    Caring, clean home; highly recommended

I placed my mother in this small, low-occupancy home (about eight residents) and I'm very happy with the care. The staff are caring, responsive, and attentive - they take residents to appointments, lead walks and sing-alongs, and my mom is the best she's been in a long time (bedsore improved, health up). The place is exceptionally clean, home-like and private with nice outdoor/forest areas; shared rooms run about $4,000-4,500 and prices weren't raised while we stayed. Nurses work 12-hour shifts, you can use facility furniture or bring your own, and staff really meet individual needs. Accessibility is limited (split-level, five steps-tough with a walker) and the lower level needs work, but overall I'd highly recommend it for peace of mind and reduced caregiver burden.

    Summary review

Overall sentiment across the reviews is strongly positive, with repeated praise for the quality of hands-on care, the attentiveness of staff, and the facility's clean, home-like environment. Multiple reviewers emphasize that residents' health improved after placement, with specific examples such as wound improvement and better overall condition. Caregivers are described as knowledgeable and responsive, providing individualized attention and meeting specific needs. Several comments highlight that staff take residents to doctor appointments and are proactive about addressing medical concerns, which contributes to family members' peace of mind and reduced caregiver burden.

Staff and management receive consistent commendation for being caring, communicative, and flexible. Reviewers note that the staff are lovely, attentive, and able to customize care—especially for memory-care needs. The presence of nurses (working 12-hour shifts, as mentioned) and a responsive communication style are cited as reasons families feel safe and supported. The facility is frequently recommended by current family members, and some describe the resident as doing better now than in a long time, indicating perceived improvements in quality of life.

The facility's physical setting and upkeep are repeatedly described as strengths. Reviewers call the community exceptionally clean, updated to current standards in parts, and home-like rather than institutional. Outdoor amenities such as a backyard and forest walking area are important positives, giving residents access to nature and safe outdoor time. The small, intimate size of the community (around eight residents) is framed positively by many as allowing personalized care and attention; pricing stability and a flexible furniture policy are additional practical benefits noted by families.

However, there are consistent caveats and areas for improvement. The building is a split-level converted house, which introduces accessibility challenges: reviewers cite five steps, walker-unfriendly areas, and overall layout limitations that could be problematic for more mobile-impaired residents. Several reviewers explicitly mention shared bedrooms and bathrooms, which is an important consideration for privacy and comfort. The lower level of the house is described as needing work, whereas the upper level is generally viewed more favorably.

Activity programming receives mixed feedback. While some activities such as sing-alongs are mentioned, multiple reviewers observed limited or inconsistent activities and expressed a desire for more structure and routine. For families seeking a highly programmed social environment, the small size and low occupancy—while beneficial for individualized care—may reduce the variety and frequency of group activities. Relatedly, while food was seen in passing by at least one reviewer, dining quality and menu details are not well-documented in the reviews, leaving that area somewhat unclear.

In summary, Home Care at Popa's Assisted Living appears to be a well-maintained, small-scale facility with strong, compassionate staff and a clear focus on individualized, medical- attentive care—particularly suited for families seeking a home-like memory-care environment and hands-on support that includes medical appointment transport and responsive communication. Prospective residents who require greater privacy, fully accessible single-level layouts, or a robust schedule of group activities should carefully evaluate room configuration (shared vs. private), mobility needs related to the split-level structure, and the level of daily programming. Overall impressions are favorable, with multiple family members highly recommending the community based on observed health improvements, attentive staff, and a clean, secure atmosphere.

About Home Care at Popa's Assisted Living

Home Care at Popa's Assisted Living sits in the Black Forest area of Colorado Springs, where you'll find quiet country living and regular sightings of deer and small critters across the 10-acre grounds, and folks can enjoy a peaceful walk on a well-kept path that loops around the property, which isn't always common in these sorts of places. Residents-both men and women, depending on the group home-live in a private house setting instead of a big facility, with a more personal feeling and plenty of space inside, including roomy living areas, a comfortable sunroom, and a choice between shared or private bedrooms. Meals are home-cooked, and nurses are always on staff, while doctors make weekly house calls and stay on call for health needs. There's a full staff awake 24 hours a day for safety, and caregivers handle medicine, personal hygiene, cleaning, and daily chores with care and due diligence, all while keeping up with strict cleaning routines so things stay tidy and safe.

Popa's also lets residents bring pets, which can help people feel more at home, and is fitted with wheelchair accessible showers and wide hallways for those using walkers. There are a few stairs, but they're easy to use with support if needed. Activities are scheduled daily, mixing social, educational, and entertainment options in both indoor and outdoor spaces, and there's a strong sense of neighborliness among everyone. The property's three group homes-Popa's, Kettle's, and Moma's-offer different environments, like Kettle's for memory care, and Moma's with vaulted ceilings and extra big bedrooms, so care can suit many needs as people age or require more help.

Popa's staff arrange rides to appointments, provide a salon with hair and nail services, and can coordinate therapy or hospice when needed, working with outside care partners, supporting seniors through many stages so they don't have to move again for extra help. Meals and transportation are included, and the place stays licensed by the State of Colorado, with a Nursing Home Administrator on record, which folks tend to find reassuring. Altogether, Popa's gives seniors a tranquil, home-like place to live in the Black Forest area, with enough support and daily structure to keep life comfortable, safe, and a little more interesting, all at a slower pace than in a big, busy senior building.
