    Spacious attractive community, abundant amenities

I toured this Columbia Town Center 55+ community and was impressed by the pristine, attractive buildings, beautiful grounds, and unbeatable mall-adjacent location. The apartments are very spacious with full kitchens, in-unit washer/dryer, balconies and garage parking; staff and long-time residents are friendly and responsive. There are abundant amenities and activities - outdoor pool and hot tub, fitness/yoga, billiards, community/grand room, computer and exercise rooms, greenhouse, grills, and a reasonably priced guest room with kitchenette - but there is no on-site dining or meal service. It's well-kept and secure, though I'd prefer a resident manager for extra peace of mind; it's on the pricier side (about $3,000 upfront), but many see it as good value versus a mortgage. Overall I liked almost everything.

    Summary review

Overall sentiment across the reviews is strongly positive, with consistent praise for the location, cleanliness, amenities, and the social atmosphere. Reviewers repeatedly highlight the facility’s prime Columbia Town Center location — adjacent to malls, theaters, restaurants, and an attached grocery — making errands and entertainment very convenient. The buildings and grounds are described as attractive and well-maintained, producing a professional first impression with no issues like odors. The outdoor areas, including a pool, hot tub, garden and greenhouse, are frequently mentioned as highlights that contribute to a pleasant living environment.

Apartment features receive high marks: the units are described as very spacious, many with balconies, in-unit washer/dryer, full kitchens, and garage parking options. These unit-level conveniences are cited as a key benefit for residents who want independence and a full apartment experience. There is also a useful guest room with a kitchenette that reviewers note is reasonably priced. The “no entrance fee” policy is a notable selling point mentioned alongside practical move-in details such as an upfront payment of around $3,000 and a prorated first month — details that some reviewers found helpful when planning financially.

Community life and activities are another strong theme. The property offers a wide range of amenities and programming — community room, billiards room, yoga classes, fitness center, computer room, and various hosted events like demonstrations using the large kitchen and social gatherings in the grand room (which includes a large-screen TV and a piano). Reviewers describe the atmosphere as affable, active, and social, with many long-time, friendly residents creating a welcoming 55-plus community. Staff are characterized as pleasant, informative, and responsive, helping shape a positive resident experience.

At the same time, several consistent concerns emerge. Cost is the most commonly cited downside: multiple reviewers call the community pricey or expensive, and some note that upfront charges (about $3,000) can strain tight budgets. A few reviewers specifically said they had limited funds remaining after those charges, which underscores that while monthly fees may compare favorably to a mortgage for some, the initial cash requirement can be a barrier. Another recurring point is the absence of on-site dining or regular meal service — the facility appears to have dining-size spaces and a demonstration kitchen, but reviewers explicitly state that meals are not provided as part of the community services.

Security and property management are mentioned as areas for potential improvement. While the facility is generally described as secure and well-kept, at least one reviewer recommended a resident manager or additional security presence for added reassurance. There are also isolated comments about the grounds being disruptive at times (likely referring to noise or maintenance activity), which suggests occasional interruptions to the otherwise peaceful environment. Lastly, the community’s clear 55-plus focus and active, social vibe is a pro for those seeking that lifestyle but may not appeal to everyone.

In summary, Evergreens at Columbia Town Center comes across as a clean, well-appointed, and active independent living community with excellent location advantages and a wide array of amenities that support a lively 55+ lifestyle. The apartments and communal facilities are strengths, as are the friendly staff and social programming. Prospective residents should weigh those positives against the cost considerations (including upfront fees), the lack of on-site meal service, and any personal preferences about security staffing and the active community energy. For people prioritizing location, spacious private apartments, robust amenities, and a socially engaged resident population, the community represents strong value; for those on a tight immediate budget or who require provided meals or a different service model, these reviews suggest some limitations to consider.
