    Attractive accessible community; rising rents

I live here and overall I'm pleased - the facility is attractive, well-maintained and roomy, apartments are accessible (in-unit washer/dryer, wide doorways, low counters) and there's a huge variety of activities (Wii bowling, yoga, water/aerobics, card games, parties). Staff are friendly, helpful and resolve problems quickly, residents are welcoming, and covered/gated parking and elevators make visits easy. Downsides: no regular meals or housekeeping included, floors can be noisy, there's a waiting list, and rents are rising (not rent-controlled) with noticeable staff turnover - a good value for many, but check current rent/staffing if you're on a fixed income.

    Summary review

Overall impression: Reviews for Evergreen at Plano are largely positive about the staff, the condition of the community spaces, apartment size, and the variety of recreational activities, but there are clear and recurring concerns about rent increases, transparency, staff turnover, noise between floors, and some accessibility and parking limitations. Most reviewers emphasize that staff are friendly, caring and responsive, and maintenance is effective at keeping the community looking nice. Many residents feel they receive good value for the price, particularly relative to market alternatives, and several reviewers specifically call out the property’s attractive common-area furnishings and well-kept grounds.

Staff and care quality: The most consistent strength in the reviews is the quality of frontline staff. Multiple reviewers describe staff as wonderful, friendly, professional, knowledgeable and accommodating. Staff are frequently credited with quick problem resolution and helpfulness with residents and families. That said, there is also a recurring note about high staff turnover and the presence of many new employees; this creates uncertainty for some long-term residents and family members about continuity of care and long-term relationships. It’s also important to note that Evergreen at Plano is positioned as independent living: several reviews explicitly state no meals, no housekeeping, and no personal care services are provided. Reviewers warn that the community is not geared toward residents who need assistance with daily living.

Facility, apartments and accessibility: Physical features earn praise and some criticisms. Positives include spacious bedrooms and living areas, accessible two-bedroom units with features such as wheelchair-friendly entry, low countertops, accessible stoves and available shower chairs, in-unit washer/dryer in two-bedroom apartments, covered parking, elevators and a gated community feel. Common amenities mentioned include a saltwater pool, lawn areas, and attractive indoor common spaces. On the negative side, reviewers report practical issues: noise between floors with squeaky/creaking floors, bare cement walkways in some outdoor areas that may present accessibility concerns, and limited visitor parking. These mixed signals mean the property is generally well kept inside, but there are some exterior and structural items that could affect resident comfort and accessibility.

Activities, social life and services: Evergreen receives strong marks for programming and social opportunities. Multiple reviewers list a wide variety of activities — Wii bowling, aerobics, yoga and chair yoga, water aerobics, card games, birthday parties and routine daily activities — that contribute to an active social environment. A few reviews mention lunch service being available, adding convenience for some residents. These offerings align with an independent-living model that emphasizes socialization and wellness activities rather than clinical care.

Pricing, management and transparency concerns: A notable and recurring area of dissatisfaction concerns rents, affordability and management transparency. While many reviewers call the community reasonably priced or a very good value, others note rent increases (examples include reported rent hikes up to $75/month) and express anger that the property is not rent controlled despite being advertised as income-restricted. Some reviewers say this makes the community unaffordable for fixed-income seniors. There are also reports of mixed or limited information for prospects (e.g., online-only information, no in-person tours) and inconsistent messaging about waiting lists and deposit requirements. These issues point to management and communication as an area in need of improvement, especially for vulnerable or budget-limited applicants.

Patterns and recommendations: The dominant pattern is one of strong day-to-day resident experience driven by caring staff, attractive interiors, sizeable apartments and robust activities, paired with backend concerns about financial stability for residents and some operational inconsistencies. If considering Evergreen at Plano, prospective residents and families should (1) verify current rent and any policies on rent increases and rent control, (2) confirm services provided (meals, housekeeping, personal care) to ensure the community meets health needs, (3) request an in-person tour to inspect noise levels and walkway/parking accessibility, and (4) ask about staffing stability and turnover. For those seeking an engaging, well-maintained independent-living community with active programming and accessible apartment features, Evergreen appears to be a good fit; for seniors on fixed incomes or who require regular personal care, the reported rent trends and service limitations warrant caution and thorough due diligence.

    About Evergreen at Plano

Evergreen at Plano Independence Senior Community sits at 600 Independence Parkway in Plano, Texas, and has served seniors age 55 and up since 2004 with 250 one and two-bedroom apartments spread across a 212,300-square-foot property, and you'll find everything you'd expect, like washer and dryer connections, microwaves, wall-to-wall carpeting, ceiling fans, and walk-in closets in master bedrooms, plus some extras that help make life easier, like water, sewer, trash pickup, and high-speed internet included in the rent, along with fully equipped kitchens and several onsite laundry facilities so folks can do laundry when they want. The community has a fitness center that's open around the clock, a swimming pool, scenic courtyards with barbecue grills, gated access for added security, and plenty of pets running around because cats and dogs are welcome if they fit within certain breed and weight rules, and if you feel like chatting, there's a coffee shop, beauty/barber shop, and a bunch of social spots to spend your time. You'll notice activities always seem to fill the calendar, from programs like Leadership Plano and the Young Professionals of Plano to the Women's Division and Plano Culture & Inclusion Alliance, and there's a lifestyle services coordinator who works to make sure folks have options to stay physically, mentally, and socially active, whether through group activities, educational events, or outings to parks, restaurants, or other local spots, and transportation's available if you need a lift somewhere close or want to catch public transit. The property's a Low Income Housing Tax Credit (LIHTC) community run by Churchill Residential, Inc., so rent often depends on income, and the application process asks for details like a driver's license, social security card, proof of income, bank and credit references, and sometimes personal references, with application fees falling between $25 and $50. There's an emphasis on accessible, secure independent living for active, low-income seniors, but for those who need more help, there are trained staff for assisted living and memory care right onsite, offering support with daily activities or making life less confusing for folks with cognitive needs, and even home care services for those wanting non-medical support at home. The gated property is kept up well, and there's a business center and conference rooms for those who need to do a little work or enjoy staying plugged in, with high-speed internet in shared spaces, and it's generally near parks, shopping, restaurants, and activities, which keeps daily errands and leisure simple. Evergreen at Plano has earned strong marks for resident service, sticks to business-like facts rather than fluff, and provides folks with plenty of choices to be active or quiet, social or independent, depending on their needs.
