    Caring staff, beautiful grounds, amenities

I live at Shawnee Ridge and I'm very happy with the caring, attentive staff and responsive office-front desk and team are quick to address needs. Kudos to Kristina, Melissa and our maintenance superstar Tom; grounds and townhomes are beautiful with an amazing view of the Delaware Water Gap. Terrific amenities, exercise classes and day trips keep things lively, though it can be quiet at times and common areas could use a refresh (there's often a strong disinfectant smell).

    Summary review

Overall sentiment across the provided reviews for Shawnee Ridge at University Park, LLC is predominantly positive, with multiple commenters emphasizing strong staff performance, robust activities, attractive living spaces, and effective maintenance. Many reviewers explicitly describe the community as a beautiful place to live, with well-kept town homes and an impressive view of the Delaware Water Gap. The general tone suggests a positive reputation and satisfied residents, reinforced by repeated mentions of happy residents and a pleasant atmosphere.

Care quality and staff: Staff performance is a clear strength in these reviews. Multiple staff members are singled out for praise—Tom in maintenance is named as the best maintenance person, and Kristina and Melissa receive kudos for their work. The front desk and office team are repeatedly described as responsive and delivering exceptional customer service, with some reviewers using emphatic language such as "angels." Reviewers note that staff are caring, in tune with residents' needs, and expeditious in addressing issues. This pattern suggests that day-to-day resident support, responsiveness to problems, and interpersonal interactions with staff are standout features of the community.

Facilities, maintenance, and cleanliness: Reviewers consistently praise maintenance and groundskeeping, calling out timely maintenance responses and a generally clean environment. Maintenance is a particular highlight (again, Tom is singled out), and outdoor spaces are described positively. The housing stock is viewed favorably—"beautiful town homes" is a repeated phrase—and the notable scenic view adds to the appeal. However, there are specific facility-related concerns: several reviewers mention a noticeable disinfectant smell in common areas, and some say the common areas could use additional work or improvements. Those observations indicate that while individual units and grounds are well-maintained, shared interior spaces may benefit from aesthetic or operational upgrades.

Activities and social life: Activity programming is another prominent positive. Reviewers describe "terrific activities," "impressive group activities," exercise classes, and day trips, indicating an active social and programming calendar that supports resident engagement and wellness. That said, there is at least one comment that counters this trend—"Nice development for seniors, not much happening"—which suggests variability in residents' perceptions or possibly differences in programming availability or participation over time. Overall, activities appear to be a strength for many residents, but prospective residents should verify current schedules and participation levels to confirm they match personal expectations.

Management and communication: The office team and management receive praise for responsiveness and attentiveness to residents' needs, which aligns with the positive comments about timely maintenance and problem resolution. Specific staff recognition reinforces the impression of competent and proactive management. There is no detailed criticism of management in the summaries provided; the main management-related caveat is the variability in resident experiences (some praise, one or more nonspecific negative sentiments).

Notable patterns and concerns: The dominant pattern is positive—good staff, active programming, attractive homes, and effective maintenance. Nevertheless, there are a few recurring concerns: the need for improvement in some common areas, an occasionally strong disinfectant odor noted by multiple reviewers, and at least one reviewer who summarized their experience as "worst" without providing specifics. The presence of both strong praise and a small amount of negative feedback suggests some inconsistency in individual experiences or expectations. Also, the reviews do not mention dining services specifically, so there is insufficient information to assess meal quality, menus, or dining operations.

Recommendation for prospective residents: Based on these summaries, Shawnee Ridge at University Park appears to offer a well-maintained, activity-rich environment with attentive staff and attractive residences, and it enjoys a generally positive reputation among residents. Prospective residents should tour the property, inspect common areas to judge the level of upkeep and smell concerns, ask about current activity schedules and participation rates, and request specifics about any services not covered in the reviews (for example, dining). Doing so will help confirm whether the community's strengths line up with an individual’s priorities and whether any of the noted concerns are being addressed by management.

About Shawnee Ridge at University Park, LLC

Shawnee Ridge at University Park, LLC sits in East Stroudsburg, PA, on a quiet piece of land at the gateway to the Pocono Mountains, with views of the Delaware Water Gap that are always pleasant to wake up to, and you get a sense of seclusion, but you're still only a few minutes from the Interstate, Pocono Medical Center, as well as shops, restaurants, and doctor's offices, which is helpful. This place is for residents age 55 and older who are looking for independent or supportive living, with a range of care levels all in one spot, so you don't need to worry about moving again if your health needs change, and it works as a continuing care retirement community, or CCRC.

The community has apartments and townhomes, and people can have privacy and independence in both, with floor plans of different sizes on display through their gallery. Residents can own their homes with prices starting at $160,000, and the units require a refundable 10% deposit to reserve, along with a $5,000 waiting list fee that's also refundable under certain rules, and some resale refunds can reach up to 70% of a purchase price, but the occupancy rights don't transfer if someone moves out. They don't do rentals, section 8, or affordable housing, so you'd want to keep that in mind.

It's a pet-friendly community, allowing up to two pets in townhomes and cats in apartments, but dogs must stay under 45 pounds, which makes it more manageable, and the grounds are well-kept with landscaping and snow removal handled by staff, plus outside home maintenance and exterior exterminating services are included, though inside exterminating would come out of the resident's own pocket. Utility services like water, sewer, and trash removal are part of the package, with Wi-Fi and a medical alert system in place and emergency maintenance available around the clock if a leak happens or heat goes out. Security runs steady with a 24-hour emergency response system.

Independent living comes with activity options like day trips, informational talks, social gatherings, group parties, and philanthropies, as well as weekly planned activities and access to the Shawnee Inn & Golf Resort, which means free golf for those who enjoy it. Residents have services like optional daily living help, transportation, and meals when needed, and support is personalized, focusing on helping folks stay as independent as possible. When needed, assisted living offers more support with tasks, medication management, personal care, and meals. Round-the-clock medical care is available, including rehab and wound care, and there's a secure environment for those with Alzheimer's and other memory challenges, where activities focus on memory skills and 24-hour supervision stays in place for safety. The community stays licensed and up to date, according to the review group that checks, so things keep running properly.

Residents enjoy life without the need for yard work or home repairs, and many find comfort in the way the community is both close to needed local spots and set apart in peaceful surroundings, which many people in that age group say they value, especially when being able to keep a pet or have privacy makes the days feel a little better.
