    Caring professional home meets needs

I placed my dad in this board-and-care and have been very pleased - the staff are friendly, caring and professional, the home is spotless, private rooms have TVs and nice views, and medication is handled with integrity. Residents do bingo and simple, personalized exercises and the care feels high-quality, though activities can be limited/unclear and some rooms/bathrooms are small. Food smells great but could use more variety/vegetables; overall it meets my dad's needs perfectly.

    Summary review

Overall sentiment across the review summaries is largely positive, with multiple reviewers highlighting the caring nature of staff, cleanliness of the facility, and a generally high level of care. Many comments emphasize a home-like, board-and-care atmosphere — tidy common areas, a pleasant house with a nice view and a spacious backyard — which appeals to families seeking a smaller, more personal residential setting. Several reviewers explicitly state that the facility meets their loved one’s needs well, and overall impressions tend to be favorable.

Care quality and staff are among the strongest themes. Reviewers consistently describe staff as pleasant, friendly, caring, and conscientious. Management is described as professional, and there are repeated notes about integrity with medication administration and adherence to guidelines. These observations point to a reliable, attentive caregiving team that families trust to follow medical/administrative protocols.

Facility and accommodations are frequently praised. The home is described as very clean and well-kept, with private rooms (many with TVs) and a pleasant, modern feel. The smaller, more intimate scale of the facility — characteristic of board-and-care homes — is seen as a positive for many, contributing to a comfortable environment. However, reviewers also note that rooms (and bathrooms) can be small, which may be a space limitation for some residents and families to consider.

Dining receives mixed but generally favorable comments. Several reviewers mention that the food "smells good" and is satisfactory, but there are also clear suggestions for improvement: limited meal variety and a desire for more vegetables and options. This split suggests that while meals are acceptable and appealing in some respects, the menu may feel repetitive or nutritionally limited to some residents or families.

Activities and resident engagement show mixed patterns. Multiple reviewers observe residents participating in activities like Bingo and simple, personalized exercises, and some praise the way staff tailor activities to abilities. Other reviewers, however, report limited activities or were unclear about what activities are offered, indicating inconsistency in the activity program or its communication. The facility appears to support both active residents and those who are more sedentary in shared spaces, but the breadth and visibility of activities may vary by resident or by reporting family.

A few recurring concerns also emerge. Aside from activity variety and meal options, some reviewers find the facility "not a good fit" for their particular family member, reflecting the subjective nature of care fit. Pricing is mentioned as a point to note, suggesting cost may be a consideration for prospective families. The combination of small room sizes and limited activity/meal variety are the most frequently cited negatives and may be decisive for some families evaluating suitability.

In summary, Via Tercero Homes is portrayed as a clean, well-managed, and caring board-and-care residence with strong staff-patient relationships and dependable medication practices. It is likely a good match for families seeking a small, home-like environment with attentive caregivers. Prospective residents and families should, however, confirm specifics around room size, bathroom accommodations, activity schedules and variety, meal plans (including vegetable and dietary options), and pricing to ensure the home aligns with their expectations and needs, since experiences on those points appear mixed.
