    Beautiful community, issues with management

I moved into this beautiful, gated 55+ community and love the landscaping, pools, clubhouse, craft studio and friendly, peaceful atmosphere. There are usually lots of activities and great event space, but social programming has declined, grandchildren get bored, and ongoing maintenance problems, high dues/taxes and a rude property manager/board have been frustrating. Overall I enjoy the setting and neighbors, but management and upkeep seriously need to improve.

    Summary review

Overall sentiment in the reviews is mixed: residents and visitors consistently praise the physical beauty, amenities, and social potential of Fairways at Lake Ridge, but many express serious concerns about management, upkeep, and governance that are affecting long-term satisfaction.

Facilities and grounds are a clear strength. Multiple reviewers highlight attractive landscaping, a beautiful overall community, and a clubhouse described as spacious and well-equipped (including a strong sound system for events). Onsite amenities mentioned repeatedly include both indoor and outdoor pools, a cardroom, and a crafts studio. The development’s aesthetic and event spaces are repeatedly called out as excellent for hosting activities and social gatherings. Several comments indicate the community is clean, quiet, gated, and generally peaceful — characteristics that appeal to its 55+ demographic. There is also a positive nod to the builder (Kokes Family Builders) from at least one reviewer.

Activities and social life are a mixed theme. Many reviewers say there are “lots to do,” with organized trips and clubhouse activities available. At the same time, several residents perceive a decline in social events over time, and some longtime owners have left, which may be reducing participation and the vibrancy of organized programming. A few comments also note the lack of family-oriented amenities (no playground), making visits with grandchildren less engaging.

Staffing impressions are split. Event staff are described as polite and easy to work with when organizing or hosting events, and some reviewers speak warmly of neighbors and the friendly resident community. Conversely, there are sharp criticisms aimed at the property manager (described as rude by at least one reviewer) and reports of “grouchy staff” in other comments. Maintenance personnel are noted, but their priorities are questioned: reviewers report crews spending time on the main entrance while side streets, yards, sidewalks, and lighting remain neglected.

Maintenance, governance, and communication are major and recurring concerns. Multiple reviews describe ongoing maintenance problems that have persisted for months or years; reviewers explicitly link this to a board and management company that tolerate or fail to address issues. Specific infrastructure concerns include old sidewalks, inadequate lighting, and uneven yard and street upkeep, particularly on side streets. Tension over the sale of the golf course is mentioned as a notable point of community controversy, suggesting governance and strategic decisions are a source of local friction. Communication issues are also raised (difficulty contacting the facility due to a changed phone number), which compounds frustration with management responsiveness.

Financial considerations are another clear pain point: reviewers note high monthly dues and high taxes, and a few indicate that those costs factor into owners deciding to move on. These financial pressures, combined with perceived declines in maintenance and programming, contribute to an impression among some residents that the value proposition has weakened over time.

Care quality or health services are not addressed in these summaries; reviewers focus on community, amenities, governance, and maintenance rather than assisted living or medical care. That absence means no reliable conclusions can be drawn from these reviews about clinical or caregiving quality.

In summary, Fairways at Lake Ridge presents a strong physical and social foundation — attractive landscaping, well-appointed clubhouse facilities, pools, and organized activities create a desirable 55+ living environment. However, persistent and repeatedly called-out problems with management, the board’s responsiveness, long-running maintenance deficiencies, infrastructure wear (sidewalks, lighting, side streets), financial burdens (taxes and dues), and communication lapses create significant and recurring resident dissatisfaction. Prospective residents should weigh the strong aesthetic and amenity advantages against governance and upkeep concerns, ask specific questions about current maintenance plans, board actions on contested issues (like the golf course), and verify up-to-date contact and management information before deciding.
