    Well-kept active community, pricey apartments

I toured this beautiful, well-kept community with bright, airy common areas, balconies, well-appointed kitchens and multiple floor plans. It's a fantastic location-walkable to shops, restaurants and services-with pool access, gym classes, frequent outings and a lively social calendar; residents seemed happy. Staff (Jess and the Leasing Director) were friendly, informative and thorough on my tour. Downsides: rent is high, utilities billed separately, apartments are on the small side with limited storage, meal service is limited and parking can be tight-it's independent living, not assisted care. I'd recommend a look if you want an active, clean community and can afford it.

    Summary review

Overall sentiment: Reviews of Kentlands Manor are mostly positive about the physical property, location, cleanliness, and social life, but repeatedly flag cost and service-level expectations as potential drawbacks. Many reviewers praise the building’s upkeep, bright common areas with balconies and sunlit spaces, and an active social calendar. At the same time, a consistent theme is that the community operates as independent living — with limited hands-on care — and the cost structure (monthly rent, utilities billed separately) and inconsistent descriptions of included services (notably meal plans and some advertised amenities) create affordability and expectation issues for many prospective residents.

Staff, tours, and management: A large number of reviews specifically compliment the staff, especially leasing personnel and particular guides (several mentions of an employee named Jess and an accommodating Leasing Director). Tours are characterized as knowledgeable and thorough, and staff are frequently described as friendly and helpful. That said, there are recurring notes about staff turnover and occasional unresponsiveness from some employees. This suggests generally strong front-line customer service but some operational instability or uneven experiences depending on timing or individual staff members.

Facilities and apartments: The property itself is frequently described as beautiful, well maintained, and clean. Common-area features that draw praise include airy layouts, balconies, per-floor libraries, a salon, music/theater rooms, and puzzle or game areas. Many reviewers mention well-appointed kitchens in the apartments and multiple floor-plan options. However, multiple reviewers also emphasize that some apartments are small or have limited storage/closet space; “tiny” rooms and tight furniture fit are common complaints. There are contradictory comments about the pool/hot tub — many reviewers cite an indoor pool among the amenities, while others say the advertised pool/hot tub is offsite or not on the premises. Parking is available but sometimes described as limited.

Dining and services: Dining and daily-living services are a major area of inconsistency in the reviews. Several reviewers emphasize independence — residents cook in their apartments and there are no prepared meals — while other reviews state that there are two meals a day, a chef, and housekeeping for some plans. Because both kinds of accounts appear in the review set, the most accurate conclusion is that meal and household services vary by apartment type or service package, and that prospective residents should verify what is included for any specific unit. Multiple reviewers explicitly recommend asking about meal plans, housekeeping, and utility billing because those lines are not uniformly represented.

Activities and community life: One of the strongest, most consistent positives is the active social environment. Reviewers frequently note a wide range of activities — from bridge, music and piano gatherings, jewelry parties and cupcakes, to regular outings and trips on a community tour bus. Gym classes several times a week, libraries on each floor, meeting rooms, and a lively schedule contribute to a country-club-like atmosphere for residents who want social engagement and outings. Many reviewers say residents appear happy and connected, and some cite long-term residents as evidence of community satisfaction.

Care level and suitability: Kentlands Manor is repeatedly described as an independent-living setting rather than assisted living. Several reviewers explicitly state “not as much care as assisted living” and emphasize resident independence. That point, combined with reports of small apartments and limited in-unit storage, makes the community sound best suited for relatively independent seniors who prioritize location, social life, and apartment autonomy over hands-on medical or personal care. Those needing higher levels of daily assistance should expect to look elsewhere or verify whether additional care services can be arranged.

Costs, billing, and transparency issues: Price is one of the most frequently cited negatives. Many reviewers describe the rent as high, expensive, or unaffordable for their budgets. Additional concerns include utilities (particularly electricity) being billed separately and the absence of buy-in or tax-credit arrangements. Several reviewers recommend the property only to those who can comfortably afford it. There are also comments about misleading or inconsistent advertising (for example, amenity locations or age-policy clarity), which points to a need for prospective residents to verify all financial and service details in writing before committing.

Patterns, contradictions, and recommendations: The review set shows clear patterns: consistently praised cleanliness, location, staff helpfulness (though with some turnover), and active programming; consistently criticized high cost, small apartment size for some units, unclear meal and amenity offerings, and occasional management or policy frustrations. There are contradictions around meal service, pool location, and included services — indicating variability by apartment, floor, or changes over time. For someone evaluating Kentlands Manor, the reviews suggest it is a strong option for an active, independent senior who values location, social activities, and a well-kept building and who can afford above-average rent. It is less appropriate for someone who requires regular assisted-living care, has limited mobility in a small apartment, or needs clear, all-inclusive meal and utility packages.

Actionable questions to clarify on a tour: ask what services are included with the specific apartment (meals, housekeeping, utilities), confirm exact apartment square footage and closet/storage dimensions, get written details about pool/hot tub access and whether it is on-site or off-site, verify parking availability and charges, inquire about staff turnover and on-site care options, and request a current fee sheet showing monthly rent vs. what is billed separately. Many reviewers said the community is "worth a look" — but the variability in offerings and the premium price mean that careful, specific verification is essential before deciding.

    About Kentlands Manor

Kentlands Manor is a senior living community set up for people aged 62 and better, and it's the kind of place where residents can live on their own while also having the right support and amenities close by, which can make life a bit safer and easier. There are one and two-bedroom apartments with roomy floor plans, baths with safety features like accessible showers and bathtubs, in-unit washers and dryers in some homes, stainless steel appliances, dishwashers, refrigerators with ice makers, central heat and air conditioning, and patios or balconies so you can get a bit of fresh air. Some units have extra storage and all are set up to be friendly for people who might need a little more accessibility or have mobility needs. Residents can bring their cats, which can make it feel even more like home, and garages and parking are available, so keeping a car or having guests over doesn't cause trouble.

Around the community, you get plenty of spaces to spend time with friends, like the game room for things like billiards and bridge, a fitness center with modern machines and aerobics sessions, a business resource center for sending emails to family, a movie lounge, and a library where you can always find something to read. There's a clubhouse for social events and gatherings, and outside you'll find a pool that's great for summer, horseshoes, shuffleboard, and tennis courts for staying active. Kentlands Manor keeps a full schedule of social, educational, and entertaining events, including pool parties, free summer concerts on weekends, and all sorts of planned group activities, and the idea is to make it easy to meet new people or catch up with old friends whenever you want to.

Support services are simple but cover what's needed-medication management if you need it, help with building maintenance, security with controlled access and a monitored emergency system, transportation services for when you need to get out and about, and staff who are trained and available. There's elevator service for easy access to every floor, and if there's a problem or request, you can use a web-based request service or talk to someone during office hours Monday through Saturday. Residents get a free membership to the Kentlands Citizen's Assembly, which means they can use two Olympic-sized pools and join even more community events in the area. Being right by shops, restaurants, and a movie theater makes it easy to get errands done or go out for fun, and public transit is nearby for those who prefer not to drive.

People can keep up an independent lifestyle at Kentlands Manor, and they don't have to give up comfort or the chance to join in, whether it's by growing friendships, getting active, or learning something new at one of the many programs and activities.
