    Beautiful, welcoming community but pricey

I toured the community and was very pleased - the apartments are spacious, the grounds and common areas are beautiful, and the staff (Natasha Johnson especially) were welcoming, responsive and made it feel like home. Food is catered in and the place feels superior to regular apartment living, but it's expensive with high fees/deposits and a long waiting list; care options seemed limited. Overall, a well-run, friendly community that felt like good value for the features if you can afford it.

    Summary review

Overall impression: The reviews for Franklin Park Lewisville are predominantly positive about the day‑to‑day resident experience, with repeated praise for the staff, apartments, campus, and community atmosphere. Multiple reviewers described staff as friendly, welcoming and accommodating; several called out quick responsiveness to resident requests (for example, a last request being handled the next day). The physical environment is consistently praised: reviewers mention spacious apartments, well‑kept grounds and common areas, a beautiful setting, and an attractive building. These elements combine to give many residents the sense that the community feels like home and is superior to regular apartment living.

Staff and tours: Staff performance and interactions appear to be one of the strongest and most consistent themes. Tour experiences were described as great and specific staff were singled out by name — Natasha Johnson was referred to as "a jewel," indicating particularly strong impressions during admissions or tours. Reviewers repeatedly said the staff were friendly and accommodating, which contributes strongly to resident satisfaction and the community’s welcoming reputation.

Facilities and accessibility: Physical amenities and layout receive mixed but mostly positive comments. Apartments are described as spacious and desirable, and the grounds and common areas are considered nice and well maintained. There are a few operational or design complaints: one reviewer noted the TV in the exercise room was removed (an example of amenity reduction), and another mentioned a long walk to the display apartment during a tour, which may be an accessibility or layout inconvenience for some visitors. Several reviewers noted that the location and internal layout make mobility easy for parents/residents, a plus for prospective occupants with mobility concerns.

Dining and services: Comments about dining are limited but specific. Some reviewers said food is "catered in" and noted convenient proximity to the dining area from apartments. That phrasing suggests a dining model that may be different from full-service, in-house dining programs; reviewers did not overall characterize dining negatively, but prospective residents should confirm the exact dining format if that is an important factor.

Care and service scope: There is a notable tension in the reviews regarding care services. At least one reviewer explicitly stated "no care offered," suggesting the community may operate primarily as independent living or have limited care services. Conversely, another reviewer wrote "excellent care." This discrepancy could reflect different expectations, changes in service offerings, differences among residents’ needs, or inconsistent communication. Because of these conflicting reports, it is important for prospective residents and families to clarify the level and availability of care (personal care, memory care, skilled nursing, medication management, etc.) during a tour or inquiry.

Management, pricing, and demand: Several reviewers described the community as having acceptable price ranges or good value for price/features, but an equally strong thread of concern centers on cost. Multiple reviews mention expensive pricing, high fees and deposits, and some called pricing unaffordable. There is also mention of a change to "attivia" (likely a management, branding, or ownership transition) with at least one reviewer stating that promises made during that change were not kept; this indicates some dissatisfaction related to administrative changes. Another practical consequence of the community’s popularity is a high demand and waitlist, which can delay move‑ins and be a drawback for those needing immediate placement.

Patterns and recommended due diligence: Overall sentiment skews positive about daily life, community atmosphere, and staff; however, the reviews reveal a few consistent areas that merit follow‑up when evaluating Franklin Park Lewisville. Specifically, prospective residents should (1) confirm current care/service offerings and whether those match their needs given the contradictory comments, (2) get full, written details about fees, deposits, and any recent or upcoming pricing changes so cost expectations are clear, (3) ask about any amenity changes (for example, the removed TV in the exercise room) and future plans, and (4) check current waitlist status and expected moving timelines. Additionally, visiting in person and requesting to meet the staff members mentioned in reviews (e.g., Natasha Johnson) can help confirm the positive tour and staff impressions reported by others.

Bottom line: Franklin Park Lewisville is frequently praised for its staff, apartment quality, grounds, and community feel; many reviewers report being pleased and see it as a superior alternative to standard apartments. Important caveats are cost and administrative changes — which some reviewers find problematic — and inconsistent comments about the level of care offered. These mixed signals suggest the community delivers a strong independent living experience with excellent customer service, but families should verify care capabilities, exact costs, and any recent management changes before committing.
