    Smoke-filled halls dirty unsafe conditions

I moved my mother here and we're already planning to move her when a better option opens. Halls and stairwells are constantly smoky - cigarettes left on the ground, smoke seeping into apartments and causing coughing, burning eyes and breathing trouble. Cleaning is superficial; floors and carpets have spots that haven't been cleaned for months and trash/odors recur. Maintenance is unresponsive and staff (including Ana) are polite but ineffective; safety feels poor with strangers and loiterers at night, unsafe parking and people smoking/drinking near the building. The building is often too hot (80°F+), complaints go unanswered, and overall care and cleanliness are unacceptable.

    Summary review

Overall sentiment: The aggregated reviews portray a facility struggling primarily with environmental, safety, and operational issues. The most consistent and urgent complaints concern uncontrolled smoking and resulting poor air quality, a feeling of insecurity due to loitering and unfamiliar vehicles, and declining standards of cleanliness and responsiveness from maintenance and management. While a few isolated positive items are noted (polite staff interactions and one corrective action — installation of gazebo lighting), the prevailing picture is one of resident frustration and a desire to relocate when a better option becomes available.

Air quality and smoking: A dominant theme is pervasive smoking that affects indoor air quality. Reviews report smoke intrusion into halls and apartments, smoky stairwells, and cigarette debris left on the grounds. Several reviewers describe physical symptoms — coughing, eye irritation, and breathing difficulty — attributed to smoke from other units or common areas. Complaints indicate smoking is occurring not only in apartments but also in hallways, stairwells, and near parking and gazebo areas. Repeated requests to remediate the air pollution or enforce no-smoking policies appear to have gone largely unheeded, contributing to ongoing health and comfort problems for residents.

Cleanliness and maintenance: Multiple summaries indicate a decline in routine cleaning and upkeep. Although hallways and laundry rooms were regularly cleaned in the past, recent reports describe floors with spots not cleaned for months, carpets needing attention, and trash or discarded cigarettes in shared spaces. Maintenance responsiveness is criticized as slow or non-existent; some reviews describe maintenance staff as polite but ineffective, and one mentions the maintenance worker’s appearance as unprofessional. Temperature control issues are also reported (hallways exceeding 80°F), suggesting HVAC or thermostat problems that have not been adequately resolved.

Safety and security: Safety is a recurring concern. Reviewers report unfamiliar or suspicious vehicles near residences, strangers in the building at night, loitering near the gazebo, and residents smoking and drinking in parking areas. Problems with parking include double parking and cars left in corners or side streets, which residents perceive as a safety risk. These conditions make some residents feel unsafe at night and have prompted families to consider moving relatives out of the community when alternative accommodations become available.

Staff and management: Comments about staff are mixed but tilt negative in effect. Some staff are described as polite, but that courtesy does not translate into effective action. Specific instances of staff inaction are named (including a complaint referencing 'Ana'), and multiple reviewers say their complaints about smoking, cleanliness, and safety have not been addressed. One positive managerial response — adding gazebo lighting after complaints — is noted, which shows the facility can respond when pressured, but reviewers indicate such responses are infrequent and insufficient relative to the number and severity of issues.

Patterns and resident outcomes: The pattern across reviews is of gradual deterioration: previously regular cleaning and maintenance have waned, environmental hazards (smoke, unpleasant odors, and heat) have become more frequent, and enforcement of rules (parking, no-smoking zones, loitering) appears lax. The cumulative effect is lost confidence in management’s ability to maintain a safe, healthy, and comfortable living environment. Several families explicitly state plans to move residents out when a better option becomes available, signaling potential resident turnover and reputational risk for the facility.

Key implications: The reviews suggest immediate priorities for facility management should include enforcing smoking policies to protect indoor air quality, improving cleaning schedules and maintenance responsiveness, addressing HVAC/temperature control problems, and strengthening security and parking enforcement to reduce loitering and suspicious activity. Without concrete, consistent action in these areas, negative sentiment is likely to persist and may drive more residents to seek alternative housing.

About The Oaks at Olde Towne

The Oaks at Olde Towne Senior Apartments sits at 9 Chestnut Street in Gaithersburg, right in the historic Olde Towne neighborhood, and you'll notice the area's charm around the property because it's an older part of town that's filling up with new shops and people these days. This community offers independent living options for adults aged 62 and over, with a focus on making things comfortable and accessible for seniors who can get around on their own but might want a few extra features that make life easier. There are 72 apartments here, mostly one-bedroom and a few two-bedroom/one-bath units, each with roomy closets and kitchens that have newer appliances, and you don't have to worry about the space feeling cramped because they're laid out in a way that gives you room to move around, and the air conditioning keeps everything comfortable. Wheelchair accessible showers and ground floor units help residents who use walkers or wheelchairs, and a pet policy lets cats and dogs come along, as long as they don't go over the weight limit.

Residents get to use both indoor and outdoor common spaces for group activities or just to sit and relax, and there's always something going on, whether it's a social activity, a holiday party, or just a chat in one of the recreational areas or the fitness center. The staff can help with things like on-site maintenance, beauty and barber services, and transportation for shopping or medical trips, and there's parking for those who drive, though there may be a fee. Kitchens in each apartment allow for independent meals, but there's still community support if someone needs it, and healthcare services like medication management are available. The Oaks at Olde Towne also offers personalized care plans, and is designed to help seniors stay as independent as possible while still covering those extra needs that sometimes come with age, and they have a memory care program and assisted living services for those who require added support, though detailed care features and levels aren't listed anywhere in their information. The community maintains a calm atmosphere, with pets around, planned events, and friendly, trained staff who focus on making sure the place feels safe and welcoming. The property opened back in 2002 and has kept up with updates and repairs, and with the nearby shops and activities in Olde Towne Gaithersburg, there's always something to do for people who like to get out every now and then. The Oaks at Olde Towne doesn't offer everything under the sun, but it's a steady and reasonable choice for seniors looking for apartment living with a bit of extra help if they want it.
