    Spacious clean affordable senior community

I'm very satisfied with my move - spacious, beautiful and thoroughly clean apartments in a quiet, convenient location with kind, helpful staff. Nice extras like activity rooms, game nights, garden plots and a gazebo, and utilities are included in reasonable rents (1BR $615, 2BR $715 incl. heat/electric/hot water). I'd recommend it for 55+ buyers who value independence and community, provided the price fits your budget.

    Summary of reviews

Thompson Meadows presents a mixed picture: many reviewers praise the physical environment, social amenities, and basic value proposition, while others describe operational and management shortcomings that could affect resident experience. The property is repeatedly described as clean, quiet, and well-maintained, with spacious, attractive apartments and reasonably priced units. Outdoor amenities such as private garden plots, a gazebo and pleasant landscaping, plus indoor shared spaces — game and activity rooms and a community room for family gatherings — are clear strengths for residents seeking a modest, active 55+ community.

Staff impressions are uneven. Several comments highlight helpful maintenance and leasing personnel and a warm, friendly manager who creates a welcoming atmosphere. These staff strengths appear to support day-to-day living and community activities. At the same time, reviews note limited staffing overall (often only a manager and a maintenance person), occasional slow responsiveness, and variability in professionalism. Management turnover and the presence of newer staff unfamiliar with processes were mentioned, contributing to inconsistent experiences across prospective and current residents.

Operational issues are a recurrent theme. Pest-control concerns and inconsistent remediation efforts were raised, including complaints that treatments were not applied consistently to all units and common areas. Reviewers also pointed to inconsistent lease and utilities administration — for example, conflicting information about utilities included in rent and disputes over charges — and at least some serious-sounding allegations about move-out handling and property disputes. Emergency readiness is another gap: power outages with limited emergency lighting and elevator reliability issues were described, suggesting weaknesses in backup systems and facility safety preparedness.

Community life and resident fit are areas to consider. Activities such as bingo, keno, Wii bowling, and other social programs are active and noted positively, but some reviewers described an intrusive peer culture, frequent monitoring of other residents, and a tendency toward tattling that can reduce privacy. Visitor and pet policies (small dogs and cats permitted; time-limited visitor-dog rules mentioned) appear to be a source of frustration for some residents when rules feel restrictive or inconsistently enforced. Prospective residents should assess whether the social dynamics and policy enforcement align with their expectations for privacy and independence.

Notably absent from reviews is consistent information about clinical care or formal dining services; this community appears oriented toward independent living with emphasis on housing, activities, and ground-level supports rather than medical or nursing services. For families and prospective residents, the most important considerations are the facility’s strengths in building upkeep, affordability, and social amenities, weighed against operational risks: pest-control practices, emergency preparedness, administrative consistency, and the variable quality of management and staff responsiveness. A site visit that asks specific questions about pest-control protocols, emergency power and lighting, staffing levels and turnover, and written policies for leases, utilities, visitors and pets is recommended before committing.

About Thompson Meadows Apartments 55 and Older

Thompson Meadows Apartments 55 And Older sits in St. Francis, WI, and offers independent living for seniors who want comfort, security, and a peaceful place to call home. The building does best for seniors who can live on their own and don't need daily help, but it does have some support, like visiting nurses who stop by for flu shots and regular blood pressure checks. There are one-bedroom and two-bedroom apartments, some with dining rooms and walk-in closets, and the whole place is wheelchair accessible, with handrails in bathrooms and an elevator that reaches all three floors. Each floor has its own laundry room, and residents get heat, air conditioning, and hot water included in the rent. The secured intercom at the entry helps people feel safe, and there's 24-hour maintenance, along with a staff that's usually friendly and attentive. There are alarms and an emergency call system for added safety.

Outdoor spaces get plenty of attention-a fenced courtyard, a community garden, park benches, personal garden plots, and a gazebo make it possible to enjoy fresh air or take a walk. The property's pet policies allow cats and dogs that are under 25 pounds, so people don't have to leave their small pets behind. Inside, there are spacious common areas, like a big community room for social gatherings or family visits, a billiard room, and a library, plus places to sit and play cards, do puzzles, or join group activities. Bingo, holiday parties, birthday celebrations, and card games fill the calendar, so it's easy to meet people.

Thompson Meadows focuses on a clean, quiet setting, with reviews often giving high marks for peace and order. Meals aim to be nutritious, planned by a staff that thinks about health. The management runs things smoothly, and the building often gets recognized with awards for its steady, strong record of care. Folks who move in usually look for a simple, affordable lifestyle that has the things needed for well-being without too much fuss. The apartments are meant for those who want to be around fellow seniors, keep busy with activities, and have the option to enjoy the outdoors or read in the library on a quiet day. The location in St. Francis means restaurants, events, and entertainment in the area are easy to get to without going far from home.
