    Clean, helpful staff, excellent amenities

I couldn't tour due to timing, but staff were very helpful and described a clean, fairly new gated facility that doesn't feel like a nursing home. My two-bedroom has a kitchen, laundry and private patio; there's a salon/barbershop, gym/fitness center, game room, library/computer room, regular shuttle/shopping outings and lots of activities-overall a very good option with a waiting list.

    Summary of reviews

Reviewer feedback on Antioch Manor Estates is mixed, with clear strengths in physical apartment features and community offerings alongside recurring operational concerns. Positively, the property offers independent two-bedroom apartments with full kitchens, in-unit laundry and private patios in some units, which supports a self-directed lifestyle. The campus includes a range of amenities — a fitness center, game room, library, computer room, salon/barbershop and organized social programming (movie nights, arts and crafts, birthday parties) — and provides shuttle transportation for shopping and outings. Several reviewers described helpful staff and a community atmosphere that does not feel like an institutional nursing environment.

However, multiple operational patterns raise concerns about day-to-day reliability and resident safety. A common theme is inconsistent management responsiveness: reviewers describe difficulty contacting management or the office being infrequently staffed. This overlaps with reports of high staff turnover, intermittent maintenance availability, and slow repair resolution. Reviewers also noted inconsistencies in building upkeep and cleanliness (stained carpeting, gutters, and general preventive-maintenance deficits) and specific pest-control concerns in some units. Security and safety systems were frequently cited as unreliable, including malfunctioning front gates, electronic doors, and doors that do not consistently lock, and there were mentions of water intrusion between units; these issues suggest gaps in both access-control reliability and unit-level safety infrastructure.

Dining and daily living expectations are a potential mismatch for some prospective residents: the community operates on an independent-living model with no centralized dining service, so residents are expected to prepare their own meals. Some reviewers appreciated this independence, while others described an expectation gap if they sought meal services. Activity programming is another area of mixed experience: while many reviewers praised a robust calendar of events and transportation services, others characterized activities as limited or amenity spaces (for example the computer room) as intermittently closed. Transportation was generally considered a positive feature, though occasional delays and scheduling issues were cited.

Communication and leasing practices generated notable dissatisfaction. Several reviewers raised concerns about unclear or misleading information regarding eligibility (Section 8), unit availability, move-in timing, and manager contact accessibility. These issues, combined with the perceived cost relative to the level of service and building condition, led some families to conclude the overall value was poor. In sum, Antioch Manor Estates presents as a property with solid amenities and an independent living model that can suit residents who value apartment-style living, but prospective residents and families should carefully verify management responsiveness, maintenance practices, safety-system reliability, and the specifics of leasing and eligibility before committing.

    About Antioch Manor Estates

Antioch Manor Estates sits at 4711 Bishop Ming Boulevard in Stone Mountain, offering senior apartments for people aged 55 and up who want accessible living without extra frills, and while the details inside the buildings aren't well known, the community's known for providing a safe and comfortable place for seniors who are independent and like to keep active, and that means residents have choices from studio apartments at 450 square feet all the way up to two-bedroom, two-bath layouts at 850 square feet, and each home comes with climate-controlled heating and cooling, open floorplans, full kitchens with appliances, 48-inch ceiling fans in the living room, washer and dryer connections in most, window blinds, nine-foot ceilings, sturdy, sound-resistant walls, wall-to-wall carpeting, designer vinyl in kitchens, baths, and foyers, and private patios or balconies, which is nice for getting a little fresh air. Residents can expect 24-hour security, emergency call systems, and gated entry for peace of mind, and there's a fenced perimeter along with landscaped gardens and a park, so you see a bit of green and can walk outside if the weather's good. There's no parking available, which is something to keep in mind if you drive or have visitors. People living there have a number of indoor spaces to gather or relax, like a full-service beauty salon and barber shop, a fitness center, a media room, a library with computer stations, a meditation and quiet room, a card and game room, a creative arts center for painting and crafts, a TV lounge with a juice bar, a gazebo, and a private dining room for special occasions. You'll also find a children's playground and a sport court if family comes to visit. Most of the living is independent, but there are memory care and assisted living services, as well as emergency response systems in place, so if someone needs a little extra help or support, that's considered. Housekeeping and maintenance are provided, along with social activities and programs, and everyone gets to use communal dining rooms, with private or semi-private living available, so you can choose what works. The community is linked to the Antioch A.M.E. Church, which is unique, and focuses on helping residents feel satisfied with professional services. For people using the Housing Choice Voucher or other assistance, the facility does things like virtual meetings, online paperwork, and keeps updated payment standards and utility allowances on their accessible website, and they've got waiting lists that open and close for the PBV program and others, plus online portals for applicants, residents, and landlords, and even scholarship opportunities for rental assistance recipients through their Resident Services Corporation. There's a secure entry and people can get assistance by phone or email for the HCV program, plus a landlord portal, so management is used to working with a variety of housing programs, including Project-Based Vouchers, VASH, and Portability. Most information you'll need, like SAFMR payment standards, utility allowances, or recertification, is handled online, making it easier for those who can't always stop by in person. All in all, Antioch Manor Estates delivers straightforward, secure housing for older adults in Stone Mountain and tries to cover the bases with safety, reasonable comfort, and accessible support, but just remember to plan ahead if you need parking or want to visit in person since that's not provided.
