      About Trilogy at Vistancia

Trilogy at Vistancia is a 55+ gated community in Peoria, Arizona, developed by Shea Homes as part of the Vistancia master plan, and folks here get a mix of quiet living and active days, with about 2,850 homes on 1,000 acres where you'll find houses built between 2004 and 2023, mainly single-story, most with open floor plans and upgrades, and the newer models save on energy bills because Shea Green Certified™ homes use up to 40% less energy, so that's worth mentioning. There are two main clubhouses, the Kiva Club and the Mita Club, both with pools, fitness centers, and rooms for cards, crafts, billiards, and gatherings, and the Kiva Club's got a Frank Lloyd Wright-inspired look with 35,000 square feet of space, plus a library, demonstration kitchen, and a ballroom with a 2,200 square foot dance floor that folks say is the biggest in the valley.

There's a bunch of outdoor features, too, like miles of walking and biking trails, fire pits, parks, and even a playground for the grandkids, so people can spend time outside if they like, and the Mita Club has a fire pit area with those big wicker chairs. If you play tennis or pickleball, there are courts for both, plus a golf course designed by Gary Panks that's gotten five stars from Golf Digest, and it's public but residents get annual pass options, though there aren't golf course lots on the Mita side, just some with views of the desert wash, compared to Tuscan or Spanish homes on the Kiva side and more modern lines over on the Mita side. The Trilogy Golf Club, Alvea Spa & Wellness, and a marketplace with shops are right on site, and restaurant choices include V's Taproom pub, plus The Marketplace Restaurant and The Shallow Well Bar & Grill, so no shortage of dining nearby.

Alvea Spa stands out here as it's open to the public but offers resident discounts - you'll find a spa, salon, and wellness center, private rooms for relaxing, an outdoor whirlpool, and services like the 80-minute Anti-Aging Facial, and there are certified therapists with decades of experience, even a resident naturopath, Dr. Amy, who knows about preventive medicine, hormonal, and endocrine care. Event spaces cover big weddings or small parties with places like the Tewa Ballroom, outdoor terraces, and Ceremony Promenade, and there are set rules about things like catering, alcohol, guest counts, arrival times, cancellations, and no outside food except wedding cakes, plus they've got a big list of linens, china, and chairs folks can pick from for those fancy events.

A full-time Activities Director runs things like classes, trips, and social programs, and there's a Center for Higher Learning and a computer lab if you want to keep studying or need some tech help. People here get access to all amenities from both sides of Trilogy at Vistancia as well as the Trilogy West at Vistancia community, sharing clubs, classes, pools - even the Discovery Trail, a 3.5-mile walking path across the desert. Homeowners pay HOA dues that cover many amenities, and there's no high country club initiation fee. The place keeps a gated entrance for privacy, and with about 1,400 neighbors and a median household income in the $80,000s, it's a pretty comfortable place if you're looking for lots of things to do and want nice scenery like views of the Bradshaw Mountains or the lush golf course. Home sales now go through resale only, with the community's build-out expected in 2024 and, like any place, you'll want to pay attention to policies about events, spa appointments, and clubhouse use.
