    Lovely active community; inconsistent management.

I like the strong sense of community, daily activities, clean well-maintained common areas and mostly spacious, dog-friendly apartments in a great location near shopping and doctors. Staff are often friendly and helpful, but management can be inconsistent, bureaucratic and untrustworthy at times (non-refundable deposits/refund delays, confusing lease/physician paperwork). Amenities are extensive (pool, gym, library, dining, salon, van transport), though some claims felt misleading and the high rent/fees didn't always justify them. Overall it's a lovely, active place that I'd recommend only if you're prepared for strict policies and possible management headaches.

    Summary review

Overall impression: Reviews for Affinity at Coeur d'Alene are mixed but lean toward positive on physical plant, amenities, cleanliness, and community feel, with repeated praise for the building's upkeep, modern styling, and variety of shared spaces. Many reviewers highlight the facility as clean, well-kept, and attractively designed, and several note that staff were helpful during tours and that the property provides a strong sense of independence and community for 55+ residents. However, a recurring and significant theme across the reviews is inconsistency — particularly around staff behavior, management policies, and administrative practices — which produces polarized experiences among residents and visitors.

Facilities and amenities: The property earns consistent praise for its tangible amenities. Multiple reviewers mention a full-service kitchen/restaurant and clean dining areas, a pool and hot tub/sauna, a gym with classes, library and game/craft rooms, family dining rooms, billiard and game rooms, lounge areas with chairs and couches, a bar and a coffee bar, plus accessible common spaces that are often described as spacious and stylish. On-site practical features such as maintenance and in-house laundry are noted positively. The community is described as dog-friendly and centrally located near healthcare providers and shopping, which many residents consider a major convenience.

Unit quality and space: Opinions on apartment size and layout vary. Some reviewers report spacious apartments and well-executed renovations (paint, modern finishes), while others say units are small, desire a larger master bedroom, and wish for more storage space. A few reviewers specifically lament missing guest areas. Practical issues such as apartments being shown before they were ready have been reported, which could affect first impressions during tours.

Activities and community life: Numerous reviewers praise the wide array of activities, classes, and social opportunities; some even describe tenants feeling like a "big family." That said, a minority of reviewers say there are few activities or that advertised programs are misleading. This split suggests that activity offerings may vary over time or that individual engagement levels differ by resident preference.

Staff and management: This is the most polarized topic. Many reviews compliment friendly, helpful staff, professional tour guides, and attentive management that interacts positively with tenants. Conversely, a substantial subset of reviews describes unfriendly staff, bureaucratic red tape (notably involving physician letters and lease processes), inflexible lease policies, confusing administrative procedures, and problems with security deposits and refunds. Several reviewers explicitly call out inconsistent tenant policies and label management as untrustworthy in certain financial or policy matters. These contradictions point to variability in resident experiences that could stem from changes in management, uneven staff training, or subjective differences in individual interactions.

Value and costs: Perceptions of value are mixed. Multiple reviewers report that Affinity is good value for the cost and would recommend it to friends and family, noting low price and excellent amenities relative to cost in their view. In contrast, others feel the rent is high and not worth the amenities, and several specifically reference non-refundable deposits and refund disputes as diminishing perceived value. Prospective residents should confirm current fees, deposit policies, and what is included in rent to avoid surprises.

Logistics and transportation: The presence of van transportation is noted favorably by some reviewers, but at least one reviewer reports there being "no bus transportation," indicating potential inconsistency in advertised transit options. Practical operational concerns also include requests for more grocery carts or better grocery-transport accommodations for seniors.

Patterns and recommendations: The dominant pattern across these reviews is strong physical and social offerings paired with inconsistent administrative experiences. Cleanliness, amenities, community activities, and location are frequently praised, while management practices, deposit/refund handling, and staff interactions produce widely divergent reports. For prospective residents or family members considering Affinity at Coeur d'Alene, it would be prudent to: (1) conduct an in-person tour with a detailed walk-through of the specific apartment unit (and ensure units are ready to view), (2) get lease terms, deposit/refund policies, and any potential extra fees in writing, (3) ask for a current schedule of activities and how often they run, (4) confirm transportation options and grocery/mobility accommodations, and (5) speak directly to current residents about day-to-day staff responsiveness and management transparency. These steps will help reconcile the mixed reports and give a clearer picture of the likely resident experience.
