    Mostly positive with some cautions

I moved my mom here and overall I'm pleased: move-in was seamless, the brand-new, light-filled apartments are roomy and beautiful, the location is convenient, and staff have been warm, caring, and helpful - Lifespark therapies and the busy activities/memory-care programs made a real difference. Communication and financial transparency were generally good. Caveats: dining quality and staffing have been inconsistent, there have been occasional missed services, responsiveness varies, and families need to advocate. I recommend with those cautions.

    Summary review

Overall sentiment in the reviews is mixed but leans positive with important caveats. Many reviewers praise Urbana Place Senior Living for its new, modern building, large light-filled apartments, cleanliness, and a welcoming community atmosphere. The facility’s amenities (salon/spa, bistro, guest suite), on-site medical/Lifespark therapy services, and pet-friendly policy are repeatedly called out as strong selling points. Multiple reviewers describe a seamless move-in experience, supportive transition staff (named staff like Shelly and Shaelee are singled out positively), and apartments with high-end finishes such as marble countertops, tall ceilings, and wide doorways.

Care quality and staffing show a clear divergence of experience across reviewers. On one hand, memory care aides and certain nursing staff receive high praise for compassion, dignity, and attentive service; reviewers highlight staff who know residents by name, strong activities directors, and supportive nursing that families trust. On the other hand, there are repeated and serious complaints about understaffing, high turnover, and lapses in basic care—examples include poor response to calls, residents left in soiled diapers for extended periods, urine/dried feces on floors, medication left unsecured or out, and reports of staff multitasking or being on personal calls during care. These reports indicate variability in care that often correlates with staffing levels and which staff are on duty.

Dining and activities are generally viewed as strengths but with notable variability. The community offers a broad range of daily and weekly activities (movies, crafts, happy hours, memory-care–tailored programming) that many residents enjoy and that contribute to a strong social atmosphere. Food receives mixed reviews: several families call meals delicious and restaurant-style, while others describe cold, bland, or overcooked food and dining staffing shortages that affect meal timeliness. Some reviews note helpful off-menu options and a social meal environment, while others mark dining as an area needing consistent improvement.

Management, billing, and policy transparency are areas of mixed performance. Several reviewers commend leadership for being responsive, open about billing, and willing to act on feedback. Conversely, other reviews describe billing disputes (including charges after a resident’s death), misrepresentation of elderly waiver policies, bait-and-switch concerns, and frequent director turnover that undermines continuity. Privacy and safety concerns are raised in multiple summaries—examples include unplugged cameras in a resident room, lack of resident call buttons, and unannounced room entries—which heighten family anxiety and underscore the need for clear safety protocols.

Facilities, location, and community culture are consistent positives. The building is new, well-designed, and clean; many reviewers praise the light-filled apartments and sense of community among residents. Families appreciate convenient location and accessible floor plans. Activities directors, chaplains, and certain therapy programs receive repeated commendations for engagement and individualized programming, especially within memory care. Maintenance responsiveness and visible cleanliness also contribute to many reviewers’ comfort and recommendation of the community.

Notable patterns and recommendations emerging from the reviews: (1) staffing consistency is the single biggest risk factor—when staffing is sufficient and stable, care and resident experience are excellent; when understaffed or during turnover, serious lapses occur. (2) While many staff and leaders are praised, experiences vary widely by shift and personnel, so prospective residents/families should ask about current staffing ratios, turnover, and specific protocols for medication security and hygiene. (3) Contract and billing clarity is essential—several families report unexpected charges or services not delivered, so insist on written clarification of the elderly waiver policy, move-out/bereavement billing practices, and any add-on fees. (4) Dining and weekend activities can be inconsistent; families who prioritize culinary experience or weekend programming should probe current staffing and menus.

In summary, Urbana Place Senior Living offers many strong, tangible advantages—modern apartments, a welcoming and active community, on-site therapies, and many caring staff members—and is recommended by numerous families. However, there are recurring and serious concerns around staffing shortages, occasional neglect incidents, medication and privacy safety, and billing/contract transparency. The overall picture is of a well-designed and potentially excellent community whose quality depends heavily on consistent staffing, vigilant management, and active family advocacy to ensure promised services are reliably delivered.
