    Safe, affordable, social community; aging

I moved here years ago and never regretted it. The place is safe, affordable, and social - friendly neighbors, active committees, flexible activities, exercise equipment and a beautiful library; my room is a good size and well laid out. It's self-managed with capable staff and an outstanding property manager and maintenance engineer who keep things clean and cared for. The building is old and aging (major systems and some structural work will need replacement), so check the co-op financials before buying.

    Summary review

Overall sentiment in the reviews is positive: Valley View Cooperative is consistently described as an affordable, comfortable, and community-oriented place to live. Reviewers emphasize a clean, well-cared-for facility with attractive common areas (including a library and exercise equipment), nicely laid-out and reasonably spacious apartments, and an active social life supported by resident-led committees and a range of activities. Multiple comments note friendly neighbors, a sense of safety, and strong community ties—residents report forming lasting friendships and feeling they made the right decision to move in. The presence of a long waiting list is an additional indicator of demand and perceived value.

Staff and on-site management receive mostly favorable mentions. Reviews call out a capable and experienced staff, an outstanding property manager, and a strong maintenance engineer. Those specific staff members are highlighted as contributors to the facility’s upkeep and resident satisfaction. The cooperative’s self-managed nature and active committees are presented as strengths that foster resident involvement and influence over community decisions. At the same time, there are conflicting comments about management: while some praise on-site personnel, at least one review raises concern about mismanagement, so prospective residents should verify current management practices and recent resident feedback before deciding.

Facility condition is a mixed picture. Many reviewers describe the property as updated and well-maintained, clean, and attractive. However, several reviews also flag that the building is aging and that major equipment—specifically heating/cooling systems and an old furnace—will likely need replacement. Structural concerns and unit-specific problems were noted in some summaries. This suggests that while common areas and many units are kept in good order, the property may be approaching capital-intensive repair cycles. Prospective buyers should expect to ask detailed questions about the building’s capital plan, reserve funds, and the timeline and cost estimates for HVAC, structural, or other major replacements.

Activities and resident life are strong points. Reviews mention an interesting activity calendar with varying levels of participation expected, on-site exercise equipment, and an attractive library. Resident committees appear active and engaged, which supports a lively community and gives residents avenues to shape programming and policies. The cooperative’s social environment is described as both comfortable and supportive; one reviewer specifically noted being allowed to stay after her husband’s death, indicating accommodating residency policies and social stability.

Financial and governance cautions are recurring themes. Several reviewers explicitly advise inspecting the cooperative’s financial statements before buying, a recommendation tied to the building’s age and the prospect of upcoming capital expenditures. The combination of an aging physical plant and at least one mention of mismanagement suggests potential risks related to inadequate reserves or poor fiscal oversight. Prospective purchasers should request recent audited financials, a reserve study, minutes from board/committee meetings, maintenance logs, and a history of assessments or special charges. Also clarify how the self-management model functions day-to-day, the roles of paid staff versus volunteer committees, and whether there are current plans or budgets for major system replacements.

Notably absent in the reviews is detailed commentary about dining services or medical/health care offerings, implying that either these are not major features of this cooperative or reviewers did not focus on them. In summary, Valley View Cooperative appears to offer strong community life, capable on-site personnel, attractive living spaces, and good value for cost-conscious buyers—but the building’s age, equipment replacement needs, and some governance concerns mean that careful financial and physical-condition due diligence is essential before purchasing.
