    Warm staff, lovely location, recommended

I moved into this lakeside community and overall I'm very pleased: the staff are warm, professional and genuinely caring, the apartment was clean, bright and roomy with lots of storage, and the grounds and lake views are lovely. It's convenient to shops/restaurants, offers an impressive variety of on- and off-campus activities, regular shuttle/grocery trips, weekly housekeeping and good social life - excellent value versus owning a home. Downsides: it's independent living so meals aren't included (there is meal delivery and dining options), some units are small, no covered parking, limited fitness equipment, and I've seen management hiccups - staff turnover, communication gaps, canceled activities and winter snow/ice removal issues. Despite that, I'd recommend it for the staff, location and active community.

    Summary review

Overall sentiment: The reviews paint a predominantly positive picture of Concordia On the Lake as an attractive, activity-rich independent living community with a strong social ethos and many amenities, tempered by recurring operational and management concerns. A large portion of reviewers praise the campus’s lakeside setting, well-kept grounds, redecorated buildings, and variety of residential options (including cottages and apartments with private kitchens). Many residents and family members highlight the convenience of the location close to shops, restaurants, and community resources, and the property repeatedly receives compliments for its pleasant outdoor walking areas and scenic views.

Staffing and care quality: Across many reviews staff are described as friendly, caring, and personalized in their attention — residents are frequently greeted by name, caregivers are called helpful, and the community director and some managers are singled out as exceptional. Several reviewers emphasized that staff made transitions easier, provided individualized attention, and were effective at organizing activities and transportation. However, a consistent counterpoint is the presence of staff turnover and the impact of new, sometimes inexperienced employees. Multiple reviewers reported that new staff are not always properly introduced, can be dismissive, or lack experience, which undermines confidence in leadership and continuity of care. While day-to-day interactions with caregivers are often praised, concerns about leadership competence and administrative professionalism appear repeatedly.

Activities, transportation, and community life: One of the community’s strongest themes is its robust activity program. Reviewers frequently mention a wide and impressive range of activities — weekly social events, card games, cultural outings (plays, operas, concerts), museum trips, scenic and mountain excursions, and family-friendly events like holiday breakfasts. The transportation program (bus trips to grocery stores, shuttles to shows and restaurants) is highlighted as a major benefit for residents who do not drive. Many reviews describe a lively social environment where it’s easy to make friends, participate in group outings, and stay engaged, and several reviewers explicitly say they plan to renew their leases.

Facilities, apartments, and amenities: Reviews indicate that apartments are generally bright, spacious for the building type, and well-equipped with storage and newer appliances. The property offers amenities that add to resident life: a library, exercise facility, and a movie theater with an oversized TV were all mentioned. Some unit features and pricing vary by view and room type; cottages were noted but less frequently toured by visitors. Housekeeping (free weekly in some reports) and meal options receive mixed comments — some residents like the food and note accommodations for low-salt diets or meal delivery services, while others point out that in independent living meals are not always provided, so expectations differ depending on the unit type.

Management, safety, and maintenance concerns: The most significant and recurring negatives relate to management responsiveness and site maintenance, particularly winter safety. Multiple reviews report inadequate snow and ice removal, icy sidewalks, resident slips/falls, blocked garage/parking access from snow, and visible caution tape or drainage changes around entrances. These issues are described as creating potential legal liability and as examples of complaints that were not satisfactorily addressed. Several reviewers express frustration at perceived poor responsiveness from administration when safety or maintenance problems are raised. Additional management-related issues include vague communications, canceled or reduced activities, rent increases, decor changes, and fears about a potential sale of the property. There is at least one serious adverse incident recounted: a family reported an abrupt eviction after a hospital stay with poor communication and no refund of deposits/unused rent — this single but severe report colors perceptions of administrative fairness for some readers.

Patterns and trade-offs: The overall pattern is of a community with strong everyday strengths — location, scenery, active programming, friendly caregiving staff, and a sociable atmosphere — but with operational vulnerabilities that repeatedly surface in reviews. Operational vulnerabilities include staff turnover, occasional inexperience and dismissiveness among newer employees, inconsistent communications from leadership, and important safety/maintenance issues during winter months. Many reviewers recommend Concordia for its lifestyle and value, while advising prospective residents and families to probe management practices, winter maintenance routines, parking logistics, and contract details (refund/eviction policies, fee increases) before moving in.

Conclusion and guidance for prospective residents: If you prioritize a lakeside setting, active social life, frequent outings, and a welcoming community with attentive day-to-day caregivers, Concordia On the Lake appears to deliver those benefits to many residents. If your priorities strongly emphasize consistent administrative responsiveness, winter safety management, stable long-term staffing, or guaranteed meal services, you should seek specific assurances and documentation from management — ask about snow/ice removal contracts, staff turnover rates and training, activity calendars and cancellation policies, parking logistics (especially covered parking availability), and the community’s policies on refunds or lease termination in emergencies. Doing so will help weigh the community’s strong lifestyle advantages against the operational concerns that multiple reviewers flagged.

    About Concordia On the Lake

Concordia On the Lake sits in Littleton, Colorado, beside Johnson Lake and near the foothills of the Rocky Mountains, and this community started in 1999 and serves people aged 62 and older in a peaceful, scenic place with 217 total residences that include three apartment buildings and 22 cottage homes, where over 250 residents live. The apartments come in one- and two-bedroom options, from 648 up to 1,219 square feet, some with a den or office space and even a gas fireplace, and each has its own patio or deck along with a full kitchen, washer and dryer, and heating or cooling you control yourself, while the free-standing cottages offer larger floor plans up to 2,120 square feet with special features like granite countertops, walk-in closets, and upgraded baths. Residents can bring their own furniture and some personal items into unfurnished apartments, which helps them make the space their own, and if you want to bring a pet, you may do so with a fee and some restrictions, with one dog or cat allowed per home. Concordia On the Lake is a non-smoking community with a refundable reservation deposit and services such as bi-monthly housekeeping, snow removal, full maintenance, and utilities like gas, electric, water, and trash included, plus cable TV and internet, though residents arrange renters insurance themselves.

Concordia On the Lake focuses on independent and active retirement living, so you'll find a strong spirit of community in things like shared puzzles, day trips, group adventures, theater outings, and social meals, as well as wellness programs led by health professionals who help residents stay fit and informed. Residents enjoy walking paths around the lake and grounds, raised gardens, landscaped views, and regular visits to nearby cafes, shops, and a public library, and there are off-campus van excursions to concerts, museums, ball games, art galleries, shopping, and area restaurants. They've also got a 3,000 square foot event center, a theater room with a big screen TV, billiards rooms, woodworking shop, guest suite, and a beauty salon, and within the apartment buildings you'll find community kitchens, private dining, cozy spaces with fireplaces, and libraries. There's a fitness room and organized exercise classes, too, and on-site activities fill up the calendar with movies, educational talks, parties, and games, while a full-time Community Life Director makes sure there are always new programs.

Nearby Swedish Healthpark and an emergency room offer easy access to healthcare, and pharmacies and physicians are close as well, which makes getting medical help or prescriptions simpler when you need them. Residents have safe apartment and cottage homes, with security and friendly staff who get praise for being helpful, caring, and joyful, and the management team, led by Mr. Butch Wilson, Owner/Manager, takes care of day-to-day business and resident needs. Some apartments and cottages look out over the lake or mountains, and private patios or decks make outdoor relaxation easy, while homes come with washer/dryer units and well-equipped kitchens so residents can cook what they want in their own place. The meals in the community dining area get good reviews for nutrition and taste, and there are always new opportunities for socializing, whether through resident groups or organized cultural outings.

Concordia On the Lake supports aging in place by offering a range of independent living, assisted living, and memory care services, along with senior apartments for active adults 62 and older, and options include carefree living for those who require little to no help as well as tailored care for those who need assistance with daily activities or who have dementia or Alzheimer's. While the community encourages independence, caregivers are on hand to assist when needed, always respecting privacy. Parking and complimentary transportation are available, and residents who want to keep busy outside their homes have walking paths, access to shopping and dining, and views of nature and wildlife, which draws a friendly and diverse group of people. Lease terms require reaching out for details, and the community maintains a free waiting list for interested future residents. Concordia On the Lake has a long community history, a top BBB rating of A+, and no requirement for a large upfront entry fee, instead offering rental homes with flexible services and a starting price of $5,100 per month.
