    Resort style community with issues

    I moved into Del Webb @ Grand Dunes in Myrtle Beach and overall it feels like a resort-style, friendly 55+ community - beautiful homes, terrific Amenity Center and Ocean Club, lots of activities, great neighbors, and a staff (Deb, Brian, Daniel, John and team) who were professional and helpful. The location is excellent - minutes to the beach, shops, medical care and the Intracoastal - and the building/purchasing process was smooth for many. That said, I ran into construction and quality issues (molding, stove, window seals, paint, wrong fixtures) and experienced slow or frustrating warranty follow-up from the builder; pricing and HOA dues felt high and resale/outer-fringe concerns exist. I love the lifestyle and community but advise vigilance during build/inspection - wonderful place if you accept the tradeoffs.
