    Polished Look But Safety Neglected

I was impressed by the warm, inviting community, updated apartments and sweet, knowledgeable staff - it felt like a blessing for our family. But the polished look is misleading: management is unresponsive, security unreliable, gates and grounds often broken or uneven, outdoor maintenance neglected (fallen trees, dead bushes, overflowing dumpsters) and I even saw rats. Mixed experience - I can't fully recommend it until safety, cleanliness and honesty about the "luxury" claims are fixed.

    Summary review

Overall sentiment for The Preserve at Gateway is strongly mixed and polarized: some reviewers describe a warm, attractive community with good amenities and caring staff, while others report serious operational, maintenance, and management problems that undermine the living experience. The reviews cluster into two distinct narratives — one of a nicely updated, active, and welcoming senior community, and the other of a facility whose surface appearance and amenities mask neglect, safety concerns, and poor administration.

Care quality and staff: Several reviews emphasize positive interactions with staff, describing them as sweet, knowledgeable, and caring, and saying the community feels warm and inviting. These reviewers report looking forward to moving in or recommend the community to others, suggesting that for some residents the day-to-day personal care and staff engagement are satisfying. Contrasting these accounts are multiple reports of rude, condescending behavior and outright disrespect toward seniors, which points to inconsistency in staff conduct or uneven training and supervision. The coexistence of praise and serious complaints about staff suggests variability across shifts, roles, or management periods.

Facilities and amenities: The Preserve offers many desirable amenities that reviewers frequently cite: a Bible study room, games and activity spaces, a movie theater, a nail salon, and a broad range of resident activities. Several reviewers note updated apartments, a quiet atmosphere, and a sense of safety. These elements contribute to the positive impressions and explain why some families call the experience a blessing. However, there is a recurring theme that the property's upscale or "luxury" presentation may be misleading — the exterior and amenity polish appears surface-level to some reviewers and is undermined by maintenance and cleanliness issues.

Outdoor maintenance, cleanliness, and pest/safety concerns: Negative reviews repeatedly raise concrete maintenance issues: fallen trees, dead landscaping, uneven grounds, overflowing dumpsters, and reports of rats. Broken gates and frequent security failures are also cited, along with an overall assessment that groundskeeping and exterior upkeep are insufficient. These issues raise safety and health concerns, particularly for seniors who may be more vulnerable to trip hazards or pests. Multiple complaints about undependable security and broken access gates further amplify worries about resident safety and proper oversight of the property.

Management, pricing, and occupancy: Several reviewers accuse management of being nonresponsive and insensitive, and cite high vacancies alongside rising rents. These points create a narrative that management may be raising prices while failing to maintain the property and address resident complaints, and that vacancies are high despite marketing claims of luxury. The combination of alleged misrepresentation, poor responsiveness, and financial pressure (rising rents) is a significant theme and a major driver of negative sentiment.

Activities and community life: On the positive side, activity programming gets strong, consistent mention — Bible study, games, movies, and salon services contribute to an active social life for residents. For many reviewers this programming and the presence of on-site amenities are important strengths and reasons for recommending the community.

Notable patterns and implications: The dominant pattern is inconsistency. Multiple reviews that are strongly positive sit alongside multiple reviews that are strongly negative; the same aspects (staff, safety, appearance) are praised by some and criticized by others. This suggests variability in resident experience that could stem from turnover in staff or management, recent changes in operations, or differences between building sections or time periods. The most actionable red flags from the reviews are the repeated reports of maintenance neglect, pest issues, security failures (broken gates, unreliable security), and allegations of poor management behavior toward seniors. These are tangible operational problems that materially affect resident quality of life.

In summary, The Preserve at Gateway appears to offer attractive amenities, updated living spaces, and an active community that some residents appreciate and recommend. At the same time, a number of reviews point to serious management, maintenance, and safety concerns that contradict the property’s upscale presentation. Prospective residents and families should weigh these conflicting reports, inspect the property in person (including outdoor grounds and security systems), speak directly with current residents about recent experiences, and ask management for written assurances and records about maintenance, pest control, security response times, and staffing stability before deciding.

    About The Preserve at Gateway

The Preserve at Gateway in Forney, Texas is a 55+ active adult community built in 2020 and managed by Greystar, and it has a quiet, comfortable feeling with 120 units that are set up as three-story apartments or single-story cottages. The apartments come in roomy one- and two-bedroom layouts, and the cottages have fenced yards and attached garages, which cost extra, while apartments have private patios and open-concept floor plans, so folks can pick their style. All the homes have things like granite kitchen counters, stainless-steel appliances, wood-style flooring, big walk-in closets, 10-foot ceilings, and there's air conditioning, plus bathrooms often have dual sinks, and kitchens have islands and modern cabinets. You'll find fiber optic cable in the building, access gates for cars, and both detached and attached garages if you want one. Pet policies let you have up to two cats or dogs, though there are breed restrictions, you pay a $400 pet fee that doesn't come back to you, and pet rent is $20 a month, but there is a dog park, pet spa, and washing station, plus a pet park, so pets get a fair bit of attention. Fees pop up for things like application, amenities, pest control, and valet trash ($30) or property trash service ($9), and cable, water, and electric are set up under your own name and charged either by usage or as monthly fees.

People can use a bunch of shared areas, like the 24-hour fitness center, the business center, a theater room, a craft room, and a salon/spa, and there's free WiFi in the common spaces, while planned social events give a chance to meet others or just keep to yourself when you want. Outdoors there's a resort-style swimming pool, a grilling and barbecue area, bocce court, putting green, community pool, and even a hot tub or Jacuzzi, and you'll notice there's places to walk dogs or just relax outside. The Starbucks coffee bar, theater, TV lounge, and elevators make life a bit more convenient, especially for people who don't want to climb stairs, and storage options include pantries and extra exterior storage. You'll find dining areas in all the apartments, and you can walk to restaurants, shopping, parks, museums, or cinemas in the neighborhood, as it's a walkable part of Forney. The management team keeps the place tidy and checks the units so things run pretty smoothly, though availability comes and goes and some floor plans open up at certain times. The building is made with concrete on the outside which helps keep noise down and the homes modern, and overall, people get to choose between privacy or group activities, which suits different preferences for independent living.
