care or skilled nursing if life turns that direction. Staff provides care at all hours, with help for things like bathing, dressing, medicine, and close supervision for those who need it, and residents have a responsive call system for safety. Aberdeen Ridge puts time into programs such as Music & Memory, with certified dementia care professionals on hand, and tries to keep life busy with events, guest speakers, and series like Art Is Ageless® and Peak Living Wellness, which some people will enjoy. They offer some unique touches, like affordable housing toolkits and resources from the POAMN Older Adult Ministry Guide, and there are disaster recovery resources in place for peace of mind. Aberdeen Ridge is the only not-for-profit Life Plan Community in Colorado Springs, which will matter to some, and since there's a licensed skilled nursing facility on-site, people can stay in the same place as their care needs grow. There are several apartment floor plans, gardens and trails, fine dining, and activity spaces for residents who want a vibrant independent living scene or those who just want quiet comfort. Aberdeen Ridge is close to Denver and set among parks, trails, farmers' markets, and arts festivals, which gives families extra things to do. The facility is recognized as a verified community with good scores for neighborhood safety and livability, and they maintain high-quality care standards. For people needing extra care or just wanting a safe and active place to live as they age, Aberdeen Ridge provides many options and resources.
