    Outstanding staff, great amenities, expensive

I've lived here for three years and feel right at home. The staff are outstanding - caring nurses, attendants and managers who know you by name and make life easy. Meals are excellent and there are abundant activities (lectures, fitness, woodshop, piano salon, outings) so you're never bored. Apartments are spacious, bright and peaceful with lovely grounds and hill views, plus a top-notch pool and fitness center. On-campus skilled nursing and assisted living give real peace of mind. It's upscale and very well run - but expect a significant buy-in and high monthly costs.

    Summary review

Overall sentiment: The reviews portray The Forum at Rancho San Antonio as a highly regarded, upscale continuing-care community that consistently earns praise for its staff, community life, dining, and attractive campus. Across the summaries, the strongest and most frequent themes are the warmth, professionalism and responsiveness of the staff; a pervasive sense of community and friendship among residents; and a busy program calendar that provides intellectual, creative and physical engagement. Many reviewers describe a “cruise ship” or hotel-like vibe: polished common areas, well-presented meals, attentive service, and an atmosphere that supports active independent living.

Care quality and staff: Staff receive exceptionally high marks. Multiple reviews emphasize that staff are compassionate, responsive, and become like family. Care ranges from hospitality and dining service to skilled nursing and memory support; reviewers cite professional caregivers, nurses and directors who check in with residents. Staff behavior during the COVID period is specifically praised (including reports of zero resident COVID cases in some accounts), and staff are noted for personal touches like remembering names and helping residents with meals. At the same time, a few reports raise concerns about isolated incidents of perceived callousness—particularly around transfers or patient-handling—and some respondents mention evasiveness from certain staff members or management when specific questions were asked.

Facilities, apartments and grounds: The Forum’s physical campus and housing are consistently described as attractive, spacious and well-maintained. Apartments and villas are often bright with many windows, full kitchens in some units, and good views of hills and redwood trees. Common areas are well furnished and inviting (lounges, interior gardens, dining rooms), and the grounds are lauded for landscaping and adjacency to large open-space parks. Amenities repeatedly mentioned include a large woodshop, fitness center, top-tier pool and hot tub, beauty salon, library, computer lab, and multiple dining venues. Memory care and assisted-living spaces are present on campus and described as modern or recently renovated in some reviews; continuing-care availability on campus is viewed as a significant peace-of-mind advantage.

Dining and housekeeping: Food is a standout positive. Reviews describe meals as delicious, varied and beautifully presented, with options for alternate meals and social dining experiences. Formal dining with reservations, multiple daily meal options (including a continental breakfast and typically two prepared meals), and attentive dining service are common highlights. Weekly housekeeping and preventive maintenance are also noted as important conveniences that contribute to a worry-free lifestyle for residents.

Activities, culture and social life: The Forum appears to offer a rich social and cultural life. Frequent references are made to lectures, classes, hiking groups, trivia, bocce, art shows, woodworking projects, music salons, exercise classes, outings to events and performances, and resident-led clubs. Residents describe an engaged, intellectually stimulating and active population—many accomplished people who readily launch new activities and support each other. The presence of long-tenured residents and active committees/boards further reinforces an environment of shared governance and member involvement.

Healthcare continuum and policies: Reviewers appreciate the on-campus continuum—independent living with accessible assisted living, skilled nursing and memory care—seeing it as a priceless safety net. However, several reviews also mention the financial and contractual complexity of the ownership model: a required unit purchase (equity/shareholder model), buy-back/refund arrangements (for example, a possible payout tied to resale after a multi-year period), and a monthly health care fee to offset discounts. While some reviewers believe the overall value is strong for the price, others find the buy-in or unit prices unaffordable or are uneasy about the long waitframes and fees tied to refunds and market adjustments.

Management, sales process and transparency: Many residents praise management and leadership, citing engaged boards, effective HR and directors, and stable leadership. Nevertheless, a recurring negative thread concerns the sales or admissions process: several reviewers call out a pushy or poor-communicating salesperson/realtor, lack of transparency, and tour experiences that limited what was shown (e.g., only independent living buildings). A few prospective or recent residents felt staff were evasive to certain questions, and some reported that important financial or contractual nuances were not clearly explained up front. These issues have reputational consequences and are the most common source of dissatisfaction mentioned.

Cost, fit and accessibility: Cost is the dominant practical concern. The Forum is repeatedly described as upscale and correspondingly expensive; some reviewers reference million-dollar condo-equivalent prices, real estate taxes tied to ownership, and buy-in requirements that preclude affordability for many. Several reviewers noted they were not a good fit despite liking amenities. There are also minor practical concerns: some villas are detached and raise accessibility concerns for those who need frequent access to the main building; immediate retail shopping is limited on the campus and nearby; and some services can have wait times.

Notable patterns and overall impression: The preponderance of reviews are strongly positive, emphasizing exceptional staff, excellent food, abundant activities and an attractive campus adjacent to significant open space. Long-tenured residents and repeated comments about staff warmth suggest consistent culture and stability. The primary tradeoffs identified are cost/ownership structure and occasional gaps in admissions transparency or sales communication. For prospective residents and families, the key due-diligence points are to carefully review the financial/contract terms (buy-in, monthly health fees, refund timelines), clarify which parts of the campus will be available/seen during tours, and ask specific questions about transfer and memory-care protocols.

Bottom line: The Forum at Rancho San Antonio offers a vibrant, well-staffed and amenity-rich environment that many residents find life-enhancing and worth the expense. It is particularly well-suited to independent, active seniors who value robust programming, a strong social culture, campus-based healthcare options, and proximity to nature. Prospective residents should, however, be prepared for significant upfront cost and should insist on full transparency during the sales and admissions process to ensure the community and financial model match their expectations and needs.

About The Forum at Rancho San Antonio

The Forum at Rancho San Antonio sits next to the Rancho San Antonio County Park and Open Space Preserve, so residents can walk along nearby hiking trails or watch the hills change with the seasons, and the community itself feels spacious with gardens, flowers, and outdoor spots like a dog park, putting green, bocce court, and even a cocktail lounge tucked in among the walking paths. Seniors here can choose apartment homes or villas, with one-bedroom or two-bedroom floor plans that come with kitchens or kitchenettes, WiFi, cable TV, and a call-response system in each suite for safety. There's a swimming pool, hot tub, fitness center, woodworking shop, art studio, and a game room, so people can stay active if they want and work with their hands or meet up with friends for tabletop games or music. Residents eat three restaurant-style meals a day, can join field trips, join in on devotional programs, or go to special events organized on-site, and there are also educational sessions, arts and crafts, horticulture programs, group fitness including yoga, and outings for shopping or errands using the community's transportation. Weekly housekeeping and linen service, laundry, and salon options help people keep up with chores and grooming, and a nurse is available part-time, backed up by staff that stays awake and on duty 24 hours a day for emergencies.

The Forum is a Life Plan Community owned and run by residents themselves and managed by Life Care Services®, so decisions tend to represent the people living there, and there's a long list of services including independent living, assisted living, memory care-like the dedicated Daffodil Ridge area-rehabilitation, skilled nursing, and respite and hospice care, with staff helping with daily tasks such as bathing, dressing, eating, or medication reminders as needed. Diabetes care, transferring help, and safe, standby support for people who have trouble moving independently are all available, and folks who manage incontinence themselves get support as needed. The community is pet friendly, handicap accessible, and has safety features like a gated entrance, on-site security, and a way for residents to quickly get help at any time. Residents enjoy life that can evolve with their needs, so as someone's health or memory changes, services adjust without needing to move somewhere else. The usual age for moving in is 55 and up, and most people enjoy a laid-back, social life here, where privacy is respected and family visits are always welcome. People can go to nearby churches, play tennis or golf close by, or join programs in the library, private dining rooms, hobby shop, or the community meeting rooms. The Forum at Rancho San Antonio received recognition for its independent living by U.S. News & World Report in 2024, and stands out with a community-focused environment, dedicated staff, and a wide choice of amenities, making daily life comfortable-without being over the top-with real peace of mind for seniors and their families. The community requires an entry fee, which is $10,973, and accepts payment by check or credit card.
