    Friendly staff, resort-like grounds, inconsistent

I've enjoyed the friendly, caring staff, resort-like grounds, spacious apartments, many activities/amenities and weekly housekeeping (Miranda is GREAT) with generally delicious dining. That said, I've seen real management and staff turnover, inconsistent dining/housekeeping and occasional maintenance and care lapses, and it's pricier than alternatives. Overall I like the atmosphere and people, but I'd recommend a thorough tour and asking pointed questions about staffing, dining and care before deciding.

    Summary review

Overall sentiment across these review summaries is mixed but strongly polarized: a substantial number of reviewers praise Somerby Franklin as a modern, resort-like retirement community with warm staff, vibrant activities, appealing amenities, and strong move-in/onboarding experiences; yet a noteworthy minority report serious and sometimes alarming problems related to staffing, care quality, management responsiveness, and post-acquisition service declines. The recurring positive themes emphasize an attractive facility, engaged lifestyle programming, and many caring employees and leaders who create a home-like, social environment for residents. Conversely, recurring negative themes focus on operational failures—particularly around staffing, dining, housekeeping, and clinical oversight—that can meaningfully affect resident safety and well-being.

Care and staffing: Many reviews describe caregivers who are compassionate, know residents personally, provide one-on-one attention, and coordinate personalized care plans — with several specific staff members and executive directors singled out for exceptional leadership and communication. Memory care is praised in some accounts as small, trauma-informed, and emotionally supportive. At the same time, a substantial number of reviews describe high staff turnover, chronic understaffing, inconsistent caregiving, and severe incidents (residents left on the floor, unsupervised falls, incontinence and skin breakdown, alleged malnourishment). Several reviewers allege over-reliance on psychiatric medications or pharmaceutical restraints and raise concerns about contracted or unlicensed medical personnel. The pattern is often described as an initially strong care experience that deteriorates after staffing changes or corporate transitions.

Facility, amenities and maintenance: The built environment and amenities receive frequent praise: modern, hotel-like design; clean, well-maintained common areas; pleasant smells; large closets; indoor heated pool; fitness classes and therapy (PT/OT); library; card rooms; movie theater; and a bistro/fine-dining area. Many reviewers highlight excellent maintenance and rapid response to routine requests. However, there are also reports of construction/maintenance problems — notably water leaks, sprinkler issues and apartment flooding — and at least one allegation of bed bugs. Some reviewers note growing pains in newer areas or older sections of the campus and occasional delays in repairs.

Dining and housekeeping: Dining reviews are polarized. A large set of reviewers praise the culinary team, restaurant-style dining room, special events, and creative menus. Others report a clear decline: fewer choices, pre-made or self-serve options replacing freshly prepared meals, additional fees for items previously included, tip pressure, and inconsistent service. Relatedly, housekeeping and laundry services are inconsistent in some accounts — weekly sheet changes may be provided, but light housekeeping or dusting is sometimes lacking and laundry is occasionally reported as not done or items lost. Several reviewers specifically cite a decline in services coinciding with price increases.

Management, operations and ownership patterns: Multiple reviews praise particular managers and directors for strong communication and responsiveness; these leaders are credited with setting a high standard and personally advocating for residents. Contrastingly, other reviewers report management that is dismissive, slow to act, or ineffective at addressing complaints. A recurring narrative is a decline in service after corporate buyouts or management changes: staff departures, amenity reductions, stricter policies, and higher fees. Families note mixed experiences with transparency — some say communication improved only after a public complaint — while others report misleading sales practices or unresolved issues.

Safety, regulatory and trust concerns: There are isolated but serious allegations that require scrutiny: medication mismanagement, excessive use of restraints, residents left unattended after falls, theft of personal items, and alleged abusive or unprofessional staff behavior. These accounts are relatively less common than positive reviews but are severe in nature and therefore meaningful for prospective residents and families. Additional operational concerns — such as contracted/undertrained medical staff, unreliable paid care, and refusal of admission during crises — amplify the need for careful due diligence.

Patterns and takeaways: The dominant pattern in these reviews is a bifurcated experience: many residents and families report a high-quality lifestyle with friendly staff, excellent amenities, and energetic activities, while a meaningful minority report a decline in care and services tied to staff turnover, corporate changes, or management gaps. Dining, housekeeping and medical oversight appear to be the service lines with the widest variability in experience. Memory care is described both as compassionate and as problematic in different accounts, indicating that quality may depend heavily on staffing stability and leadership at specific times.

Practical recommendations for prospective residents and families: Visit at multiple times of day (meals, activities, night shift) to observe staffing and meal service; speak directly with current residents and family members about trends over time; ask for written policies on staffing ratios, medication administration, contracted medical providers, and handling of incidents; review housekeeping and laundry scope-of-services and charges; request incident/inspection history and how complaints were resolved; and get clarity in writing about what services are included versus additional fees (bistro items, delivered meals, extra housekeeping). If higher-acuity or skilled nursing care is a possibility, verify the availability of appropriate licensed nursing services and transfer protocols.

In summary, Somerby Franklin appears to offer an attractive, activity-rich environment with many engaged staff and excellent amenities for residents who experience the community at its best. However, there are repeated and serious reports of operational and clinical shortcomings in other accounts—especially around staffing, management responsiveness, dining reductions, and safety incidents—that warrant careful, specific inquiry before a move. The reviews suggest that resident experience at Somerby Franklin can vary substantially depending on timing, staffing stability, and recent management decisions, so individualized investigation and ongoing oversight by families are advisable.
