    Friendly clean affordable independent living

I live here and I'm very pleased overall. The staff are friendly, responsive and professional, maintenance is quick, and the concierge is helpful. Apartments are clean, roomy and pet-friendly (no in-unit washer/dryer; showers only), and the community feels welcoming with a packed activities calendar (movie nights, ice cream parlor, chapel, theater, library, fitness, walking trails, woodworking, etc.). Great location, secure and affordable - meals can be hit-or-miss and it's independent living only, so it may not fit higher care needs. Worth a look.

    Summary review

Overall sentiment across the reviews is strongly positive, with repeated emphasis on the breadth of on-site amenities, an active social environment, and consistently praised staff. Reviewers frequently highlighted unique and pleasant features such as an on-site ice cream parlor, movie theater, library, beauty/barber shop, and a large activity center. The community offers many recreational rooms (woodworking, billiards, weight room) and appealing outdoor spaces (walking trails, courtyard, fire pit, dog park), contributing to a lively, campus-like independent living experience. Many reviewers described the property as beautifully decorated, warm, and welcoming, and noted that tours were fabulous and made a strong first impression.

Staff and management receive very high marks across nearly all summaries. Common phrases include friendly, helpful, responsive, and professional. Maintenance response and concierge services are called out positively, and multiple reviewers described staff as accommodating and quick to resolve issues. The social onboarding of new residents is also praised — new residents feel welcomed, introduced, and invited to activities and outings. This contributes to a clear sense of community and belonging, with many comments noting residents made friends quickly and enjoy daily interaction.

Activities and social programming are a standout strength. Reviewers repeatedly report a robust activities calendar with events nearly every day, including game nights, movie nights, chapel services, professional entertainment, outings, and specialized nooks (knitting, woodworking). The high frequency and variety of activities appear to drive much of the strong social atmosphere and resident satisfaction. Facilities that support those activities — a large activity room, theater, chapel, and multiple lounges and sitting areas — are well regarded.

Dining feedback is mixed and deserves careful attention. A number of reviewers explicitly praise the dining experience: three meals daily, delicious/upscale dining, comfortable dining room, and specific menu items called out positively. However, a number of other reviews describe the food as very poor and recommend charging more to improve quality. This inconsistency suggests variable experiences between diners or changes over time; prospective residents should sample meals during a visit and ask about recent dining reviews and menu rotations.

Physical condition and logistics show a generally positive but nuanced picture. Many reviewers describe the facility as clean, well-kept, and recently remodeled in places. At the same time, several comments note rundown elements such as carpeting in some rooms and ongoing flooring/decor work, indicating that parts of the property are still being updated. Practical limitations mentioned repeatedly include no in-unit washers/dryers (shared laundry on each floor with sign-up), showers-only in some units, and Wi-Fi not included with cable service. Parking options and security are strengths, with gate-keyed parking, fenced areas, and buzz-in entrances frequently cited.

Care level and fit: Reviews consistently indicate TownView operates primarily as an independent living community. That works well for many reviewers — safety, security, and independence are frequently praised — but at least one reviewer noted the care level was not a good match for a loved one, implying the community may not offer higher-level or skilled nursing care. Prospective residents who need assisted living or memory care services should confirm the campus’s available levels of care and transfer options.

Location and value: The facility’s location receives positive notes for being convenient, centrally located, close to shops, churches, and public transportation. Several reviewers describe TownView as affordable or good value, and many explicitly recommend touring it. The strongest recurring positives are the rich amenity set (notably the ice cream parlor as a frequently mentioned favorite), active daily programming, and consistently praised staff. The principal concerns to investigate during a visit are food quality consistency, the physical condition of specific units (carpet/flooring), laundry logistics, internet/cable arrangements, and suitability for higher care needs. Overall, TownView appears to be a well-regarded independent living community with an active social life, strong staff support, and many unique amenities, while warranting due diligence on dining and unit-specific upkeep before committing.

TownView Senior Living sits in a busy part of downtown Johnson City, where you can see views of Buffalo Mountain Park and the Blue Ridge Mountains, and there's a lot to do within two miles like visiting libraries, parks, stores, restaurants, medical centers, and museums, plus it's close to several hospitals. Residents get to choose from different apartment floor plans, each with their own thermostat for comfort, and parking is gated for extra safety with remote openers for residents who drive, while all apartments and mailboxes need keys, and the whole building uses FOB keys and security cameras to keep everyone safe, and guests have to buzz in at the front desk. The place is pet-friendly, letting you have up to two cats or dogs under 25 pounds per apartment, but you'll need to pay a $500 non-refundable pet fee, and you can't bring reptiles or exotic pets, and though smoking isn't allowed indoors or in most outdoor spots, there's a small designated area outside for smokers.

People who live here don't have to worry about basic chores, because the monthly rent covers three meals a day served in a dining room-with meals you can eat in, take out, or get delivered if you're sick-plus water, electricity, cable, trash pickup, bi-weekly housekeeping that includes vacuuming, mopping, light dusting, and changing linens every other week, and you get to use laundry rooms with washers and dryers at no extra cost, and utilities even include cable. The one-time community fee is $2,000, but there isn't an application fee or security deposit, and renters' insurance is required before moving in. On-site staff takes care of maintenance right away and there's always someone at the front desk, and management lives on-site too.

The community has indoor and outdoor areas for activities and relaxation, with a library, a chapel that hosts devotional services, a post office, a secure package station, an ice cream parlor, a movie theater, a bistro, a dining room and a private dining room, an art gallery, a billiards room, guest suites, an activity room, a Veterans Hall of Honor, a fitness center, a card-playing spot, and a store for general supplies. Outside, residents can visit landscaped gardens, picnic areas with a grill and smoker, a putting green, a bird sanctuary, raised garden beds, an on-site dog park, walking trails, a fire pit with rocking chairs, and places to play horseshoes, and courtyards are secured, so residents who have memory problems can enjoy fresh air safely. TownView Senior Living works to help people at different stages of life, offering independent senior living with private apartments for those who want freedom and no chores, assisted living for those who need help with daily tasks, and memory care for residents with memory impairments. Nurses, helpers, and trained staff are always available and are known for being friendly and skilled, and the staff helps people settle in, enjoy meals, stay active, and connect with neighbors, and there's a focus on safety, dignity, and comfort so everyone can feel at home and secure. There's scheduled transportation for doctor visits by Johnson City Paratransit and trips out on a bus, and all transportation for medical appointments is included, while personal trips with Paratransit cost $4 round-trip. Residents often talk about making friends, feeling secure, and having a sense of community, and the environment is relaxed and quiet with plenty of space to gather, play games, garden, or walk outside and inside, with views of mountains and flowers. The owners live in the area and care about building real relationships with residents and their families, with policies and activities designed to keep everyone feeling like they belong, whether they enjoy quiet time in the library, group worship, or local outings in Johnson City.
