    Mold, pests, security, poor maintenance

I liked the friendly staff and neighbors (Denise Wynn was helpful) and some apartments are clean, but serious problems outweigh that. I saw black mold on multiple floors, overflowing garbage, rats and roaches, and common areas that are never really cleaned (just air freshener). Security is weak - gates often don't lock, access control is unreliable, and removed A/C units expose residents. Maintenance and communication around leaks and elevator downtime are poor. I can't recommend this place until mold, pests, cleaning, and security are fixed.

    Summary review

Overall sentiment from the reviews is highly mixed and polarized: a substantial number of reviewers praise the interior apartments, the friendly staff and residents, and the community aspects (gated access, activities, landscaping), while a separate set of reviewers report serious maintenance, cleanliness, pest and security issues that raise health and safety concerns. The result is a split portrait of Lillie R Campbell House where experiences vary greatly — some describe a well-kept, welcoming environment and others describe unacceptable physical conditions and poor management follow-through.

Care quality and staff: Most reviewers comment positively on staff interactions. Multiple reviews describe staff as friendly, helpful and accommodating; several specifically praise a staff member named Denise Wynn and say staff made them feel at home. These comments suggest that day-to-day resident-facing staff often provide good interpersonal care and hospitality. However, other reviews characterize staff as "insincere" or criticize management communication. There is little direct information about clinical or medical care quality in the summaries provided, so conclusions about clinical care cannot be confidently drawn beyond the reported friendliness and helpfulness of many frontline staff members.

Facilities, cleanliness and maintenance: This is the most contentious area. Positive reports say apartments and some common rooms are clean and inviting, with well-kept interiors and attractive landscaping in parts of the property. Contrasting sharply, other reviewers report severe issues: black mold on multiple floors, garbage overflowing, rat and roach infestations, and air conditioning units removed in a way that allegedly exposed residents to animals and criminals. Additional physical problems include elevator downtime, rusting at the gate entrance, weeds in green areas, and plumbing leaks. Several reviews specifically note that common areas are not being cleaned (or only lightly 'masked' with air freshener), and that some common spaces may be unusable or have irregular availability. These reports point to inconsistent maintenance and cleaning standards across different parts or times at the property.

Safety and security: The facility is frequently described as a gated community with access control (buzz-in and gate cards), which some reviewers list as a positive. However, multiple reviewers note serious security lapses: gates that do not lock, lack of meaningful security beyond the gate, removal of AC units that reportedly reduced resident safety, and concerns about exposure to animals or criminal activity. The juxtaposition of documented access controls with reports of unsecured gates and other vulnerabilities suggests inconsistent or unreliable security enforcement.

Pests and health hazards: Reports of black mold, rodents, and roaches are among the most serious negative themes. Mold and pest issues are health hazards, especially in senior living settings, and were mentioned explicitly by reviewers. These complaints, combined with reports of overflowing garbage and poor common-area cleaning, indicate sanitation and environmental control problems that management would need to address to ensure resident safety and wellbeing.

Amenities, activities and technology: Several reviewers praise the availability of activities and a peaceful atmosphere. However, there are also complaints about ancillary services and amenities: pricing is described as unclear or misleading by some, the property reportedly lacks AT&T and Comcast cable options (forcing use of an alternative provider, Pace), and some reviewers experienced TV connectivity problems. Overall, activities and social environment seem to be strengths for many residents, while technology and transparency around fees are noted weaknesses.

Management and communication: Management performance appears inconsistent in reviewer experience. Positive interactions with individual staff members contrast with reports of poor or slow communication about maintenance issues (for example, plumbing leaks not communicated promptly) and perceptions of insincerity from staff or management. Pricing transparency is a recurring concern. These patterns suggest issues in operational consistency, communication protocols, and possibly staffing or resourcing in maintenance and facilities management.

Notable patterns and summary assessment: The reviews present a clear split: many residents highlight strong interpersonal care from staff, clean and attractive apartments, friendly neighbors, and useful amenities; others report urgent and serious concerns about facility deterioration, sanitation, pests, broken or unreliable infrastructure (elevators, gates, AC), and poor communication from management. The most significant red flags from the review set are the reports of black mold, pest infestations, overflowing garbage, and security failures — issues that could directly affect health and safety. Meanwhile, the strongest positives are the welcoming staff, community feel, and well-appointed apartment interiors. Prospective residents or family members should weigh the variability in reports, ask management for current inspection reports and remediation plans for the listed hazards, and verify security, maintenance schedules, pest-control records, and cable/technology options before deciding.
