    Lovely building, issues with management

I live here and love the beautiful, quiet building - the incredible atrium and indoor gardens (banana and orange trees), wildlife, and welcoming, active resident community make it feel like home. That said, I've experienced frequent water shutoffs, mice and delayed repairs, high rent, occasional weed smell and suspicious neighbor activity, and perceived management favoritism, so check unit specifics and responsiveness before deciding.

    Summary review

Overall impression: Reviews for Hillside Gardens show a sharply mixed but coherent picture: many residents and reviewers praise the property for its environment, community and maintenance, while a notable subset report serious management, pest, infrastructure and safety concerns. The most consistent positive themes are the building's physical features — an impressive indoor atrium and garden, mature fruit trees, abundant indoor plantings, and easy access to outdoor gardens — and a warm, stable resident community. The most consistent negatives concern building operations and management practices, including pest control failures, frequent water shutoffs, delayed repairs, and allegations of inconsistent or unfair management behavior.

Facilities and environment: Multiple reviewers highlight the atrium and indoor gardens as a defining asset, describing a lush, "jungle-type" common area with banana and orange trees and an "incredible" atrium. The property supports wildlife viewing — ducks (with ducklings), deer, foxes, birds and even bear sightings — which adds to the natural appeal. The single-level layout and units with no upstairs or downstairs neighbors are repeatedly cited as comforts that provide privacy and quiet. The building is commonly described as clean, secure and beautiful, making it attractive for retirees or anyone seeking a peaceful, green-focused living space.

Community and activities: Reviewers consistently note a friendly, welcoming resident population and long-term occupancy (one reviewer cited 13 years), suggesting strong social cohesion and stability. Garden-related activities and the presence of a resident volunteer/gardener are mentioned, indicating that horticultural interests are supported and valued. Small touches such as fruit-themed decor in common rooms contribute to a pleasant ambiance. Several reviewers explicitly say they or their family members love living there and would choose it again for retirement, reinforcing the idea that the social and environmental qualities are a major draw.

Staff, maintenance and management: Feedback on staff and operations is mixed and polarized. Maintenance is frequently praised as fast, professional and easy to work with; several reviews call maintenance ‘‘great’’ and single out responsiveness for routine fix-ups. Some management staff are also praised — one manager is named (Stacy Basset) and called friendly, and several reviews describe the property manager as responsive and helpful. However, an equally large set of reviews describe "terrible management," alleging delayed repairs, unrepaired issues, nepotism, unequal distribution of upgrades, and an overall pattern of poor responsiveness on certain matters. This split suggests inconsistency between units or between different management periods/staff members. Prospective residents should note both the strong maintenance praise and the separate, recurrent complaints about management behavior.

Infrastructure, safety and cleanliness concerns: Significant operational problems are raised by multiple reviewers: a mice infestation, frequent water shutoffs, windows that will not open, and apartments lacking outside windows. Some residents report unresolved maintenance issues and delays. Safety-related complaints include reports of a neighbor involved in drug dealing and a weed smell within the building, with at least one reviewer stating management did not adequately address the issue. These are serious red flags that are repeatedly mentioned and should be investigated directly with management during tours or by speaking with current residents.

Cost and value: Rent is described as high and market-rate by several reviewers. When cost is combined with the reported operational and management inconsistencies — pest problems, infrastructure issues, and variable responsiveness — some reviewers imply a mismatch between price and value. Conversely, residents who experience prompt maintenance and positive management interactions feel the facilities and community justify the cost. This dichotomy reinforces the pattern of uneven experiences across the property.

Notable patterns and recommendations: The reviews point to a clear pattern of strengths in physical amenities, resident community, and maintenance responsiveness in many cases, but also a recurring set of serious problems tied to management practices, pest control, and building infrastructure. For someone considering Hillside Gardens, it would be prudent to: (1) tour the atrium and sample unit types to confirm window access and ventilation, (2) ask management about recent pest-control measures and water-shutoff history, (3) request references from current residents about management responsiveness and any recent upgrades, (4) inquire about policies and enforcement regarding illegal activity or nuisance complaints, and (5) clarify which upgrades or improvements are planned versus promised and how those are allocated. The property can be an excellent choice for those who prioritize a lush indoor garden, wildlife and a close-knit resident community, but prospective residents should verify current management performance and building condition before signing a lease.
