    Warm staff and excellent care

I moved my father here and we're very happy - the staff are warm, professional and go above and beyond, the facility is bright, spotless and well maintained, and the meals are excellent. Our spacious, private apartment felt home-like (balcony, large closets in many units), with on-duty nurses, responsive maintenance and a full activity calendar - pool, library, choir, exercise classes and frequent events. It's pricey up front with a large buy-in, but monthly costs can be reasonable and the refund policy (about 90% back) and overall care made it worth it for us.

    Summary review

Overall sentiment across the reviews is strongly positive, with repeated emphasis on high-quality staff, excellent cleanliness and maintenance, robust programming, and very good dining. Staff behavior is the most frequently praised element: reviewers describe employees as professional, attentive, warm and caring. Multiple comments note staff members who go beyond the scope of their job descriptions, respond quickly to concerns, and listen to residents and families. Nursing presence and on-duty nurses in assisted living are specifically cited, and families reported feeling reassured by the responsiveness and competence of personnel.

The facility itself attracts consistent praise for cleanliness, upkeep and appearance. Reviewers call the property "lovely," "tip-top," bright and airy; they point to recent remodels, new appliances and fresh paint as signs of ongoing investment. Commonly noted amenities include a swimming pool, library and abundant activity spaces. Apartment attributes highlighted include spacious independent living units, large closets in many units, balconies on upper floors, roomy rooms, and some one-level layouts that are convenient for mobility. Maintenance responsiveness is singled out positively, with staff quickly addressing issues and helping beyond expectations.

Activities and social programming are another strong theme. Residents are described as active and engaged, with a wide range of offerings such as exercise classes, arts and crafts, movie nights, chess, bingo, bridge, choir, sit-down volleyball and birthday celebrations. These programs, combined with plentiful communal spaces, create an environment where residents socialize and remain active. Reviewers also emphasize that the community supports a peaceful, happy resident population.

Dining receives high marks: reviewers consistently describe meals as well-prepared, healthy, and enjoyable. The dining facility is called excellent, and several reviewers specifically state that residents — and visiting family members — enjoyed the food. Positive comments about eating experiences contribute to the overall impression of high-quality daily living.

The primary consistent concern across reviews is cost. Multiple summaries point to a large upfront buy-in or entry fee and an overall perception that the community is expensive. While the financial model is partially framed as a benefit — with 90% of the entry fee returned at move-out or death and entry-fee funds being used for upkeep — some families view the upfront cost as burdensome, especially given that there is no ownership or equity in the property. Independent living is noted as having a comparatively lower monthly rent, but assisted living is sometimes described as "not as nice as price," suggesting mixed perceived value for higher levels of care.

Other, less common drawbacks include some unfurnished units and occasional comments about limited closet or storage space in particular rooms. These are relatively minor compared with the overwhelmingly positive themes, but they may matter to prospective residents who need furnished move-ins or significant storage.

In summary, The Village At Germantown is portrayed by reviewers as a top-tier, well-run community with standout staff, excellent cleanliness and maintenance, strong programming and amenities, and high-quality dining. The facility appears especially strong for independent living residents seeking active social life and roomy apartments. Prospective residents and families should weigh the community’s high upfront costs and the lack of property equity against the clear advantages in care, services, and resident satisfaction. Assisted living appears adequate but may not offer the same perceived value as independent living for the price, so visitors should compare levels of care and cost structure carefully during touring and financial planning.

    About The Village At Germantown

The Village at Germantown sits at 7930 Walking Horse Circle in Germantown, Tennessee, inside a large, wooded setting, with both apartments and villas to choose from, and residents say it feels good to live there. The community offers a full range of care including independent living, assisted living, skilled nursing, memory care for people with Alzheimer's and dementia, and hospice, all in one place. It's what people call a Continuing Care Retirement Community, or CCRC, which means folks can move in while they're healthy and stay as their needs change over time, and the place offers care types like assisted living, memory care, long-term nursing home care, end-of-life care, respite, and adult day care. The facility operates as a for-profit organization with individual ownership, but it participates in Medicare (not Medicaid), and is connected to Methodist Healthcare, plus it's pet friendly so residents can bring their pets along.

There are 55 certified beds with an average daily census of 48, and almost all rooms are filled with a utilization rate of 97%. The facility's records show a total of 15 deficiencies from state inspections, including issues with resident care planning, food safety, pressure ulcer care, and two infection control violations, but surveyors found no immediate jeopardy. Besides that, after a standard inspection in September 2022, The Village at Germantown received a $7,975 fine. The nurse turnover rate is high at 54.8% compared to the state average of 49.6%, and staffing averages 6.67 nurse hours per resident per day, which is well above average, split into 0.47 RN, 2.07 LPN, and 2.84 CNA hours per resident. The community was rated 2 stars for its nursing home by the Centers for Medicare & Medicaid Services, though it's been given high scores elsewhere, including an A overall and A+ in short-term care, with several awards for being among the top nursing homes in Germantown and Tennessee.

Safety features at The Village at Germantown include a fully sprinklered building, modern 24-hour call systems, and accessible design, and it's not part of a hospital or a chain. Staffed by registered nurses, LPNs, certified nursing assistants, therapists (such as occupational, physical, and speech/language), medical directors, and more, the community offers care like orthopedic rehabilitation, stroke recovery, wound care, catheter care, IV antibiotics, cardiac therapy, podiatry, mental health support, and pain management. Residents and families can join councils to talk about decisions and share concerns, which offers some voice in how things are run. The facility's management includes Junaita Lavy, Julie Repking, and Donald Selheimer (since 2014-2015), with Kirk Pafford as the administrator.

For daily life, people at The Village at Germantown find restaurant-style dining with three homemade meals a day, special diet options for those with diabetes or high blood pressure, and meal and medication support, plus laundering, housekeeper, and linen service. Residents can take part in planned daily activities such as bingo, movie nights, bridge club, ballroom dance, cultural and social gatherings, exercise and fitness classes, and there's even art and music therapy, animal visits, and religious services. There are community spaces like a swimming pool, gardens, a small library, a woodworking studio, workout and fitness rooms, a hot tub and sauna, and outdoor recreation areas, as well as places for reading, games, or just a quiet moment. Amenities include internet, cable, phone service, a bank, ATM, post office, lobby, card room, polo lounge, café bistro, emergency call buttons, transportation for trips and medical appointments, and even mail and newspaper delivery.

The staff helps with daily needs like bathing, dressing, grooming, bathroom use, mobility, and transfers, and there are private or shared rooms, many with kitchenettes and furnished options, plus onsite beautician and salon services, a barber shop, and therapy aides. The place offers wellness and mental support, rehabilitation, skilled nursing, companion care, short-term pain management, wound care, and monthly health screenings. Resident and family councils meet regularly, and new residents get help with moving in. Those who need memory care get support in secure areas, with medication management and memory enhancement programs.

The community's structure lets residents age in place, so if someone moves in while still able to live alone, care can be increased when needed, whether for assisted living, rehab after an illness, or ongoing health needs. The Village keeps a busy life for residents, supporting personal interests, outings, faith-based activities, and even pet ownership. There's an open approach to feedback and a resident-first philosophy. The facility stays updated with training, a virtual education program, a CNA training academy, a finder tool for senior facilities, and tools like an affordability calculator to help with planning. Those considering a move can visit and take a tour, and the website offers galleries of the building and resident life.

While many families praise its high quality, it's worth knowing about the recent deficiencies and high staff turnover. Still, The Village at Germantown delivers a broad range of health services, living options, and day-to-day support, and most residents report good experiences and a strong sense of community.
