    Lovely rooms, caring staff, unsafe

I liked the newly renovated, homey rooms, nice views, daily activities and many friendly, attentive staff - the facility felt clean and comfortable. However, management was often unresponsive, paperwork and communication stalled, and there were serious safety and security problems (stolen phones/mail, allegations of financial exploitation/theft, frequent police visits) and occasional neglect of care. I feel misled - despite great staff and nice rooms, I cannot recommend this place.

    Summary review

Overall sentiment in the reviews for New Broadview Manor is highly mixed and polarized, with clear clusters of strongly positive experiences and sharply negative complaints. Several reviewers praise the facility for its location, physical updates, and specific staff who provide attentive, compassionate care. These positive accounts describe renovated, comfortable rooms, clean and well-maintained common areas, an active daily activities program (crafts, card games, TV room), regular medical visits, and an administrator or staff members who are engaged and helpful. For some families and residents the move in was smooth, residents are happy, and the facility feels homey and supportive.

Conversely, a substantial subset of reviews raise serious concerns about care quality, safety, and management. Common themes among negative reports include staffing shortages or turnover and a management change that reviewers link to declining standards. Communication failures are repeatedly mentioned: unreturned calls, lack of notifications about a loved one’s condition, prolonged delays on paperwork, and general poor responsiveness from management. Several reviewers recount neglectful care (residents left in the same clothes for days) and describe the overall atmosphere as hospital-like, dreary, or institutional.

Safety and security are recurring and significant areas of concern. Multiple reviewers allege thefts of phones, mail, and money — sometimes implicating staff — and say security cameras did not resolve these incidents. There are also more severe accusations of financial exploitation, money being withheld, and mismanagement or defrauding of residents’ allowances. In addition to theft, reviewers report police presence, chaotic scenes, shouting or violent behavior among residents, and assertions that illegal activities occur on site. These reports point to inconsistent enforcement of safety protocols and a perceived lack of effective oversight.

Cleanliness and maintenance receive mixed reports. Some reviewers repeatedly describe the facility and rooms as clean, renovated, and well kept, while others report sanitation issues including roaches, mold, and stale food items. Dining also divides opinion: several reviewers liked or thought the food was okay, whereas others describe poor food quality. Pricing and transparency are another concern — reviewers mention rising rent, income-based pricing, and high costs for private rooms that they feel are not matched by service improvements.

Staff performance is similarly split in the reviews. Many accounts laud individual caregivers, nurses, and administrators for being helpful, kind, and proactive; terms like "amazing staff" and "excellent patient care" appear frequently. Yet other reviewers describe rude, abusive, or neglectful staff, attributing some problems to understaffing, poor hiring, or inadequate supervision. This suggests a variable staff experience that may depend on shifts, specific employees, or recent administrative changes.

Facility features and resident life show both strengths and weaknesses. Positives include a range of social activities, communal spaces, handicapped-friendly design, and a beachside location with good views. At the same time, criticisms note small rooms, institutional decor in some areas, and shared living quarters with limited personal storage. The resident mix is described by some as diverse and socially engaged; others portray neighbors as disruptive or mentally ill and say the environment can be unsafe or unpleasant as a result.

In summary, New Broadview Manor elicits polarized experiences: it can be a well-kept, activity-rich community with caring staff and attractive new rooms, but there are frequent and serious complaints related to communication, management, safety, theft, and inconsistent cleanliness or care. Patterns suggest the facility may be going through administrative or staffing transitions that produce uneven quality. Prospective residents and families should weigh the positive reports about staff and facilities against the recurring issues around security, management responsiveness, and cleanliness, and consider visiting multiple times, asking for specifics about recent management changes, theft prevention measures, staffing levels, and written policies on communication and financial protections before committing.

Medical services are tailored, and if someone needs something special, like hospice, the staff works alongside medical providers, and NYU Langone Hospital Brooklyn is only a few miles away, giving quick access to more care if needed.

New Broadview Manor has a minimum age of 55, and care focuses on medium-level needs, with pricing options for private pay, insurance, Social Security, and veteran's benefits, and there are a few different fees for community, respite, and even a second person in the room, so families can choose what fits best.

With all these services-from friendly daily help to fresh meals, safe surroundings, lively activities, and support for personal independence-New Broadview Manor works to give older adults a place where they can feel safe, supported, and part of a community, close to the beach, surrounded by others living their own stories, with staff who take their jobs seriously, so families know their loved ones have what they need each day.
