    Expensive fees, poor management, pests

I paid a large buy-in and very high monthly fees plus extra charges that pushed this past my budget. The location, level of care, activities and many friendly staff are impressive and I'm enjoying my stay, but customer service was poor (unhelpful phone calls) and management has been incompetent - frequent interim directors, understaffed teams, low morale and high turnover. Upkeep is unacceptable: dirty common areas, mice and ants, neglected aquariums with dead fish, unpaid bills and unkept promises; front entrance has no handicapped access or handrail, rooms are small and no affordable companion rooms - I'd only recommend under new ownership in 2024.

    Summary review

Overall sentiment in the reviews is mixed and polarized. Several reviewers praise the facility’s location, the activity program, and the friendliness of staff members they encounter—some even describe an impressive level of care and strongly recommend the community. At the same time, a substantial number of concerns are raised about management, operations, cleanliness, accessibility, and finances that indicate inconsistent experiences across residents and families.

Management and operations are a major recurring theme. Multiple reviews state the facility came under new ownership in 2024 and cite perceived incompetence in management. There are reports of frequent leadership changes, specifically interim directors and turnover in leadership roles, which appears to coincide with other operational problems. Reviewers mention unpaid bills and families reporting promises that were not kept. Customer service complaints include unhelpful phone responses and poor follow-through, suggesting communication and administrative reliability are key issues for prospective families to verify.

Staffing and care present a mixed picture. Some reviewers explicitly praise the quality of care and the friendliness of staff, and some residents are described as enjoying their stay. However, other reviews highlight understaffing, low staff morale, and high staff turnover. These staffing problems can cause variability in day-to-day experiences: when sufficient staff are present or when long-standing employees are involved, care may feel strong; when staff levels or morale are poor, service and responsiveness appear to suffer. Prospective residents should ask about current staffing ratios, staff tenure, and turnover trends.

Facility maintenance and cleanliness are another cluster of concerns. Reviews mention pest problems (mice and ants), dirty common areas, and neglected aquariums with reported dead fish — these are concrete signs of lapses in routine housekeeping and maintenance. Accessibility issues were also raised: the front entrance reportedly lacks adequate handicapped access and has no handrail on the steps. Physical accommodations are further questioned by reports of small private rooms and the absence of companion rooms. These items point to both immediate cleanliness/maintenance issues and longer-term facility layout limitations important to mobility-impaired residents.

Financial issues are front-and-center for many reviewers. Several families describe a high buy-in fee, expensive monthly payments, and additional costs beyond the base rate. At least some reviewers say the community is not within their budget, while a smaller set describe it as affordable. This split indicates pricing and perceived value vary by household circumstances and possibly by which services or levels of care are needed. Reviewers also allude to undisclosed or additional fees, so transparency about fee structure and what is included should be clarified by prospective residents.

On the positive side, the community offers a busy activity schedule and residents in some reviews report being happy and satisfied. These positives — good activities, engaging staff, and an appealing location — suggest the community has core strengths that some residents and families appreciate. However, inconsistency in management, staffing, cleanliness, accessibility, and billing undermines those strengths for other reviewers.

Recommendations for prospective residents or families based on the review patterns: visit multiple times at different hours, meet current residents and families, and ask specific questions about recent ownership changes, current leadership stability, staff-to-resident ratios, staff turnover, pest-control and housekeeping protocols, maintenance schedules (including aquarium and common-space upkeep), accessibility features at all entrances, room sizes and companion-room availability, and a full breakdown of buy-in fees, monthly fees, and any additional charges. Also request references from current families and documentation of how the new ownership has addressed the reported issues since 2024. These steps will help determine whether the facility’s positive aspects (location, activities, pockets of strong care) outweigh the operational and financial concerns raised in the reviews.

About Heritage and Resorts of Augsburg

Heritage and Resorts of Augsburg sits on a 52-acre wooded campus in Baltimore, Maryland, with classic colonial buildings and some newer features, so when someone drives onto the property they might notice the mix of old and new, and they get plenty of green views all around. This senior community has been around since 1892, and it offers independent living, assisted living, skilled nursing, and memory care, so a person can stay as their needs change. Heritage at Augsburg covers independent living, with apartments that have kitchen appliances, laundry hookups, climate controls, and patios or balconies, and there are many floor plans like studios, one-bedrooms, one-bedrooms with dens, and two-bedrooms with two baths, some with French doors to outside patios, and some with a view of the grounds, so people who want to live with more freedom and less hassle have those options.

Resorts of Augsburg and Heritage at Augsburg offer assisted living and skilled nursing, with help for bathing, dressing, meals, medication, and personal care, plus specialized care for memory needs like Alzheimer's and dementia, so residents can choose the support they need. There's always staff and nurses around, day and night, and the campus has emergency alert systems, safety checks, on-site security, and controlled access to help keep everyone safe. Short-term stays for respite are possible if someone needs a break or is recovering, and for those with medical needs, there's physical and occupational therapy, wound care, rehabilitation, and round-the-clock skilled nursing care.

The place has a long list of amenities, like a movie theater, computer room, gaming room, library, beauty salon, fitness center, wellness suite, and a business center. There's a garden, barbecue area, gazebo, patio, walking paths, and picnic spots outside, so people can get fresh air and spend time among trees. People who want to practice hobbies or meet others can use the arts and crafts area, book rooms for karaoke and bingo, or join religious services in the chapel, where a chaplain and pastor are on staff, and they also run support and counseling programs. Pets are allowed, and visiting pets are welcome, though cats and large dogs are fine but not small dogs.

Dining happens in a restaurant-style room, with meals from a professional chef and special diets for allergies and diabetes if needed, and guests can join for meals, or food can be delivered to apartments. There's a cafeteria meal plan for those in independent living-$350 per month-and a mix of formal and informal dining choices, so everybody finds something comfortable. Residents get housekeeping, laundry, linen services, pest control, and groundskeeping, all covered by staff. There's transportation services for shopping, appointments, and outings, both medical and non-medical, along with parking and accessible apartments for wheelchairs or walkers, and a shuttle for groups.

The health center is set up in six small neighborhoods, each with a kitchen, dining area, living room with a fireplace, and a sunroom to make things feel less like an institution and more like a set of homes. Residents take part in wellness and therapy programs-meditation, yoga, stretching, fitness classes, brain games, and group events-and there's always something on the calendar, from life enrichment and music to recreation, happy hour, and movie nights. Residents can also use the convenience store on campus and have access to spiritual care and religious counseling.

The staff focus on keeping the buildings and grounds clean and welcoming, and families say folks working here are friendly and do their best to make everyone feel comfortable. There's a focus on finding the right care for each person, with personalized treatment plans, so whether someone wants social activities or just a quiet spot to read, they can find it here. Heritage and Resorts of Augsburg accepts checks for rent and fees, has a no-smoking policy throughout, and remains both affordable and non-profit, serving Baltimore seniors with as much independence and dignity as possible.
