      About Vistoso Village

      Vistoso Village sits at 13401 W. Rancho Vistoso Blvd. in Oro Valley, Arizona, and you get a sense of quiet and safety because it's a gated community for adults aged 55 and over. The homes here are all single-level patio homes built mostly between 1999 and 2005, and the neighborhood offers two- and three-bedroom floorplans, with sizes ranging from about 1,170 to 1,851 square feet. Each home comes with a two-car garage, covered patios, and low-care desert landscaping, which is good if you don't want to spend a lot of time on yard work. Many homes have views of the Catalina Mountains, especially if you're out on the east-facing patios in the morning. Walk inside and you'll find split bedroom plans, vaulted ceilings, walk-in closets, ceiling fans, and tile or carpet floors, and some have updated kitchens with granite countertops, stainless steel appliances, and breakfast bars. There's a laundry room with a pantry closet just off the kitchen, and some layouts have a den or a flex space with built-in desks or Murphy beds for guests.

      Walking and biking paths run throughout the community and along Rancho Vistoso Boulevard, and you'll have easy access to different parks-Catalina State Park, Honey Bee Canyon Park, Wildlife Ridge Park, Hohokam Park, and Sunset Park-many of them reachable on foot through the Woodshade Linear Trail. If you like to stay active, the clubhouse is a popular spot; it's got two pools-one is a lap pool, and the other is for relaxing-a spa, a gym with an exercise room, billiard and card rooms, a media room, a library, a kitchen, and an all-purpose room for gatherings, parties, or dances. You'll also see Mediterranean architectural styles and stucco construction with well-kept paved driveways, wrought iron fencing, and epoxy-coated garage floors and walkways. There's no private pool for each house, but the community pools are open to everyone living there.

      The homeowners' association fee covers quite a lot: water, sewer, trash collection, basic cable TV, exterior pest control, landscaping, roof and exterior paint maintenance, clubhouse access, and community insurance. Services even take care of front and backyard landscaping, so you don't have to worry about that. Security is good, with smoke detectors, carbon monoxide detectors, and wrought iron security doors included in the homes, and the HOA also manages the street lights, sidewalks, and paved streets.

      Shops, dining spots, the Oro Valley Hospital, and the Oro Valley Marketplace are all nearby, so you don't have to go far for errands or medical appointments, and there's a golf club not far off, if you like to play. The homes offer modern features such as high-efficiency HVAC, smart thermostats, dual pane windows, high-speed internet, water softeners, and even water purifiers. Some homes have bay windows in the primary suite or dining area, and many have professionally landscaped rear patios with privacy walls and extended paver walkways. Subdivision rules and CC&Rs help keep the neighborhood looking neat.

      Community events take place at the clubhouse, where folks gather for different activities. The on-site management team helps with any needs that come up. Each unit has all the basic kitchen appliances and sometimes a granite or solid surface counter, and there's always plenty of storage with things like walk-in closets and metal shelving in the garages. Residents find that Vistoso Village covers the basics pretty well, and you get most of what you need for comfort and convenience without having to leave the neighborhood.
