    Warm community, beautiful grounds, issues

I live here and love the beautiful, garden-like campus, chef-prepared meals, abundant activities, friendly staff and the safe, gated, conveniently located community that really feels like home. My biggest frustrations are management turnover, occasional billing/communication problems, aging building systems (AC, some maintenance delays) and limited weekend or after-5 programming. Overall it's a warm, active place I'd recommend for independent seniors who value social life and grounds, as long as you accept some administrative and infrastructure drawbacks.

    Summary review

Overall sentiment: Reviews for Preston Place are heavily weighted toward positive experiences with many residents and visitors praising the staff, the social life, the grounds, and the on-site amenities. Multiple reviewers describe a family-like, neighborly environment with active programming, regular transportation, chef-prepared meals, and a wide range of activities that keep residents engaged. The property’s landscaped grounds, water features, mature trees, and walking trails are repeatedly noted as a standout feature that contributes to a peaceful, garden-like atmosphere. Many long-term residents and repeat commenters indicate they are very happy, recommend the community, and feel safe and cared for.

Care quality and staff: The most consistent positive theme is appreciation for staff. Numerous reviewers named staff members and described them as friendly, helpful, attentive, and caring. Move-in assistance, settling-in support, proactive follow-up texts, and a welcoming committee were frequently cited. Activities and programming staff are praised for variety and energy; residents highlight everything from pool classes and art to themed parties and trips. However, there are notable counterpoints: a subset of reviews alleges staff unfriendliness tied to financial issues, insensitivity during critical illness and bereavement, and occasional short staffing. Several reviewers also reported problematic interactions around billing that involved front-desk or sales staff; these incidents left strong negative impressions regarding empathy and communication in high-stress situations.

Facilities and apartments: Preston Place is commonly described as a beautiful, well-maintained campus with good amenities—pool/spa, gym, library, game rooms, and dining areas. Many apartments offer full kitchens, patios/balconies, substantial storage, washer/dryer hookups, and upgraded finishes in some units (granite counters, hardwood floors). Accessibility is mixed: there are wheelchair-friendly doorways and accessible apartments, but other buildings are garden-style with outdoor access and no elevators, creating mobility concerns for some residents. Multiple comments note the need to walk outdoors to reach main facilities, and reviewers cautioned that covered walkways are limited. Maintenance and renovation are ongoing (roughly ten percent of units noted as upgraded), but reviewers reported uneven execution—examples include delayed repairs, cosmetic issues on move-in, and incomplete amenity promises in some lease/sales interactions.

Dining and activities: Dining is a strong asset for many reviewers. The chef and kitchen team receive frequent praise for quality and variety; several reviewers highlighted special diets (gluten-free options) and multi-course dining experiences. At the same time, there is variability in dining logistics—some residents like the Veranda/ala-carte options while others dislike the pay-per-meal model and limited meal choices. A recurring complaint is that some meal services require walking outdoors from apartments to the dining room, which is problematic in bad weather. Activities programming is one of the community’s best-noted strengths: large, diverse calendars, daily programming, resident clubs, and frequent outings were commonly mentioned as central to resident satisfaction.

Management, billing, and transparency concerns: A significant negative pattern in the reviews centers on financial practices and management consistency. Multiple reviewers reported frustration with high costs, add-on fees, renovation surcharges, and what they perceived as aggressive billing or opaque fee structures. Several severe complaints involve nonrefundable deposits, rent charged after cancelled moves, late fees, inflated balances, and in at least one case, accounts being sent to collections despite payments—causing emotional distress for families. There are also multiple reports of sales misrepresentation (promised features like fireplaces or tub cut-outs not present), move-in date confusion, and discounts not applied. Management turnover and corporate responsiveness were also mentioned as issues, with some reviewers noting improved leadership in recent times while others reported past leadership problems and inconsistent corporate support.

Maintenance, safety, and infrastructure: Reviewers generally find the campus secure and gated with security cameras and on-site security staff, but isolated reports indicate gates or parking security have at times been nonfunctional. Maintenance staff receive mixed reviews: many praise quick, effective repairs when staff are available, while others recount slow responses, recurring unit issues (leaks, carpet or appliance damage), and HVAC/electric reliability problems (notably AC and a reported power outage in winter). Grounds care is often commended, but some reviewers cite specific lapses—muddy/dirty sidewalks, sticks and acorns creating mobility issues, frozen shrubs not replaced, and areas that need more regular attention.

Patterns and recommendations derived from reviews: The overarching picture is of a community with strong social programming, a friendly culture, and appealing physical amenities that make it an attractive independent living option for active seniors. Yet the reviews also reveal clear caveats: financial transparency and contract clarity, variability in maintenance responsiveness, and building-to-building differences (elevator access, outdoor exposure) materially affect residents’ experience. Several reviewers advise prospective residents and families to verify promises in writing, confirm fee structures and refund policies, inspect the specific unit for condition and features (e.g., fireplace, in-unit appliances, elevator access), and ask detailed questions about meal logistics and covered walkways. Those who prioritize social engagement, good dining, and a garden-like setting report high satisfaction; those who are cost-sensitive, require predictable billing practices, or need frequent assisted living-level care may find Preston Place less suitable based on these reviews.
