    Friendly community with some issues

I live here and like the friendly, sociable residents, roomy two-bedroom suites with balconies, on-site store and laundry, and very convenient transit access. Resident-led activities, interesting films and a wide range of programs keep things lively, and rent felt reasonable to me. The building is older but comfortable - downsides are shady management, rude maintenance staff, an overpriced dining room, and the meal-plan closure during the pandemic was a real inconvenience.

    Summary review

Overall impression Friendship Manor's reviews present a mixed but informative picture. Many reviewers emphasize a warm, sociable resident community, good access to transit, and reasonably priced living arrangements. At the same time, recurring criticisms center on management, dining value, and building age. The sentiment is neither uniformly positive nor wholly negative; instead, it shows a facility with clear social strengths and practical conveniences, paired with operational and maintenance concerns that affect some residents' experiences.

Facilities and units Multiple reviews highlight tangible positives in the physical accommodations: balconies and two-bedroom suites are explicitly mentioned, along with onsite conveniences such as a basement store and laundry. Several comments describe the living accommodations as comfortable and “wonderful,” suggesting that unit layouts and basic amenities meet or exceed expectations for many residents. However, the building is also described as an "old facility," which suggests aging infrastructure or décor that may need updating. That age factor likely contributes to some residents’ perception that the property offers high costs for limited value.

Activities and social life A strong theme across the reviews is an active, resident-driven social environment. There are repeated references to strong resident-led activities, a wide range of programs, and interesting film screenings. Reviewers describe the community as friendly and sociable, indicating that Friendship Manor succeeds at fostering interaction and engagement among residents. This is a clear strength for seniors seeking an active social life and peer-led programming.

Dining and meal service Dining feedback is mixed and polarized. Some reviewers praise the dining experience as "excellent," while others call the dining room overpriced and say they get "high cost for little value." One specific operational problem was the meal plan being shut down during the pandemic, which caused inconvenience—this suggests vulnerability in continuity of services during crises. Overall, dining appears inconsistent: some residents are satisfied with food quality and service, while others perceive poor value and/or price issues.

Staff and management Concerns about staff and management recur in the summaries. Several reviewers describe management as "shady" or problematic, and at least one mentioned rude maintenance staff. These comments point to service and professionalism gaps that can strongly influence resident satisfaction, especially in a community-oriented setting. Positive staff reports are less prominent in the summaries, so management and maintenance behavior appear to be notable weak points.

Accessibility, affordability, and population mix Affordability is repeatedly noted as a positive, with multiple reviewers calling the rent affordable. The facility is described as "not bad for elderly or disabled," suggesting it is at least passable in accessibility and suitability for those populations. An unusual but explicit point in the reviews is that the facility "accepts felons," which could be viewed by some as inclusive and by others as a potential concern depending on personal preferences—this is an operational characteristic that may influence prospective residents' decisions.

Notable patterns and overall recommendation Key patterns are clear: strong social programming and an engaged resident community, practical on-site conveniences (store, laundry, balconies), and solid transit access. Counterbalancing those positives are issues with management transparency or professionalism, inconsistent dining value, aging facilities, and occasional rude maintenance interactions. Prospective residents should weigh the strong social life and affordability against the reported operational shortcomings. For those prioritizing community, activities, and location, Friendship Manor may be attractive. For individuals who place high importance on modern facilities, consistently high-quality dining, or polished management-service interactions, these reviews recommend further investigation and direct questions to management before deciding.

    About Friendship Manor

Friendship Manor sits at 1320 East 500 South in Salt Lake City, offering apartment living for seniors with over 180 units across 14 floors, and you'll see studios and one-bedroom apartments, each with their own bathroom, plus some apartments are open now, like Unit 1208 and Unit 0914, with prices such as $690, $1,215, and $1,220, though other units are already rented or will be available later, and the building allows dogs and cats if you have pets. Residents have access to covered parking and laundry rooms, as well as in-unit dryers and washers in some flats, and the Manor includes a garden room where people gather for theme days, buffet meals, and continental breakfast, and there's a rose garden, a patio, and a beauty salon for grooming, lots of grocery items stocked in the on-site store, and both a gymnasium with exercise machines like treadmills and stationary bikes and a computer center with internet access.

The community has a television room and a billiards room where you can spend time, with staff who are known for being helpful and joyful, and over the years the staff have gotten awards for their care and activities. There's a strong focus on allowing seniors to be as independent as possible, but there's also specialized memory care for people with Alzheimer's or dementia, along with assisted living help and extra support from trained aides offering companionship and non-medical care, so everyone gets the care they need. Meals get prepared with an eye towards nutrition and quality, and there are musical concerts plus regular events to keep everybody active. People can pick from several different studio and one-bedroom floor plans, though details about every amenity or policy don't get spelled out. The Manor is apartment-style and supports different care types, and uses a few of its own unique names for activities and features, but descriptions leave out a lot of specifics. The place gets recognized for its services and the friendship among staff and neighbors.
