    Clean, friendly, convenient but pricey

I live here and overall I'm pleased: the place is clean, hotel-like and well maintained, apartments are roomy and comfortable, and the staff are friendly, caring and responsive. The community and exercise rooms, small patio and outside sitting area plus nearby bus, senior center, library and shopping make it convenient (and dog-friendly). Activities exist but have been sparse due to the pandemic, participation is low and there can be pressure to join; thin walls and rattling AC make it noisy at times. Management changes and steep rate increases are worrying and affordability may be a barrier, but I'd still recommend it for the attentive staff and safe, nice apartments.

    Summary review

Overall sentiment in the reviews is largely positive about day-to-day living at Park View at Colonial Landing, with a consistent emphasis on the quality of staff, the cleanliness and appearance of the property, and the convenience of the location. Many reviewers describe the staff as friendly, welcoming, helpful, patient and professional — frequently noting good customer service, responsiveness, clear explanations, and solid follow-through with residents and families. The facility’s appearance is repeatedly praised: reviewers call the apartments first-rate or hotel-like, describe buildings as looking new or well maintained, and highlight clean common areas. Several reviews explicitly state they would recommend the community.

Facility and unit features are commonly noted as strengths. Multiple reviewers point out that there are a range of apartment sizes (small and large), with some units described as spacious. The community is dog-friendly, which several reviewers appreciated. On-site amenities that come up positively include a community room, exercise room, outside sitting areas and small patios. Reviewers also cite the accessible location as a plus — proximity to a senior center, library, church, shopping, and convenient bus transportation make it easy to access local services and activities off-site.

Activities and social life are described in mixed terms. Some reviewers mention an active schedule of activities and opportunities for entertainment and socializing, while others report sparse activities. Several explanations are given for lower activity levels: pandemic-related reductions, low resident participation, and the nearby Senior Center drawing on-site participation away from the community’s own programming. A few reviews describe residents feeling pressured to join activities. The net impression is that programming exists and can be meaningful for socially inclined residents, but participation and consistency vary.

Noise and physical comfort emerge as recurring concerns. Multiple reviewers cite thin walls and rattling air conditioners that make the environment noisy for some residents. This may be an important consideration for prospective residents who are noise-sensitive or value strong sound insulation.

Management and cost show a clear divide in reviewer experience. While some comments praise professional staff and excellent customer service, other reviews raise serious concerns about recent management changes and rate increases. Several reviewers reported “ridiculous” rate hikes and decisions by new management that were implemented before management met residents, and they describe these changes as having had a negative impact. Affordability is mixed: some residents find the cost reasonable for the location and unit size, whereas others say income is a barrier and express frustration over price increases. Prospective residents should therefore verify current fees, any upcoming increases, and whether there are income-based or other financial assistance options.

Notable gaps and limitations: the community is independent living only, so it may not be appropriate for people who need assisted living or memory care. Outdoor amenity-wise, reviewers specifically noted the absence of a garden and a pool. Finally, while many reviewers praise staff and the physical plant, the combination of management turnover, reported aggressive rate increases, and noise issues are recurring themes that prospective residents should investigate further during visits.

In summary, Park View at Colonial Landing is frequently recommended for its welcoming, professional staff, clean and modern-feeling apartments, convenient location, and solid on-site amenities. However, prospective residents should weigh those strengths against known concerns: building noise, variable activity participation, the community’s independent-living-only model, lack of certain outdoor amenities, and recent management/price-change issues that have affected some residents’ satisfaction. A thorough in-person tour that checks apartment sound levels, reviews current pricing and management policies, and evaluates activity offerings will help determine whether this community is the right fit for an individual’s needs and budget.
